Carpenter Hammers Post Meadows Lots (Real Deals)

Carpenter Construction Inc. of Springdale recently bought 51 building permits valued at a combined $6 million to build homes in the 40-acre Post Meadows subdivision off of Post Road and South First Street in Rogers. Carpenter Construction will build all 125 homes in the subdivision. The firm has started construction on 51 homes right now.

Necessary Construction of Rogers developed the lots for the subdivision.

Kevin Riggins bought the lots in July from DKMP LLC, of which Kevin Necessary is a principal, for $1.2 million. Recently, Carpenter bought all of the lots from Riggins, but warranty deed information was not available.

Crafton Tull & Associates Inc. of Rogers is the engineer. Tad Carpenter of Carpenter Construction is the builder.

The homes will be 1,861 SF to 2,044 SF and will sell from $156,900. Lots will average 0.17 acres.

The three- to four-bedroom homes have a 100 percent brick exterior, architectural shingles, custom cabinets, granite countertops, and crown moldings.

Danelle Carpenter of Matlock Real Estate Services LLC in Springdale is the listing agent. The first home is expected to be complete by November.

BancorpSouth Bank in Fort Smith and the Springdale locations of Liberty Bank of Arkansas and Bank of America are financing the project.

Carpenter and Riggins will also start construction in September on 31 lots each in a 20-acre Springdale subdivision off Powell Street called Chadwick.

Ralph Prendergraph is the developer of the 62-lot Chadwick subdivision.

The homes will be 100 percent brick with a 1,700-SF minimum and will sell from $180,000. Lots will average 0.21 acres.

Bank of America’s Springdale branch will finance Carpenter’s construction.

Bowman BowsOut of Duplexes

Johnson Switch Properties LLC recently bought a 5.45-acre parcel in Johnson from Gerald Bowman for $2.86 million.

Matthew Dearnley of Orion Capital Partners in Fayetteville is the managing partner of Johnson Switch Properties.

The property is located at the intersection of Elmore and Hewitt Streets and contains 13 duplex buildings.

The purchase does not include the construction of an additional six duplex units. Johnson Switch will buy those from Bowman upon the project’s completion.

The buildings will sell from $260,000 and feature 1,300 SF per side with three bedrooms and two baths each.

Chambers Bank of North Arkansas in Fayetteville financed the purchase.

Bowman started construction on the duplexes in July 2004.

Horne Hones Single-Family

Horne Properties LLC and DTR LLC recently bought 55-acres of land from Tom and Velena Callis and Glen and Julie Gabardi for $2.23 million.

John Horne is a principal in Horne Properties and Gary Brandon of Gary Brandon Enterprises is a principal in DTR LLC.

Signature Bank of Arkansas in Fayetteville is financing the project.

The land is located off of Gamble Road in Centerton, across from the new elementary school construction.

CEI Engineering & Associates Inc. of Bentonville is the engineer on the project.

Horne said the subdivision should be between 140 and 160 single-family lots and home construction should start in the Spring.

Tuggle Tries Copper Creek

Tuggle Contractors LLC recently bought nine building permits valued at a combined $1.9 million to build homes in Phase II of Fayetteville’s Copper Creek subdivision.

The homes will average 2,750 SF and sell from $130 per SF. Lots average 0.29 acres and there are 84 lots in Phase II.

Gary and Sheri Brandon of Gary Brandon Enterprises Inc. are the developers of the 207-lot subdivision off Arkansas Highway 265 in Fayetteville.

Brandon Enterprises bought 40 acres for the development from Valerie Zamberetti for $650,000 in 2000 and the remaining 57 acres from George Anderson and Saralee Anderson for $1 million in 2003. First State Bank in Fayetteville financed the land purchase and development.

Engineering Services Inc. of Springdale is the engineer.

Betsy Harding of Re/Max Associates in Fayetteville is the listing agent for Tuggle’s homes.

They will feature stainless steel appliances, whirlpool tubs, granite countertops, hardwood flooring, stained concrete flooring, sodded yards/sprinkler systems, security systems, and architectural shingles.

