Precept Packages Pinnacle Church (Real Deals)

Precept Builders Inc. of Dallas recently bought a building permit valued at $24 million to build the 140,000-SF Church at Pinnacle Hills off Horsebarn Road in Rogers.

Both Tucker Sadler Noble Castro Architects of Rogers and Haynes Ltd. of Rogers are the architects. The project will include a 3,500-SF worship center, office space, a book store, a meeting space called the “gatheria” and separate preschool, children’s and adult learning areas.

Arvest Bank-Springdale is financing the construction.

Sand Creek Engineering & Landscape Architecture of Bentonville is the engineer.

Baldwin & Shell Construction Co. of Rogers started site work on the project in July 2004 and was the general contractor.

Heckathorn Climbs Doubletree Project

Heckathorn Construction Co. of Fayetteville recently bought a building permit valued at $17 million to start construction on a hotel project off South Walton Boulevard in Bentonville.

The 145,508-SF project will bring a 141-room Doubletree hotel. Additional plans call for an 84-room Best Western Castle Rock Suites on the same property.

Bill Lazenby, Ken Mourton and Tom Bhakta of Mourton/Bhakta LLC are the developers of the project. Omni Hospitality, which is owned by Bhakta, will be the manager of both properties.

Bhakta said bank financing had not been finalized as of June 27.

The Doubletree will cater to the upscale business traveler, complete with an indoor pool, 7,000-SF of meeting space, a full-service restaurant and a lounge, pending the acquisition of a liquor license.

The Best Western will be an economy hotel that will have an indoor pool and complimentary breakfast, but no lunch or dinner service.

The Best Western is slated to open a year from now, with the Doubletree opening about six months to a year after that.

Jordan & Associates of Fayetteville is the architect on the project.

EB Landworks of Fayetteville is the engineer on the six-acre project.

Home Depot Closes On Lot

Hunt Schwyhart Graham II LLC recently sold lot 2 of the Pinnacle Springs subdivision in Rogers to Home Depot USA Inc. for $2.2 million.

The 12.37-acre lot is located off New Hope Road.

Crafton Tull & Associates Inc. was the engineer on the subdivision.

Hunt Schwyhart Graham II LLC, of which Bill Schwyhart is a managing member, recently secured a construction mortgage through Great Southern Bank of Springfield, Mo., for $13.9 million for lot 1 and lots 3 through 7 in the subdivision.

John George, spokesman for The Pinnacle Group, said plans for the rest of the property include two restaurant pad sites, and a site for another “big box” retailer, in addition to office space.

J.R. Heineman & Sons of Midland, Mich., has begun construction on the 102,000-SF Home Depot store valued at $3.5 million. WD Partners of Columbus, Ohio, is the architect on the project.

Bencor Eyes Rogers Site

Bencor/Rogers LP of Colorado Springs, Colo., recently bought a 1.62-acre lot located at the corner of Pleasant Grove Road and South 26th Street from Centre Point Properties LLC of Fort Smith for $1.6 million.

The site will be the future home of a Walgreens store.

Jay Rodman and Sean Trumbo of the Nickle-Hill Group Inc. were the listing agents of the sold property. The transaction was brokered by both Lance Beaty Real Estate and Nickle-Hill.

Lance Beaty is the managing member of Centre Point Properties, which has plans to construct a 250,000-SF retail power center on its 41.8-acre site. There are a total of eight out-parcels available.

Callahan Gallup & Co. of Tulsa will be the architect on the 14,820-SF project. CEI Engineering & Associates Inc. is the civil engineer.

No general contractor has been selected.

Bank of Oklahoma N.A. of Oklahoma City is financing the land purchase and will finance the construction, said Ray Walkowksi, manager of Bencor.

KCC Cores Convention

KCC Contractors Inc. of Springfield, Mo., recently bought a site work permit valued at $1.5 million to work on the 13-acre convention center site off Pinnacle Hills Parkway.

John Q. Hammons is the developer of the 125,000-SF building, which will be named John Q. Hammons Center.

Crafton Tull & Associates Inc. of Rogers is the engineer. Butler Rosenbury & Partners Inc. of Springfield is the architect.

ARC Picks Persimmon

ARC Walker Construction Co. of Centerton recently bought 10 building permits valued at a combined $1.4 million to build homes in the Persimmon Place subdivision off Broyles Road in Fayetteville.

