Crossland Brings It to Bentonville (Real Deals)

Crossland Construction Co. of Rogers recently bought two building permits valued at a combined $3.8 million to build two concession stands at Bentonville High School off S.E. “C” Street in Bentonville.

The soccer field and track team concession stand will be 5,500 SF and the baseball and softball concession stand will be 5,800 SF with a storage area.

The project also includes the addition of bleachers that will seat 2,000 and an outdoor rubber track that will encircle the soccer field.

Crossland will begin Phase II of the Bentonville High School Addition project this month.

Hight-Jackson Associates of Rogers is the architect and CEI Engineering & Associates Inc. of Bentonville is the engineer on both the addition and concession projects.

The $20 million project is a 193,400-SF stand-alone structure that will sit adjacent to the existing high school building.

It will include a center courtyard, new classrooms, a cafeteria, kitchen area, lecture hall and science rooms.

EWI Constuctors Inc. began construction on the 60,000-SF Phase I addition balued at $5 million in August. The two-story building will include new classrooms, labs, two auxillery gymnasiums and new men and women’s locker rooms.

The Phase II project should be complete at the start of the 2006 school year. The new Bentonville High School stadium and field house are scheduled to be complete in May 2005, the new concession stands in August, and the Phase I addition in the fall.

Walker Wins In Windwood

ARC Walker Construction Co. of Centerton recently bought 22 building permits valued at a combined $3.4 million to build homes in Phase IV of the Windwood subdivision. ARC Walker is the developer and contractor of all of the homes in the 125-acre subdivision off Arkansas Highway 102 in Bentonville.

Alan, Ralph and Carl Walker are all equal partners in ARC. New homes in the 420-lot subdivision will range from 1,600 to 2,100 SF and will sell from $150,000.

There are 100 lots in Phase IV that average 0.20 acres. Homes will feature ceramic tile, cherry cabinets and architectural shingles.

Decco Contractors-Paving Inc., of Rogers completed the site work for Windwood and Arvest Bank-Bentonville financed the site construction. Pinnacle Bank in Rogers, Bank of Arkansas in Fayetteville and Simmons First Bank of Northwest Arkansas in Springdale are financing the home construction.

Jorgenson & Associates of Fayetteville engineered the plat for the subdivision.

Site work is in progress for another ARC subdivision, Persimmon Place, in Fayetteville.

ARC will start home construction in the 60-acre, 154-lot subdivision off 46th Street in Fayetteville in late Spring 2005. Homes will range from 1,900 to 2,400 SF and sell from $185,000. Lots will average 0.23 acres.

Marley Centers On Cedaridge Land

Don Marley of Marley Development and Scott James, both of Cedaridge Conference Center LLC, recently bought 32 acres of commercial property off Arkansas Highway 72 from Vernon and Patricia Patton for $1.5 million. Walter Gray & Associates of Siloam Springs brokered the transaction, and Waco Title Co. of Springdale completed the title work.

The property includes the existing Cedaridge Conference Center, which was completed earlier this year and the Old Civil War Cave.

The center occupies about 10 acres and includes a 3,900-SF main event building that can seat 250. There’s also a storage building, another 1,000-SF building that has office space and a 500-SF conference area.

Facilities rent from $300 during the week for four hours. The developers are investing an additional $30,000 in the conference center, which includes upgrading the restrooms and caterers’ kitchen.

Marley and James plan on designing the land use towards an office park and putting in $800,000 worth of site work.

Morrison Shipley Engineers Inc. of Lowell is engineering the plat for the office park that includes more than one-half mile of frontage.

Bank of Rogers is financing the improvements and the land purchase.

MANA Touts Tontitown Clinic

Medical Associates of Northwest Arkansas will soon start construction on a 6,100-SF FirstCare Family Doctors clinic in Tontitown valued at $1 million. MANA is an independent physicians network that includes 65 providers and nine clinics. Larry Shackleford is the CEO.

Michael Cass will be the full-time physician at the six-exam room office, which will occupy 3,600 SF and can accommodate up to two physicians.

Eric Burns Construction of Fayetteville is the general contractor on the project. Key Architecture Inc. of Fayetteville is the architect, and McClelland Consulting Engineers Inc. of Fayetteville is the engineer.

Community First Bank in Harrison financed the construction. MANA will lease out the remainder of the space.

CEI Expands “I” Street Office

Nabholz Construction Co. of Rogers recently bought a building permit valued at $837,000 to build a 3,900-SF addition at 3317 S.W. “I” St.

CEI Engineering & Associates Inc., of Bentonville is the developer of the project that is an addition to its existing 34,000-SF office. The complex was built in 2001.

The new space will be used for offices. CEI is also the engineer on the project. Miller Boskus Lack Architects PA of Springdale is the architect.

Arkansas National Bank in Bentonville is financing the project.

Freeman Clamors For Clabber Creek

Freeman Construction of Fort Smith recently bought three building permits valued at a combined $525,888 to build homes in Phase II the Clabber Creek subdivision.

Leroy Freeman is the owner of Freeman Construction.

Barber Development Inc. of Springdale, of which Brandon Barber and Seth Kaffka are principals, bought all 88 lots in the second phase of Clabber Creek from BMW Investments, of which Curtis Wray, Sam Mathias and Bleaux Barnes are principals.

Homes in Clabber Creek’s Phase II will range from 2,100 SF to 3,000 SF and sell from $220,000 to $334,000.

The homes are located on North Berkleigh Drive and will be about 2,700 SF and sell from $275,000.

They will feature crown moldings, granite countertops, hardwood floors and whirlpool tubs in the master bath.

The Bank of Fayetteville N.A. is financing the construction.

Miller Mounts In Seqouyah

Miller Building Group LLC of Springdale recently bought two building permits valued at a combined $404,000 to build homes off Columbus Boulevard and Shadow Ridge Circle in the Mount Seqouyah area of Fayetteville.

Chase Miller and April Miller are the owners of Miller Building Group. The Shadow Ridge home will be 2,800 SF on a 0.40-acre lot that Miller bought from Dale and Therese Ramsey for $60,000.

It will sell from $340,000. The home on Columbus will be 2,650 on a 0.35-acre lot that Miller bought from Martha Brewer for $50,000. It will sell from $299,999.

Miller is also started the site work on a 2,800-SF home on a one-acre lot off 48th Street in Springdale.

He bought the lot for $75,000 from Morris and Millie Puryear in October. The home will sell from $340,000. Bank of Rogers is financing the home construction.

C&K Constructs Johnson Building

Elder Construction Inc. recently started building a 6,600-SF retail/office building valued at $400,000 off Main Street in Johnson. C&K Properties, owned by Chris and Kerry Elder, is the developer of the seven-acre, mixed-use subdivision that includes 54 townhouse units.

Miller Boskus Lack Architects PA of Springdale is the architect, and Engineering Services Inc. of Springdale is the engineer for the entire project. The commercial space will lease from $8 to $10 per SF annually, and C&K is the leasing agent for the building that should be complete early next year.

Elder Construction also recently started the final 18 of the 54 town-house units. All of the units are 1,150 SF and rent for $600 per month.

First Federal Bank in Fayetteville is financing the town-home construction. Chambers Bank in Rogers is financing the building construction.