Chambers Bank of North Arkansas in Fayetteville is financing the construction of the five speculative homes. Four of the nine homes are custom homes.

Tuggle is also partnering with Rodney Coates and Brian Smith on a 62-lot Great Meadows subdivision off of the corner of North Jefferson and Kendrick Streets in Bethel Heights.

Site work should be complete by the first of September. Home construction should start by the first of October.

Kinco Sees McDonald

Kinco Constructors LLC will soon start construction on a 4,500-SF expansion of the McDonald Eye Associates clinic valued at $1.6 million. The expansion will bring the facility, located in Fayetteville’s North Hills Medical Park, to 12,000-SF. The construction will include an outpatient, eye-surgerycenter. Jay McDonald owns McDonald Eye Associates.

Green Anderson Engineers Inc. of Fayetteville is the mechanical engineer. Wittenberg Deloney & Davidson Inc. of Fayetteville is the architect. Bank of Arkansas N.A. is financing the project.

Metropolitan Tags Pleasant Crossing

C.R. Reaves Family LP recently sold a 1.6-acre lot in the Pleasant Crossing development to Metropolitan National Bank in Little Rock for $1.2 million. Mike Adams of The Shearin Hathaway Group/TCN Worldwide was the seller’s representative. Bill McClard of Lindsey & Associates was the buyer’s representative.

Wittenberg Deloney & Davidson Inc. of Little Rock is the architect. CDI Contractors Inc. of Little Rock is the general contractor.

Metropolitan has plans for 12 branches in Northwest Arkansas. Four will be located in Rogers, one in Bentonville, two in Springdale and two in Fayetteville. The bank is still locating the other three.

Elder Travels Memory Lane

Elder Construction Co. of Springdale recently bought five building permits valued at a combined $1 million to build duplex units in Springdale’s Memory Lane subdivision off Thompson and Morris Streets.

Chris and Kerry Elder of C&K Properties LLC are the developers of the 50-unit duplex project. There will be 21 duplex buildings and two four-plex buildings. They will sell from $175,000 to $200,000. Each unit ranges from 1,100 SF to 1,400 SF and will feature tile flooring, a fireplace and a 75 percent brick exterior, fully sodded lawns and landscaping.

Kerry Elder said every unit in the eight-acre subdivision is already pre-sold.

Great Southern Bank in Rogers and the Fayetteville branch of First Federal Bank of Arkansas are financing the construction.

Presley Brannon Engineering of Springdale is the engineer.

The first building should be ready in November.

Chance Spies Skyler Place

Chance Construction Co. of Lowell recently bought four building permits valued at a combined $294,584 to build homes in Fayetteville’s Skyler Place subdivision off Deane Street.

David Chance is the owner of Chance Construction.

Chance bought a total of 14 lots in Skyler Place. There are six lots remaining for construction in the 21-acre complex that has 46 town homes, 34 duplex units and six single-family homes. Home construction began in 2004.

Chance said the final lots were awaiting approval from the Federal Emergency Management Agency to begin construction.

Simmons First Bank of Northwest Arkansas and Chambers Bank of North Arkansas in Fayetteville are financing his construction.

The four one-story, two-unit buildings will average about 1,400 SF per side and will have 100 percent brick exteriors, tile and crown molding.

Chance said each side can be sold as an individual unit because of the firewall that’s installed between them. The two-unit buildings are selling from $210,000. Lots average 0.22 acres.

Sam Mathias of Mathias Properties in Springdale is the developer of the 21-acre complex along with S&M LLC, of which Bleaux Barnes of Fayetteville is the principal.

M.P. Construction of Springdale did the site work. Dave Jorgenson of Jorgenson & Associates in Fayetteville engineered the plat.

Chance is also developing with Jon Tuggle Sundance Meadows a 25-lot, nine-acre subdivision off 54th Street in Fayetteville. They are contracting the site work themselves.

The single-family lots will be ready for home construction by mid-October. Lots average 0.19 acres and homes will be a minimum of 1,800 SF.
