Miller Plans Weatherton (Real Deals)
Site work will soon begin on Lowell’s 150-lot Weatherton subdivision.
Developer Clint Miller of CM Miller Properties LLC in Springdale recently received preliminary plat approval for the 80-acre project that’s just west of Interstate 540 on Arkansas Highway 264.
Miller said the site work and land purchase combined are valued at $6 million. ANB Financial N.A. in Springdale financed the land purchase and is financing the site work. Miller bought the land in two different transactions for a combined $3.3 million from Whorton Construction of N.W. Arkansas Inc. and from HC Developers LLC, of which John T. Hampton, John T. Hampton Jr. and Clay Conly are members.
Northstar Engineering of Bentonville is the engineer.
Miller is also an agent for Griffin Company Realtors in Springdale and will be listing the new homes in Weatherton.
Savannah Suites Tout Southern Flavor
Pro Con Inc. of Bentonville will soon begin construction on three buildings valued at $5 million on 22nd Street in Bentonville.
Richard Werts of Bella Vista and Bob Burckart and Ted Fox, both of Bentonville, are partners in Pro Con Inc., which is the developer and general contractor on the project.
The architect and engineer on the project is The Benham Cos. of Lowell.
The office/retail space will total 42,000 SF and include two one-story buildings with 12,000 SF each and one two-story building with 18,000 SF. Burckart said the “old South” style buildings will form a “U”-shaped plaza with green space in the middle.
Regions Bank in Rogers is financing the construction of the buildings, which are expected to be ready for occupancy in about a year.
Burckart Properties will be the leasing agent for the space that will lease from $13.50 to $15 per SF annually. Tenants in the 4-acre Savannah Suites will share a common park space with the South Walton Plaza tenants, another project owned by Pro Con Inc. The area features a professional putting green, tennis courts, a basketball court, a walking track, picnic tables, a gazebo and an area for playing horseshoes.
Crossland Keeps Pace in Fayetteville
Crossland Construction Co. of Rogers recently bought a building permit valued at $2.5 million to build a 22,000-SF office building off Shiloh Drive in Fayetteville. The building will house the new offices of Pace Industries, a division of Leggett & Platt Inc., which is based in Carthage Mo. About 75 to 80 employees will work at the new facility.
The Fayetteville office of Leggett & Platt oversees its dye-cast aluminum products.
Harrison French Architecture of Bentonville is the architect. Morrison Shipley Engineers of Bentonville is the engineer. The building construction is being financed internally.
Pace Industries plans to occupy the new office by November. Pace bought the 6.28-acre parcel in October for $500,000 from The Mong Family LLC, of which Ching Mong is a principal.
Powerbilt Plans Sonoma Lots
Powerbilt Custom Homes Inc. recently bought 11 building permits valued at a combined $2 million to build homes in Springdale’s Sonoma subdivision. BCR Development LLC, of which Gary Brandon and Kevin Riggins are partners, is the developer of the neighborhood.
Wilson Brothers Inc. of Alma completed the site work for the subdivision.
There are 58 lots in the 17.38-acre development that average 0.23 acres. Homes will sell from $107 to $112 per SF.
Powerbilt bought 21 of the lots in February from BCR Development for $893,000. Pulaski Bank & Trust of Little Rock financed the purchase.
Harris Lassos Horsebarn Deal
David and Pat Harris of Harris & Harris Properties LLC recently bought a 10-acre lot off of Horsebarn Road in Rogers from the Northwest Radiation Therapy Institute for $1.9 million. Arvest Bank-Rogers financed the purchase for $2.6 million.
Pat Harris said the partnership is developing the 10 acres into five lots. About 2.5 acres of the purchase will be used for a new office of Harris McHaney Realtors, which Harris said he hopes the firm will occupy within two years. The land is located across the road from Overland Park subdivision.
No general contractor or design firms have been chosen for the project yet.
ACI Stirs Noodles
Architectural Contractors Inc. of Springdale recently bought a building permit valued at $1 million to build an 8,734-SF restaurant at 3748 N. Mall Ave. in Fayetteville.
Milholland Engineering & Surveying of Fayetteville is the structural and civil engineer, as well as the architect.
The site will house the new Noodles restaurant, which is owned by Kirby Walker. Walker will lease the space from Mud Creek LLC, developer of the 7.5-acre property.
Ben Israel of Dixie Development is the principal in Mud Creek, which in December paid Nanchar Inc. $350,000 for Lot 18 in the CMN Business Park. Marjorie S. Brooks is the managing member of Nanchar.
Liberty Bank of Arkansas’ Siloam Springs branch financed the purchase and is financing the construction.
Riggins Flies In Fairfield
Riggins Construction Co. of Springdale recently bought eight building permits valued at a combined $1 million to build homes in the Fairfield subdivision off Fayetteville’s Mount Comfort Road.
Phase I had 40 lots, and home construction in the 58-acre subdivision began in June 2003.
The 117 homes in Phase II average 1,750 SF and will sell from $105 per SF. Lots average 0.22 acres. Riggins Construction is the general contractor on all lots.
Arvest Bank-Lowell is financing the home construction. Engineering Services Inc. of Springdale completed the plat for the subdivision.
Cross Creek Subdivision LLC, in which Kevin Riggins, Darin Riggins and Stephen Palmer are partners, is the developer of the subdivision.
Lindsey Links Lots in Phase II
John David Lindsey Development LLC bought 20 lots in Phase II of Fayetteville’s Stonebridge Meadows subdivision in February for $500,000 from Meadows Enterprises Inc.
Community First Bank of Fayetteville financed the purchase.
Lots in Phase II and III average 0.25 acres. Phases II and III are a combined 54 acres. Phase I was 38 acres.
There are 92 lots in Phase II of the subdivision, which are all sold, said Bill Meadows of Meadows Enterprises. The 78-lot Phase I sold out in 2003. All 61 of Phase III lots are under contract, Meadows said.
Tomlinson Asphalt of Fayetteville is completing the site work.
Meadows said the 24-acre Phase IV, which will be located off the 16th hole of the Stonebridge Meadows golf course, is in the preliminary stages of being platted by H2 Engineering of Fayetteville.
Meadows bought the 400 acres for the golf course and the subdivision in 1996 and 1997.
Milestone Adds To Grade Schools
Milestone Construction Co. of Springdale recently bought a building permit valued at $495,000 to build a commercial addition to West Side Elementary School off Oak Street in Rogers.
The 4,500-SF project will add classrooms, a media center and a reading room to the school.
As part of the same contract, Milestone is also building a 3,000-SF addition to Bonnie Grimes Elementary School off 13th Street in Rogers that will give the school more classroom space.
The jobs contract, which includes both jobs, is valued at $759,000. Crafton,Tull & Associates Inc. of Rogers is the architect and structural engineer on both school additions.
Green-Anderson Engineers of Fayetteville did the mechanical engineering work.
River Valley Salutes Patriot
River Valley Homes Inc. of Lowell recently bought five building permits valued at a combined $450,000 to build homes in Siloam Springs’ Patriot Park subdivision.
The property is located off Cheri Whitock Drive near the intersection of Lincoln Avenue.
River Valley Homes is the developer of the 85-lot subdivision and will build all of the homes.
Home construction began in September. The first homes were ready for move-in in March.
Homes range from 1,371 SF to 1,465 SF and sell from $115,000 to $135,000. Lots average 0.22 acres.
Bank of America in Fayetteville is financing the latest construction. Alain Henrard of River Valley Real Estate in Lowell is the listing agent for the homes.
