EWI Constructors Inc. of Fayetteville will soon start construction on Phase II of Clear Creek Apartments in Johnson. The second 112-unit phase is valued at $6.5 million. The entire complex will total 232 units. Champions Builders of Little Rock was the contractor on Phase I.

Clear Creek II LLC is the developer of the project, which includes Orion Realty of Fayetteville and other silent partners.

Taggart-Foster-Currence & Gray Architects Inc. of North Little Rock is the architect on the project. DCI of Little Rock is the civil engineer. The one-bedroom units will be about 650 SF, and the two- bedroom units will be about 1,000 SF. The second phase will include the construction of a playground and a fitness center. The pool was constructed in Phase I.

The project is being financed by a U.S. Department of Housing and Urban Development loan, although the units will not be considered subsidized housing.

Commerce Shops Harps

Commerce Construction Co. of Springdale recently bought a building permit valued at $2.5 million to build a 31,500-SF Harps supermarket off Wedington Drive in Fayetteville.

J. Price Architecture Inc. of Liberty, Mo., is the architect. Engineering Services Inc. of Springdale is the civil engineer. Engineering Consultants Inc. of Little Rock is the structural engineer. E.B. Landworks of Fayetteville is the landscape architect on the 4.6-acre site.

The store will be similar in design to a Harps store that was built three years ago off Butterfield Coach Road in Springdale. The store will feature a drive-through pharmacy, seating area, bakery and self-service floral department. It will also have a gas station on site.

The project is being financed internally and should be complete by late summer.

Thomas Takes 102 Building

Hunnicutt Construction Inc. of Fayetteville recently bought a building permit valued at $1.6 million to build a 24,000-SF office building at 1200 S.E. 14th Street in Bentonville.

Rick Thomas of Manhattan Beach, Calif., is the developer.

Thomas developed another 24,000-SF building called Evergreen Plaza, located at the corner of Arkansas Highway 102 and “J” Street, that was completed in September and is now 70 percent leased. Thomas also owns Sycamore Center at 1680 N. College Ave. in Fayetteville.

Miller Boskus Lack Architects P.A. of Springdale is the architect on the project. McClelland Consulting Engineers Inc. of Fayetteville is the engineer. The building should be complete this fall.

Thomas bought the 2-acre lot for the project from 102 at 112 LLC, of which James Dietz is the manager, for $700,000 in May. The Bank of Fayetteville N.A. financed the lot purchase and is financing the construction.

Tom Holiman of Harris McHaney Realtors is the leasing agent.

Space will lease from $16 per SF.

RECO Reads Joyce Offices

RECO Inc. of Tulsa recently bought two building permits valued at a combined $1.3 million to build two office buildings in the Joyce Medical and Professional Center off Joyce Boulevard in Fayetteville.

The buildings will be 6,300 and 9,100 SF, of which RECO will occupy some space when the larger is built.

Jerry Reed is the owner of RECO, the general contractor. Reed is also a principal in M & S Development LLC, the developer of the 5-acre project that includes three office buildings ranging from 2,800 to 11,000 SF and the office of dentist Scott Stephens. Wilson Excavating LLC of Fayetteville completed the site work.

Ken Shireman & Associates of Fayetteville is the architect. Clark Consulting of Fayetteville is the engineer. Community First Bank in Harrison is financing the construction. The buildings will feature stucco and rock exterior.

M & S bought the land from Robert and Patricia Tomlinson in March 2004 for $1.1 million. Arvest Bank-Fayetteville financed the land purchase.

Dixie Expands Over Rainbow

48th Street LLC, of which Ben Israel is a principal, recently secured a mortgage through ANB Financial N.A. of Rogers for $1.02 million for a new lot purchase. 48th Street recently bought the 1.74-acre lot 17 in the Rainbow Business Park from Rainbow Holdings II LLC for $1.02 million. The lot is located east of Dixie Development’s Colonnade retail building, of which construction is nearing completion.

Dixie plans to start construction on a new 19,000-SF building on lot 9 in the Rainbow Business Park in the next two months, which will be called Colonnade II.

Mobley Architects of Fayetteville is the architect on the new building. Clark Consulting of Fayetteville is the engineer. Whitley Dunn, property manager for Dixie Development, will be the leasing agent for the new space. Space will lease from $16 to $18 per SF annually.

DP Stokes Hearthstone

D.P. Development Inc. of Lowell recently bought four building permits valued at a combined $620,364 to build homes off Fireplace Drive in Rogers’ Hearthstone subdivision.

D.P. Development, which is owned by Terry and Danny Parsley, is the developer of the 252-lot subdivision located near the Shadow Valley subdivision.

D.P., along with Farmer Custom Homes of Rogers, will be building all of the homes. They have started construction on all 72 of Phase I homes and are starting construction on Phase II, which will include a common-use pool, pool-house facilities and a playground.

Lots in Hearthstone will range in size from 0.2 to 0.3 acres.

The country-French style homes will sell from $200,000 with a 1,800-SF minimum. They will feature rock/brick exteriors, carriage-style doors and sod yards. The entire subdivision will be enclosed in a stone and wood fence and will have designer street signs, gas street lamps and a swimming pool and pool house.

Crowder Construction of Bentonville is completing the site work for Phase II of the four-phase development. Engineering Design Associates of Springdale engineered the plat.

ANB Financial N.A. of Bentonville is financing the project.

D.P. also has a 50-acre subdivision in Cave Springs called Mandalay that it plans to start construction on soon.

Tall Oaks Development, which Terry Parsley is a partner in along with Rick Gray and Joe Pulasko, will be developing a 76-acre subdivision off Porter Road in Fayetteville called Cherry Hill, which will have 200 lots.

They plan to start construction on those homes in the middle of April. Homes in Cherry Hill will be about 1,800 SF.

Wilkins Wills Stonebride

Robert G. Wilkins Jr. Construction Inc. of Fayetteville recently bought three building permits valued at a combined $586,213 to build homes in the Stonebridge Meadows subdivision off Goff Farm Road in Fayetteville. Wilkins Construction has five homes under construction in Phase II of the subdivision.

Bill Meadows of Meadows Enterprises LLC is the developer of the subdivision.

First Federal Bank of Fayetteville is financing the Wilkins construction. Homes will range from 2,200 to 2,500 SF, and lot sizes vary from 0.22 acres and smaller.

Wilkins prices haven’t been determined, although Wohlford & Co. of Bentonville said it plans to sell its 30 homes in Phase II from $102 to $105 per SF.

The Wilkins homes will feature Puron heating and air systems, a central vacuum system, architectural shingles and two-car garages.

John Carpenter of Re/Max Associates in Fayetteville is the listing agent.

L & L Builders of Lowell also recently bought two building permits valued at a combined $399,193 to build 3,000 and 3,500 SF homes in Stonebridge.

Handcraft Construction Inc. of Rogers bought two building permits valued at a combined $370,908 to build 2,500 and 2,800 SF homes also in Stonebridge.