Alan, Ralph and Carl Walker own ARC Walker Construction and are the developers of the 59-acre subdivision. They have started construction on about 25 homes, which will sell from $99 by per SF.

Lots average 0.26 acres and some of the homes will be ready for move-in late September. The homes will feature granite counter tops, tile flooring and side-by-side refrigerators, as well as a privacy fence, 100 percent brick exterior and sodded lawns.

Bell-Corley Creates Fuddruckers Space

Bell-Corley Construction LLC of Rogers recently bought a building permit valued at $1.1 million to start construction on a 7,600-SF building that will house a new Fuddruckers restaurant off 3001 Market St. in Rogers.

Joe and Dawn Hudack own the Fuddruckers franchise and will lease the building from The Pinnacle Group under a five-year option to buy the property. They have a contract to build a total of seven restaurants in Arkansas.

PB2 Architecture & Engineering of Rogers is the architect, as well as the structural, mechanical electrical and plumbing engineer.

CEI Engineering Associates Inc. is the civil engineer.

Orion Development Co. is completing the site work.

Horton Hooks Liberty Bell

Horton Homes Inc. of Rogers recently bought three building permits valued at a combined $687,726 to build homes in the Liberty Bell subdivision off Rogers’ Liberty Bell Road.

Horton Homes has 25 lots in Liberty Bell and has six homes under construction in the 248-lot subdivision. Dean and Todd Horton own Horton Homes.

Liberty Bell Estates LLC, of which Doug Sperber is a manager, is the developer of the subdivision. The minimum square footage is 2,700, and lots average 0.22 acres. Sperber said 211 of the 248 lots are sold or pre-sold to six different builders. Consolidated Construction Co. of Broken Arrow, Okla., is the site contractor. The Rogers office of Great Southern Bank, based in Springfield, Mo., financed the site construction.

Horton homes will average 3,100 SF to 3,200 SF and will sell from $125 to $130 per SF.

The four-to-five-bedroom homes will feature crown moldings, granite countertops, hardwood and marble flooring, in addition to two fireplaces and whirlpool tubs. The brick and stone exterior structures will also have sodded, landscaped yards with a water system.

Arvest Bank-Rogers is financing the home construction.

Freeland Kauffman & Fredeen Inc. of Rogers is the engineer on the subdivision. Liberty Bell Estates LLC bought 91 acres for the subdivision in 2003 from Oletha Pearl Bell and Wayne and Judy Bell for a combined $3 million.

ACS Acquires Sixth Street Pad

ACS Development LLC recently bought a 1.23-acre parcel of land off Arkansas Highway 62 from Yesteryear’s Inc. for $640,000.

Jim Lavender is the owner of Yesteryear’s Inc.

South Central Carwash LLC, of which Paul Stagg, Fred Wood and Ronnie Corbin are members, is listed as the registered agent of ACS Development.

Mike Adams of The Shearin Hathaway Group of Rogers was the buyer’s representative.

Bob Hill, principal with Nickle-Hill Group Inc. of Fayetteville, was the seller’s representative.

The property is located at the corner of Oak Street and Arkansas Highway 62, across the street from the Wal-Mart Supercenter.

Miller Mulls New Building

Miller Boskus Lack Architects PA of Springdale recently bought a 6,200-SF building off 2397 Green Acres Road in Fayetteville for $525,000.

The building was leased to A & B Reprographics Inc. for three years prior to the sale.

Scott and Carolyn Crook owned the 0.6-acre property that previously housed The Pack Rat Outdoor Center, which they moved to a new building at 209 W. Sunbridge Drive.

Bob Nickle principal of the Nickel-Hill Group Inc. of Fayetteville was the buyer and seller’s representative for the transaction.

United Bank of Springdale financed the sale.

EWI Constructors Inc. of Fayetteville is the general contractor for the $250,000 remodel under way.

Steve Miller said the office plans to move into the new space from their current location off Greathouse Springs Road in Springdale by mid-August.

Marinoni Melds Condo Units

Marinoni Construction Inc. of Fayetteville recently began site work valued at $500,000 on a 2-acre condo project on Mount Sequoyah in Fayetteville.

Plans call for 26 units ranging from 700 to 11,500 SF and selling from $125,000 to $225,000. Robert Sharp Architect Inc. of Fayetteville is the architect on the project called Sequoyah Commons.

Arvest Bank-Fayetteville is financing the construction.
