Hoskins Plans 126-Acre Park West

Tracy Hoskins and two partners have purchased 126 acres of land along Arkansas Highway 112 in Fayetteville for a mixed-use development to be called Park West. Hoskins said the development, across the highway and northwest of Landers’ Auto Park, will include retail and residential buildings.

Hoskins said Phase I is to be completed by mid-2005. The first phase will include two main streets. At that point, the land can be subdivided and sold to developers who will be required to adhere to strict construction covenants.

Hoskins, the former owner of Cool Water Village Café in Fayetteville, has also been busy with several other projects.

He is working on a 73-acre, 173-lot project west of Park West to be called Laureate Fields. Construction is to begin soon and be completed by the end of 2005.

Hoskins also has a 57-unit high-end row house development underway on 11 acres of land on Joyce Boulevard in Fayetteville. That project is to be called Cambridge Crossing. Four acres of that development will be used for retail.

Hoskins said he plans to build “more affordable” homes in the $200,000 price range at his Oak Brook subdivision off Rupple Road in Fayetteville.

Hoskins wouldn’t reveal who is partners are or how much he is spending on those projects.

Hoskins said he bought the 17,500-SF former Surplus City building at 1895 W. Sixth St. in Fayetteville and plans to move Metro Inc., his auto body and lease business, to that facility after renovations are completed. Metro, which is currently located in the building that houses Cool Water, will take up 10,000 SF at the new location. The remaining space will be leased to Love Box Co., which will sell hardwood flooring and products there. Hoskins said the purchase and renovation of the new building will cost about $1.5 million by the time he’s done.

The renovations are scheduled to be completed by the end of 2005.
