EWI Conquers Peaks With GM (Real Deals)
EWI Constructors Inc. of Fayetteville will soon begin construction on a 60,000-SF commercial lease building valued at $9.5 million at The Peaks development in Rogers.
EWI is also the contractor on the 40,000-SF, $6 million General Mills building already under construction at The Peaks.
Peaks Holdings II LLC is the developer of the new building, which will feature three different sized floors: one 30,000-SF floor, one 20,000-SF floor and 10,000-SF on the top floor.
Collins Haynes of Haynes Ltd. of Rogers, the architect for the project, said the building is being designed to accommodate the need for larger floor plates.
Morrison-Shipley Engineers of Bentonville is the civil engineer, and The Benchmark Group of Rogers is the mechanical, electrical and plumbing engineer.
Meyers Engineering of Fort Smith is the structural engineer.
Chambers Bancshares of Danville is financing the building.
The developers of the mixed-use, 158-acre Peaks complex include Haynes, Gary Combs, John Ed Chambers, John David Lindsey, Neil Johnson and Gerald Johnston. It will include commercial, retail, multifamily and single-family components.
Lazenby Grinds Graystone Units
Bill Lazenby of Lazenby Real Estate Inc. recently bought 67 building permits valued at $4.9 million to build duplex units in the Graystone subdivision off Arkansas Highway 102 in Centerton.
Bill Lazenby is the developer of the subdivision. First Western Bank of Rogers is financing the construction of the project that will include 34-two-unit buildings.
Lazenby bought the 36-lot subdivision from Mike Pennington of Pennington Developments Inc. in April for $1.3 million.
Keystone Consultants Inc. of Springdale is the engineer on the subdivision.
Each duplex unit will be 1,129-SF and will feature an all-brick exterior. The four-bedroom, two-bathroom units will feature some tile flooring and Formica countertops. The lots are 0.19 acres.
The first units should be ready by July, although Lazenby has not determined whether the units will be for rent or for sale.
Lazenby will also start construction soon on the Residences at City West subdivision off Womack Street in Centerton. The project will feature 98 duplex lots, of which 16 will be four-plexes.
The units will average 1,380 SF per side and will have three-bedrooms, two baths and two-car garages. The two-unit buildings on 0.22-acre lots will sell from $170,000 to $180,000.
Pardue Crosses Keys Subdivision
Pardue Properties LLC of Fayetteville recently bought 11 building permits valued at a combined $2.4 million to build homes in the Cross Keys subdivision off 46th Street in Fayetteville.
Mike Pardue is the owner of Pardue Properties, one of several builders in the 108-lot subdivision. Charlie Sloan of Sloan Properties is the developer.
Lots average 0.26 acres and sell from $55,000. Homes are a minimum of 2,200 SF. Cross Keys is connected to the Rupple Row subdivision.
Pardue Property homes will average 2,600 SF of heated space and feature all brick exteriors with Country-French designs. Homes will have an open floor plan with two living areas and up to five bedrooms. Finishes will include crown moldings, granite countertops, tile and wood flooring.
Other builders include The Barber Group, L & L Builders, Bishop Homes and Rob Wilkins.
Jorgenson & Associates Engineers & Surveyors of Fayetteville is the engineer on the subdivision. Tomlinson Asphalt Co. is the site contractor. First Federal Bank in Fayetteville is financing Pardue’s construction.
Stribling Sells Six to Trio LLC
Stribling Packaging Inc. recently sold a 6.1-acre tract at 306 Stribling Drive in Rogers for $1.3 million. The land off Arkansas Highway 62 is in the Magnolia Industrial Park and was sold to Trio Investments LLC of Conway. First Federal Bank of Arkansas in Harrison financed the purchase.
Jerry Horton of Harris McHaney Realtors in Rogers was the buyer’s representative. Steve Fineberg of Lindsey & Associates Inc. brokered the transaction.
Greg Williams is the manager of Trio Investments. The property contains a 53,000-SF warehouse that includes about 3,500 SF of office space in the front of the building. It will be leased to Nabholz Industrial Service, a division of Nabholz Construction Corp. in Rogers. Nabholz Industrial will re-locate its existing facilities in Springdale to that new location.
