Barber Readies For Remington (Real Deals)

Barber Construction Inc. of Springdale will soon begin construction on 16 apartment buildings valued at $7 million in the new 16-acre Remington Place Apartments complex off Butterfield Coach Road in Springdale.

The Barber Group of Springdale is the developer.

The 192-unit complex will feature 12 units per building, which will have eight two-bedroom and four one-bedroom units each. One-bedroom units will be 675 SF, and two-bedroom units will be 960 SF.

The units will be equipped with a washer and dryer, microwave and other appliances. The complex will feature a swimming pool, tennis court, playground and a 1,600-SF clubhouse.

No rental rates have been determined yet. Barber Properties will manage the units.

Miller Boskus Lack Architects P.A. of Springdale is the architect.

HBH Engineers Inc. of Republic, Mo., is the structural engineer, and Engineering Services Inc. of Springdale is the civil engineer.

Wilson Brothers Inc. of Alma is completing the site work.

Riggins Butters Up Springdale Subdivision

Riggins Construction Co. of Springdale recently bought 36 building permits valued at a combined $4.5 million to build homes in Phase II of the Butterfield Gardens subdivision west of Butterfield Coach Road in Springdale.

Home construction in Butterfield began in September 2003.

Kevin Riggins and Gary Brandon of Butterfield Gardens LLC are the developers of Butterfield Gardens. Riggins Construction will be the contractor on all the homes in addition to being the site work contractor for the subdivision.

Homes will range from 1,100-1,500 SF and sell from $110,000 to $120,000. Kendall Riggins of Springdale’s Griffin Co. Realtors will be the listing agent for the homes.

There are 150 lots in Phase II and 300 lots total in the 54-acre subdivision. About 30 homes were constructed in Phase I.

In 2003, Riggins and Brandon purchased the original 54 acres of the development for more than $1.6 million from The Commons LLC, of which Glade Williamson is a member. Community Bank of North Arkansas in Fayetteville financed the land purchase. The Commons LLC was the original developer of Butterfield, which was formerly called “The Commons.” Butterfield Gardens changed the housing model from modular to stick-built homes and eliminated the original covenant age requirement of 55 and older.

Bridge Will Span Janus II Buildings

Bridge Builders Inc. of Fayetteville will soon begin construction on two 10,000-SF buildings valued at $2.4 million in the Janus II Business Park off “J” Street in Bentonville.

Dick Keating and Bill Keating of Keating Enterprises Inc., along with partner Ivan Crossland of Crossland Construction Co. in Columbus, Kan., are partners in West Allies LLC, the developing entity.

Don Fitzgerald, who is the in-house architect for Keating Enterprises, is the architect on the project. PB2 Architecture & Engineering Inc. in Rogers is the engineer.

West Allies bought the acreage from Bentonville Casting Co. in 2003 for $346,666.

Arvest Bank-Fayetteville is financing the construction.

Space will lease from $13 to $14 per SF annually. Bill McClard of Lindsey & Associates is handling some of the leasing efforts, along with Dick Keating.

The 12-acre park will eventually house about 115,000 SF, Keating said.

York Sails Sonoma Lots

York Construction Inc. of Fayetteville recently bought 10 building permits valued at a combined $2.1 million to build homes in Springdale’s Sonoma subdivision.

Greg Henry is the owner of York Construction. There are 58 lots averaging 0.23 acres each in the 17.38-acre development. The lots have all been pre-sold to builders.

The homes will range from 2,200 to 2,900 SF and will sell from $107 per SF to $112 per SF. The York homes will feature granite countertops, crown moldings, wood floors, 10-foot ceilings, stone and brick exteriors, whirlpool tubs and master showers with marble or tile.

York Construction is also building in Bentonville’s Sterling Place subdivision, the Overton Park and Charleston Place subdivisions, both in Fayetteville, and in Springdale’s Copper Creek subdivision.

First Western Bank of Rogers is financing York’s home construction.

BCR Development LLC, of which Gary Brandon, Kevin Riggins and Darin Riggins are partners, is the developer of the subdivision.

BCR bought about 36 acres of the land in September 2003 from Jannet Sue McJunkin Sewell for $443,424. First Security Bank’s Springdale branch financed the land purchase.

Wilson Brothers Inc. of Alma completed the site work.

EWI Eyes Butterfield

EWI Constructors Inc. recently bought two building permits valued at a combined $750,000 to build two duplex units off East Overland Drive in Fayetteville’s Butterfield Trail Village subdivision.

The duplexes will be about 3,600 SF each, and EWI plans on building a total of three. Tenants will be able to select finishes such as ceramic tile, wood floors, and upscale appliances. RDG Planning & Design of Omaha, Neb., is the architect. The civil engineer is McClelland Consulting Engineers Inc. of Fayetteville.

Village homes at Butterfield are purchased on a life lease for the original cost of construction and range from 1,600-2,000 SF. There are currently more than 20 cottages and 224 apartments in Butterfield Trail, a complex that opened in 1986.

Copper Creek A Dunn Deal

W.F. Dunn Construction Inc. of Fayetteville recently bought two building permits valued at a combined $597,000 to build homes in that city’s Copper Creek subdivision off Arkansas Highway 265.

The 207-lot subdivision off of Arkansas Highway 265 is being developed by Gary Brandon Enterprises Inc. of Springdale. Gary and Sherri Brandon are partners in the company.

William and Michael Dunn and Jack Austin of Fayetteville own Dunn Construction. The firm also plans to build 25 homes in March at Rogers’ Liberty Bell Estates subdivision, which is being developed by Fayetteville’s Dixie Development.

The Dunn homes will range from 3,300 to 3,500 SF, and lots will average 0.22 acres. Homes will sell from $110 per SF.

Dunn bought lot 4 from McMahon Brothers Construction Inc. for $63,000 in February and lot 18 from Heritage Builders of NWA LLC for $65,000 the same month.

Arvest Bank-Fayetteville is financing the construction.

Brandon Enterprises bought 40 acres for the development in 2000 from Valerie Zamberetti for $650,000. She got the remaining 57 acres in 2003 from George Anderson and Saralee Anderson for $1 million.
