Flintco Finds Homewood (Real Deals)

Flintco Inc. of Springdale recently bought a building permit valued at about $8 million to start construction on the 92,000-SF Homewood Suites hotel in Roger’s Scottsdale Center.

Raymond Management Co. of Madison, Wis., is the developer.

The architect of the project is Gary Brink & Associates of Madison, and the engineer is Pierce Engineers Inc. of Madison.

The 126-room, four-story project is slated to be complete in September. The rooms average 372 SF and include a sitting area and room for a king-size bed.

The expansion also includes an indoor pool, conference room, business offices and meeting rooms.

Raymond Management didn’t return requests for information about the project financing.

Crossland Gets Comfort Suites

Crossland Construction Co. of Rogers recently bought a building permit valued at $6.41 million to build a 115-room Comfort Suites hotel on South Walton Boulevard in Bentonville.

Whitt Properties LLC of Fort Smith is the developer.

Kayne Whitt, Chris Whitt and Storm Nolan are principals in Whitt Properties.

Whitt Properties also owns a five-hotel Value Place franchise with properties in Little Rock, Fayetteville and Memphis. Comfort Suites will be its sixth hotel.

The all-suite rooms will feature plasma-screen televisions and high-speed Internet access. The property will also feature a board room, hot tub and fitness center.

Lin’s Garden Chinese restaurant is also located on the 8-acre property.

The hotel is scheduled to open in August 2006.

CSK Management LLC, a division of Whitt Properties, will manage the hotel. The hotel will employ about 13.

Freeland Kauffman & Fredeen Inc. of Rogers is the engineer. WDM Architects of Wichita is the architect.

First National Bank of Fort Smith is financing the construction.

CDI Carries Dillard’s In

CDI Contractors LLC of Little Rock recently bought a building permit valued at $5.58 million to start building the 155,000-SF Dillard’s store in Rogers’ Pinnacle Hills Promenade shopping center. The permit does not include interior finish-out work.

A few weeks ago, CDI bought a $794,000 foundation permit, which brings the total construction cost of the project so far to about $6.34 million.

The store will be two levels with an extra 45,000-SF of unfinished space on the second floor, bringing the total space to 200,000 SF. The total construction cost of the store will be about $15 million.

Architecture + of Monroe, La., is the architect of the project as well as being the structural and civil engineer.

Jim Standard & Associates of Monroe is the electrical engineer. Design Professionals of Monroe is the mechanical and plumbing engineer.

Dillard’s is an anchor to the 980,000-SF retail project, which includes plans for a 99,000-SF J.C. Penney store and a 12-screen Malco movie theater.

Dillard’s is scheduled to open Sept. 27.

The lifestyle center shops are expected to open Oct. 6. The Pinnacle Group of Rogers and General Growth Properties Inc. of Chicago are developing the Pinnacle Promenade.

J.B. Hunt, Bill Schwyhart and Tim Graham are principals in The Pinnacle Group.

In October, Vratsinas Construction Co. of Little Rock bought building permits valued at more than $20 million to start construction on the lifestyle center space.

Dawn Hill Rises Again

Country Club Resorts Inc. recently sold the 18-hole Dawn Hill Golf & Racquet Club in Siloam Springs for $1.4 million.

Luther Alkhaseh, an Ontario, Calif., developer, bought the property. The purchase includes 223 acres and a 12,000-SF clubhouse.

Guy Nuckles, who ran a nine-hole golf course called Rio Salado in Tempe, Ariz., has joined the course as the general manager. Alkhaseh plans to rebuild the greens on the course in addition to refurbishing the clubhouse. The greens work has already started, and the course won’t re-open until late April, Nuckles said.

Alkhaseh previously owned the 18-hole Thunderbird Golf Club in Phoenix.

Ward Jones of Ward Jones Realtors in Siloam Springs was the seller’s representative.

Leisure Links Jenning Mills

Leisure Homes Corp. of Mountain Home recently completed construction on a 14-unit apartment complex valued at $1.2 million.

The project, which will receive tax credits from the U.S. Department of Housing and Urban Development, is located directly across the street from Jefferson Elementary in Fayetteville.

The three-bedroom, two-bathroom units at Jenning Mills will rent from $625 per month to renters within a qualified income bracket.

Professional Property Management of Mountain Home is the developer of the project and will manage the units.

William B. Anderson Architect PA of Little Rock was the architect.

First Security Bank of Springdale financed the construction.

Johnson Tames Tuscany Lots

Neil Johnson of Neil Johnson Properties of Springdale recently bought four building permits valued at a combined $1 million to build homes in the Tuscany subdivision off Arkansas Highway 72 in Centerton.

John David Lindsey and Neil Johnson of Tuscany LLC are the developers of the subdivision. Tuscany LLC is selling lots to individual builders from $105,000.

Johnson has started five of the 146 lots and said there will be about 15 homes under construction by the end of January. The subdivision received final plat approval in November.

Homes in Tuscany will be a minimum of 3,800 SF and will sell from $140 per SF. Lots average 0.66 acres and the entire subdivision is 104 acres. Homes will feature an 80 percent brick or masonry exterior and architectural shingles.

Lindsey Construction Co. of Fayetteville completed the site work.

Morrison-Shipley Engineers Inc. of Bentonville is the engineer on the subdivision.

Chambers Bank of North Arkansas in Fayetteville is financing the construction.

The subdivision features one mile of rock wall that averages 6 feet high.

Hamilton Swings Savanna Home

Daniel H. Hamilton and Lori Hamilton recently sold a home at 3796 Natchez Trace in the Savanna Estates subdivision on Old Wire Road in Fayetteville to Charles Wayne Anderson and Amy Treace Anderson for $755,000.

The purchase includes a 4,136-SF home that was constructed in 2004.

The Hamiltons bought the home in June 2004 for $733,000 from James Wetwiska. Wetwiska paid $155,000 for the lot in September 2003.

The property also has a swimming pool.

Campus Properties Builds Bedford Units

Campus Properties LLC of Fayetteville recently bought a building permit valued at $664,949 to build an 8,784-SF apartment building off Stone Street in Fayetteville.

Marc Crandall and Jeff Collins of Campus Properties LLC are the developer and contractor of Bedford Apartments. The entire project is valued at $3.8 million.

The development will have a total of 78 units. Phase I is complete. Phase II, which is under construction now, will have 36 units with a total of eight two-bedroom and 28 one-bedroom units.

The one-bedroom units are 550 SF and the two bedroom units are 700 SF. They will rent from $425 to $550 monthly. There are 12 units per building.

First Western Bank & Trust of Bentonville is financing the construction.

Key Architecture Inc. of Fayetteville is the architect and Joseph Looney & Associates of Lowell is the engineer of the 3.5-acre project.