Bell-Corley Speeds Marketplace Express
Bell-Corley Construction Inc. of Rogers recently bought a building permit valued at $830,000 to build a 3,900-SF Marketplace Express restaurant off Pinnacle Hills Parkway in Rogers.
Restaurant Management Group LLC of Springdale is the owner.
The building, which will feature an exterior of brick, cultured stone and synthetic stucco, should be complete by mid-August. It will seat 112.
CamargoCopeland Architects LLP of Dallas is the architect. McClelland Consulting Engineers Inc. of Fayetteville is the civil engineer. Ronald A. Roberts & Associates of Dallas is the structural engineer. The mechanical, electrical and plumbing engineer is David Lippe Associates of Dallas.
First Security Bank is financing the construction.
Bell-Corley Construction has had an office in Northwest Arkansas for about six months. The four-year-old Little Rock firm has seven local employees to serve projects such as tenant finish-outs in Bentonville Plaza and construction of a USA Drug store on Fayetteville’s College Avenue.
Cody Crawford manages the Northwest Arkansas division of Bell-Corley.
Conner Paddles Spring Creek
Conner Custom Homes of Springdale recently started construction on four homes valued at $800,000 in the Spring Creek subdivision off Arkansas Highway 265 in Springdale.
Don and Belinda Stohldrier are the developers of the 160-lot subdivision. Home construction began in February 2004 and builders are moving into Phase II of the subdivision. Landtech Engineering Inc. of Springdale is the engineer.
The Stohdriers bought the 91 acres off Arkansas Highway 265 in 2002 from Lela Jones, Betty Jones, Robert Austin and The Henson Family Trust for $1.7 million. Don Stohldrier completed the site work.
Conner Custom Homes plans to build on 17 of the lots in Phase II.
Rod Wallis Construction Inc. of Springdale and Kevin Gerlt Construction Inc. are also building in the subdivision.
Bank of America in Springdale is financing the Conners’ construction.
Their homes range from 1,850 SF to 2,050 SF and will sell from $105 per SF. The minimum SF in Spring Creek is 1,700.
The four-bedroom homes will feature some tile flooring, granite countertops and crown molding.
The homes will have all-brick exteriors and architectural shingles. The first home should be ready for move-in by August.

Car Washes Spray Area
Arkansas Car Wash Systems Inc. of Little Rock recently started construction on a 4,600-SF Rapido Rapids car wash valued at $650,000 off U.S. Highway 412 in Siloam Springs.
Paul Stagg and Ronnie Corbin are the owners of Arkansas Car Wash Systems, which is the general contractor and developer on the project.
The total value of the project with equipment and land costs is about $2 million. Rapdio Rapids features a tunnel system designed to handle an average of 500 cars daily.
Arkansas Car Wash Systems owns the franchise rights to Rapido Rapids in seven states. It acts as the managing partner to each Rapido facility, which is financed through silent investors.
The investors buy a minimum share of $60,000, and Arkansas Car Wash Systems retains one of the seven share opportunities in each Rapido car wash. Arkansas Car Wash Systems also develops and builds Splash car washes.
The owners have a total of 10 Rapido Rapids car wash systems under construction, of which three are in Oklahoma. The rest are in Fayetteville, Springdale, Rogers, Conway, Hot Springs and Jonesboro.
The Rapido Rapids in Rogers should be ready by June.
Kerzen Creates Shaver Space
Kerzen Construction Co. of Fayetteville recently started construction on an 8,000-SF office space valued at $450,000 off of Fayetteville’s Beechwood Avenue.
JB Hanna LLC is the owner and developer of the building that it will lease completely to Shaver Foods of Fayetteville. Burt Hanna is listed as president of JB Hanna. The construction is being financed internally.
JB Hanna owns about 7 acres where Shaver Foods will locate. The new building will occupy 1.1 acres.
The architect is Rogers’ PB2 Architecture & Engineering. Morrison-Shipley Engineers Inc. in Bentonville is the engineer. The tenant is expected to move in sometime this summer.
