Marinoni Builds Collier Center (Real Deals)

Marinoni Construction Inc. of Fayetteville recently started construction on the 10,000-SF Collier Center off Greathouse Springs Road in Johnson. Valued at $1.5 million, the building will house a new store for its owner, Collier Drug Stores, and the offices of five to seven physicians.

The Bank of Fayetteville N.A. is financing the project.

Herb Crumpton & Associates of Fayetteville is the architect. Geary Engineering of Bentonville is the engineer.

Collier Landholdings LLC, of which Mel Collier and Brant Dowse are members, is the developer.

Collier Landholdings LLC bought the 0.27-acre lot No. 2 of Johnson’s Willow Creek addition in 2002 from Interstate 540/Greathouse Springs Road Investors LLC for $240,000. David Prewett is a member of the former owner.

Salem’s Lots Entice Carpenter

Tad Carpenter of Carpenter Construction Inc. in Springdale recently bought 12 building permits valued at a combined $1.3 million to build homes in the Salem Meadows subdivision in Fayetteville.

Tad Carpenter is the developer of Salem Meadows, and Carpenter Construction is building all of the homes. Carpenter said the new permits are part of the construction of the last 30 lots in Salem Meadows. About 52 of the homes, which sell for about $96 per SF, have been sold. Lots average 0.20 acres, and homes range from 1,500 to 1,660 SF.

First State Bank of Lonoke in Fayetteville financed the construction. Carpenter bought all of the lots for the subdivision from Mark Spradlin of Kingdom Investments LLC for $3.2 million in February.

Southern Lot Sells in Park

Arkansas National Bank of Rogers recently sold lot No. 1 of the Southern Hills Business Park to NWA Real Property Holdings LLC for $893,000.

Steve Fineberg of Lindsey & Associates in Rogers brokered the two-acre deal.

Valarie L. Jeffries is a member of the buying entity. Dan Dykema, one of the developers of Southern Hills, said about 10 lots in the 48-acre park are left for sale.

Dixie Management & Investments LP, of which Ben Israel is a principal, plans to build a 10,000-SF facility in Southern Hills.

Wittenburg Delony & Davidson Inc. of Fayetteville designed the one-story building, which will feature New Orleans-style architecture tied in with a brick exterior.

Dixie bought lot No. 6 of Southern Hills from Arkansas National Bank for $275,000 in September.

Arkansas National Bank’s Fayetteville branch financed the land purchase.

Tuggle Totes Forest Glen

Tuggle Contractors LLC of Fayetteville recently started construction on five homes valued at a combined $835,875 in the new Forest Glen subdivision off Pump Station Road in Springdale.

Phillip Ames of Higher Ground Development Inc. in Rogers is the developer of the subdivision. Higher Ground bought the 9.4-acre parcel for Forest Glen in 2003 from John David Lindsey Development Inc. for $600,000.

United Bank of Springdale financed that purchase. Bob Ikenberry Custom Homes Inc., Paul Pinkley Construction Inc., Architectural Construction Inc. and Jake Johnson will also be building in the subdivision.

Higher Ground sold the 0.23-acre lots to the respective builders in September for about $42,000 per lot.

Jon Tuggle, owner of Tuggle Contractors, said his homes will feature 95 percent brick and stone exterior, hardwood floors, granite countertops and security-system wiring.

There are 28 lots in Forest Glen that average 0.23-acres each. Homes have a 1,900-SF minimum and will sell from $200,000. First State Bank in Rogers, First Security Bank in Fayetteville, and Chambers Bank in Fayetteville are financing the construction of Tuggle’s homes.

Johnson South Spies Office Space

WWW Johnson South LLC is planning a 17-acre office/warehouse park at 2209 W. Main St. in Johnson. Plans call for 35,000 SF of office space and 50,000 SF of warehouse space.

Joe Whiteside, a principal with Johnson South, said the building cost and existing improvements will be about $800,000. Jim Woker is also a partner in Johnson South.

Johnson South bought the land from Curtis and Pamela Skelton of Johnson in February for $790,000. The new building will house the offices of EWI Constructors, Environmental Enterprise Group, Environmental Protection Associates and RGC Glass Co.

