Lindsey Buys Office Building, Dixie Busy (Real Deals)
Lindsey Construction Co. of Fayetteville recently bought a building permit valued at $10.15 million to build an 82,420-SF building off Joyce Boulevard in Fayetteville.
Jim Lindsey of Lindsey Office Properties LLC is the developer. Metropolitan National Bank of Little Rock is financing the construction. Kim Fugitt of Fugitt & Associates in Fayetteville designed the six-story facility.
Crafton Tull & Associates Inc. of Rogers is the engineer.
The building will house some Lindsey & Associates office space, and a portion of the building will be available for lease.
Underwood Sees Southern Hills
Craig and Rinda Underwood of Bentonville recently secured a mortgage through Arkansas National Bank of Rogers for $1.7 million to begin construction on a new building in Rogers’ Southern Hills Business Park.
Sellers Properties Inc. of Springdale has started site work for the 12,000-SF, two-story building that will house the new headquarters of American Mortgage in Rogers. The Underwoods own American Mortgage and expect to expand the staff from 25 to 50 in August when the building is complete.
The Underwoods bought the 1.06-acre lot for $300,000 in May from Arkansas National Bank. Milller Boskus Lack Architects PA of Springdale is the architect. Kevin Yates Engineering of Bella Vista is the engineer. Developer Dan Dykema, the bank’s CEO, said about eight of the 25 lots in Southern Hills are left for sale. The development encompasses 48 acres.
Dixie Starts Site Work
Dixie Construction Co. of Fayetteville recently started site work for a 10,000-SF office building valued at $1.4 million in Rogers’ Southern Hills Business Park.
Dixie Management & Investments LP, of which Ben Israel is a principal, is the owner of the one-story building, which will feature New Orleans-style architecture with a brick exterior. Wittenburg Deloney & Davidson Inc. of Fayetteville designed the building which should be ready for move-in by August. About 3,000 SF of the space will be leased by a dentist.
Whitley Dunn, property manager for Dixie Development, is the leasing agent.
Dixie bought lot No. 6 of Southern Hills from Arkansas National Bank for $275,000 in September.
Dixie Construction also recently began site work valued at $1.7 million on the 17-acre Appleby Landing medical park in Fayetteville. The park is located right behind Washington Regional Medical Center. Dixie will be installing a 36-foot street artery for the project. Clark Consulting of Fayetteville is the engineer, and Dixie is working with Mobley Architects of Fayetteville on preliminary drawings.
Dixie Buys CMN Lot
Dixie Development Inc. recently bought 25 acres from Harold and Irene Sargent for $1.2 million in December. Ben Israel is the principal in Dixie Development. The property is located off Stratsman Lane in Cave Springs. Dixie has preliminary plans for a subdivision on the site.
Simmons First Bank of Northwest Arkansas’ Springdale branch financed the purchase.
Israel’s Mud Creek LLC also paid $350,000 for the 7.5-acre lot 18 in December at Fayetteville’s CMN Business Park. About one acre of the parcel is developable land. It will be the new location of Noodles restaurant, which is owned by Kirby Walker. Israel bought the lot from Nanchar Inc., of which Marjorie S. Brooks is the managing member and Charlotte Steele is the secretary. Liberty Bank of Arkansas’ Siloam Springs branch financed the purchase. Mud Creek will lease the building back to the tenant, said Whitley Dunn, Dixie’s property manager.
Nabholz Nabs School Jobs
Nabholz Construction Co. of Rogers recently bought two building permits valued at a combined $1.7 million to construction additions at two Fayetteville elementary schools. The 9,668-SF addition to Vandergriff Elementary School off Township Street is valued at $1.02 million and will have six additional classrooms. The 5,202-SF addition to Happy Hollow Elementary School off Ray Avenue is valued at $655,643 and will have four additional classrooms.
Crafton, Tull & Associates Inc. of Rogers is the architect and engineer for both projects, which are scheduled to be complete by August.
Nabholz is also the contractor for the 143,700-SF new elementary/middle school valued at $15 million off Rupple Road in Fayetteville. Cherokee Builders of Tulsa recently began site work for the project valued at $1.5 million. The school will house 600 elementary and 400 middle school kids. Crafton, Tull & Associates is the architect and engineer for the project, which will be complete in July 2006. In addition to classroom space, the new school will have two gymnasiums, and an auditorium with a stage and administrative offices.
Baumgartner Krafts Plant Expansion
Baumgartner General Contractors Inc. of Springfield recently bought a building permit valued at $833,400 to construct an addition to the Kraft Inc. building at 407 S.E. “E” Street in Bentonville.
ESC Engineers & Architects of Springfield is the architect and the engineer. The 37,000-SF “E” street facility opened in 1947 and produces cheese.
The last addition in 1985 added 7,000 SF of processing space to the plant that employs about 50.
