Nomad Finds Kingdom Land (Real Deals)

Nomad Development LLC recently bought 120 acres off Arkansas Highway 12 in Benton County from Kingdom Investments LLC for $4 million.

Mark Spradlin is a principal in Kingdom Investments.

Nomad — of which Chris Gregory of Bentonville, Clayton Green of Tulsa and Miles Eggart of Fayetteville are principals — is developing the residential land, which will be called Providence Village.

Fayetteville’s Chambers Bank of North Arkansas is financing the new development.

Nomad plans to solicit bids from site contractors by July and the project will be three to four phases.

Freeland-Kauffman & Fredeen Inc. of Bentonville is the engineer on the project, which will incorporate green space, walking trails and community park space.

Fairway Lands Brightwood Lots

Fairway Homes Inc. of Gentry recently bought eight building permits valued at a combined $1.9 million to build homes in the Brighton Heights subdivision off Bright Road in Bentonville.

Scott Mayberry is the owner of Fairway Homes, which is also building in Rogers’ Liberty Bell Estates subdivision.

Res.One LLC, of which Marla Webb is vice president, is the developer of the 31-acre subdivision.

Freeland-Kauffman & Fredeen Inc. of Bentonville is the engineer on the subdivision. Regions Bank of Rogers is financing the construction.

The minimum square footage for homes in Brightwood is 2,200 and the 89 lots average 0.22 acres. The 29 Fairway homes will range from 2,300 to 2,700 SF and will sell from $120 per SF.

The four bedroom homes will feature hardwood flooring, tile, crown moldings, granite countertops, marble or tile showers, security and central vacuum systems and stainless steel appliances.

The homes will have a 100-percent brick exterior, architectural shingles and an irrigation system for the fully sodded lawn provided.

Ozark Mountain Homes, Southern Classics Homes, The Greystone Group, Culpepper Homes and Ovation Builders are also building in Brightwood.

Res.One paid $548,333 for the Brightwood acreage in 2003 when it purchased the land from Paul Ensign.

D.P. Wrangles Westfield Homes

D.P. Development Inc. of Lowell recently bought 10 building permits valued at a combined $1.4 million to build homes in the Westfield subdivision off Huntsville Street in Springdale.

D.P. Development, of which Terry and Danny Parsley are owners, is the developer of the 96-lot subdivision. The entity recently bought the subdivision from David Fulfer of Wilkins Homes Inc., but warranty deed information was not yet available.

D.P., which owns Parsley Custom Homes, will be building all of the homes in the 18-acre subdivision.

Clark Consulting of Fayetteville is the project’s engineer. Legacy National Bank in Springdale is financing the construction.

The three and four-bedroom homes will range from 1,600 to 1,800 SF and will sell from $165,000 to $200,000. Lots will average 0.17 acres.

The homes will feature 100 percent brick exterior, sodded yards and a landscaping package in addition to oak cabinets, granite countertops and crown moldings.

Mumford Crowns Windsor Manor

Wayne Mumford Construction Co. of Rogers recently bought three building permits valued at $790,335 to build homes in the Windsor Manor subdivision off N.W. 3rd Street in Bentonville.

Mumford Construction will be the general contractor on all but five of the 32 lots. It’s also the developer of the 13.9-acre subdivision.

Mumford has 15 homes in various stages of construction right now.

Homes will range from 2,800 SF, to 4,200 SF. They will sell from $130 per SF and feature 100-percent brick exteriors, patterned concrete sidewalks/driveway, sodded yards, and sprinkler and security systems.

The interiors will feature custom trim work, hardwood flooring and granite countertops.

Lots average 0.33 acres and sell from $70,000 to 80,000.

Simmons First Bank of Northwest Arkansas in Rogers, Arvest Bank-Bentonville and First Federal Bank in Rogers are financing the construction.

Sand Creek Architecture & Engineering Inc. of Bentonville is the engineer. Angie Laney of Lindsey & Associates Inc. of Rogers is the listing agent.

Mumford bought 16 of the Windsor lots from McKissac Development LLC for $850,000 in February.

Pyramid Casts Preschool Pad

Pyramid Partners LLC recently bought a building permit valued at $547,200 to build a 6,840-SF daycare at 2306 S.W. “D” St. in Bentonville.

Dale Casto is the developer and contractor for the building, which he will lease to Cathy Noland to run Bright Beginnings preschool.

Arvest Bank-Rogers is financing the project.

Jim Mangold of Mangold Architecture & Construction Inc. of Rogers is the architect on the project. The engineer is Crafton Tull & Associates Inc. of Rogers.

Casto expects the one-acre site and building to be ready for the 2005-2006 school year.

Dixie Begins Center Inn Demolition

Ark Wrecking Co. of Oklahoma Inc. in Tulsa should complete demolition work of the 120-room Centre Inn by July 1 in the Nelson’s Crossing subdivision. The project sits at the corner of North College Avenue and Joyce Boulevard in Fayetteville.

The demolition work is valued at $184,000, and the entire project is expected to cost $15 million when complete. The demolition on the five-acre site began May 31.

Dixie Development, among other silent partners, is the developer of the project.

Don Mobley Architects Inc. is the architect. Clark Consulting of Fayetteville is engineering the site plan.

Chambers Bank of North Arkansas in Fayetteville is financing the development.

Whitley Dunn of Dixie Development will be the leasing agent.

Plans call for a two-story, Tuscan-themed building with 70,000-SF of retail/office space.

Space will lease from $20 per SF. Next Chapter Resources LLC and Nelson’s Crossing LLC bought the land in March from the Duane B. Nelson Family Trust for $1.5 million.

Ben Israel is the manager of Nelson’s Crossing LLC and president of Dixie Development. Tom Muccio is the manager of Next Chapter Resources.

Israel said Nelson’s Crossing has seen interest from a national restaurant and a coffee chain, as well as a bank.