Regions Bank in Russellville is financing the development.

Mumford Is the Word For Pinnacle Homes

Wayne Mumford Construction recently bought two building permits valued at a combined $706,316 to build two homes in Phase IV of Rogers’ Pinnacle subdivision.

Phase IV is about 110 acres of the 540-acre subdivision and accounts for 140 of the more than 700 lots. They sell from $90,000 to $250,000 and range in size from a third to a whole acre. Tom Hopper of Tallchamps LLC is the developer. Hopper said about 150 lots in all phases remain for sale.

The home located at 8 Oxford Drive will be 5,509 SF. Mumford secured a $576,000 mortgage through First Federal Bank of Arkansas in Fayetteville to finance the construction.

The home at 13 Nottingham Lane will be 4,878 SF. Mumford got a $476,000 loan from Simmons First Bank of Northwest Arkansas to finance its construction.

Mumford paid Tallchamps $96,000 for the Nottingham lot and $95,000 for the Oxford lot in September.

Camelot Pinpoints Pinnacle Homes

Camelot Construction LLC recently bought two building permits valued at a combined $597,448 to build two homes in Phase IV of Rogers’ Pinnacle subdivision. The home at 28 Oxford Drive is 4,395 SF and the home at 67 Buckingham Drive is 4,393 SF.

Camelot borrowed $516,000 for each through First Federal Bank of Arkansas’ Fayetteville branch to finance their constructions.

Camelot, of which Shelley Simpson is a managing member, bought the lots from another of Simpson’s entities, Six Little Babes LLC, in October. Six Little Babes paid $381,666 to Tallchamps in September for four lots in Phase IV.

Elder Eyes Fox Field

Chris and Kerri Elder of Elder Construction Co. in Springdale recently bought five building permits valued at a combined $477,250 to build 10 duplex units in the Fox Field subdivision off County Line Road in Springdale.

Elder Construction will be building a total of 83 units in the 55-lot duplex subdivision and Jim Jones Construction Co. of Lowell will be building 27 units in the 20-acre complex.

The individual units will range from 1,100 SF to 1,300 SF and will sell from $155,000 to $189,000 per duplex.

ESI Inc. of Springdale engineered the plat. First Federal Bank of Tontitown is financing the new construction.

RECO Jumps For Joyce

RECO Inc. of Tulsa recently bought a building permit valued at $400,000 to build a 2,973-SF medical office building at 2538 E. Joyce Blvd. in Fayetteville.

Jerry Reed is the owner of RECO, the general contractor. Reed is also a principal in M & S Development LLC, the developer of the five-acre project that includes the medical office building. Wilson Excavating LLC of Fayetteville completed the site work.

Scott Stephens will be the owner of the new building, which will house his dentistry practice.

Ken Shireman & Associates of Fayetteville is the architect. Clark Consulting of Fayetteville is the engineer. Community First Bank of Fayetteville is financing the construction. The building will feature a stucco and rock exterior.

M & S has large-scale development approval for four other office buildings on the five-acre tract. They will range in size from 2,800 SF to 11,000 SF.

Construction on three other buildings will begin by the end of 2004. M & S bought the land from Robert and Patricia Tomlinson in March for $1.1 million. Arvest Bank-Fayetteville financed the land purchase.

Spaine Converts East Avenue Home

Fayetteville’s The Lowery Co. of Northwest Arkansas Inc. recently bought a building permit valued at $322,000 to remodel a 1,800-SF home at 225 N. East Ave. in Fayetteville.

Bill Spaine is the owner of the home near Dickson Street that will be converted into office space. A second 1,000-SF floor will be added. Brett Park Co. and Dwight Callaway of Fayetteville worked together as the architect. There is no engineer.

Spaine bought the home from Washington County Juvenile Judge Stacy Zimmerman for $185,000 in October 2003. When complete this coming spring, the building will house Spaine’s psychotherapy practice under the new name Fayetteville Psychotherapy Associates. There will be space for four therapists and administrative staff. Spaine said the venture is privately financed.
