Wagon Drives Diesel Downs (Real Deals)
Wagon Wheel Development LLC, of which Gary Combs is the sole member, recently secured an $11.3 million mortgage through Bank of the Ozarks in Bentonville to begin site work on the Diesel Downs truck stop site off Wagon Wheel Road and Interstate 540.
Wagon Wheel Development bought the 36 acres of land in May from Johnie and Carolyn McGaugh, Marvin and Frances Houston and Raymond and Doris Layne for a combined $7.0 million.
Combs said plans call for a 40,000-SF building, of which 10,000-SF will be set aside for restaurant space.
The building will include a laundry area, shopping area and a drive-through truck wash.
Plans also call for a six-story, 94,000-SF office building.
PB2 Architecture & Engineering Inc. of Rogers is the architect, structural engineer, electrical and plumbing engineer.
Nabholz Nets School Site
Nabholz Construction Corp. of Rogers recently bought a building permit valued at $8.1 million to build a 143,700-SF elementary school off Rupple Road in Fayetteville.
Cherokee Builders of Tulsa did the site work for the project, which was valued at $1.5 million. The school will house 600 elementary and 400 middle-school kids.
Crafton Tull & Associates Inc. of Rogers is the architect and engineer for the project, which is scheduled to be complete in July 2006. In addition to classroom space, the new school will have two gymnasiums, and an auditorium with a stage and administrative offices.
NWA Sails Har-Ber Lakes
Site construction will begin soon on the 23-acre Shoppes at Har-Ber Lakes off U.S. Highway 412 and Jones Road in Springdale.
NWA Holdings LLC bought the six different parcels of land in December from Jones Investment Co.
Arvest Bank-Springdale financed the $5.4 million purchase of 23 acres. Blake Hanby is the managing member of NWA Holdings.
Site plans call for a 22,000-SF retail center and 31,000-SF Harps store anchor that will occupy a combined nine acres of the development.
Harps also started construction in March on a 31,000-SF store off Wedington Drive valued at $2.5 million.
Sage Partners of Fayetteville will handle the leasing efforts, although rates have not yet been determined.
Miller Boskus Lack Architects PA of Springdale is the architect on the retail building, and J. Price Architecture Inc. of Liberty, Mo., is the architect on the Harps building.
Engineering Services Inc. of Springdale is the engineer on the entire site.
Paradigm Peels Vantage Square
Tracy and Celeste Hoskins of Paradigm Development recently sold lot 6 C of the Vantage Square subdivision off Joyce Boulevard in Fayetteville to Czervik Investments LLC for $4.83 million. Wayne Britt of Windsor Partners LLC is the manager of Czervick Investments. Heritage Land Title of Arkansas in Springdale completed the title work. Arvest Bank-Springdale financed the 11-acre transaction.
Vantage Square was originally platted in 1983 by Crafton, Tull & Associates Inc. of Rogers.
Milholland Engineering of Fayetteville did the property line adjustment for lots 6, 7 and 8 in 2003.
Nabholz Banks Regions Building
Nabholz Construction Corp. recently bought a building permit valued at $3.2 million to build a new 20,000-SF, two-story Regions Bank building at 5050 Northgate Road in Rogers.
Birmingham-based Regions bought the 2-acre lot from HSG Holdings LLC on April 6 for $1.3 million. The space is south and east of the J.B. Hunt Parkway Tower in the Pinnacle Hills area.
Jerry Vest, president and CEO of Regions Northwest Arkansas division, said the new building will be an exact footprint of the banks Fayetteville office on Joyce Boulevard, which is called the Regions Financial Center.
Regions Bank operates six locations in Northwest Arkansas with three in Rogers and one each in Bentonville, Fayetteville and Springdale.
The architect is the Professional Design Group LLC of Marietta, Ga.
The electrical engineer is Kiser Engineering Inc. of Atlanta, and the mechanical engineer is Seckinger Design Associates Inc. of Fayetteville, Ga. The structural engineer is Pruitt Eberly Stone Inc. of Atlanta.
Saddlewood Sacks Bentonville Lakes
Saddlewood Development Inc. of Springdale recently bought 22 building permits valued at $2.3 million to build homes in the Lake Bentonville subdivision off S.W. E Street in Bentonville.
Saddlewood is building on all 27 of the lots in the 13-acre subdivision. Tim Graham II is a principal in Saddlewood Development.
GGE LLC, of which Kirk Elsass, Tim Graham and Tim Graham II are members, is the developer of the subdivision.
Sand Creek Architecture and Engineering Inc. of Bentonville is the engineer.
First State Bank in Fayetteville is financing the construction.
The three-bedroom, two-bath rental homes will average 1,400-SF. The lots average 0.20 acres.
They will rent from $1,000 per month. The first home should be ready by mid-August.
GGE bought the land in October 2003 from J.C. and Sharon Selph for $209,818.
Faubus Harks Halifax Lots
Faubus Construction Co. of Bentonville recently bought three building permits valued at a combined $825,156 to build homes in the Halifax subdivision off S.W. J Street in Bentonville.
Chris Gregory of Community Development of Arkansas LLC is the developer of the 5-acre, 15-lot subdivision. Community Development is based out of Birmingham, Ala. Geomatic Consultants Inc. of Cave Springs is the engineer.
Chad Faubus is the owner of Faubus Construction Co., along with other silent partners. Halifax marks Faubus first home construction in this market. Faubus will build a total of three homes in the subdivision.
First Security Bank in Rogers is financing the construction.
Homes will average 3,500 SF and sell from $123 per SF.
Lots average 0.25 acres and sold for about $60,000 each.
The Faubus homes will feature four bedrooms, three and a half baths and a three-car garage. The French country homes will be a 100 percent mix of brick, stone and stucco exterior, have sodded yards and architectural shingles and feature interior hardwood, granite countertops stainless steel appliances and a security system.
The first home should be complete in about six months.
