Construction has begun in the Hidden Hills duplex subdivision off Moody Lane in Springdale. Clint Miller of CM Miller Properties LLC is the developer of Hidden Hills.
Miller bought all 83 lots in Hidden Hills from Fadil Bayyari in August for $2.2 million. Jimmy Jones Construction Co. of Springdale completed the site work for the subdivision where Fadil Bayyari Elementary School is located. Arkansas National Bank of Springdale financed the purchase.
Whorton Construction, Wallace Construction, Powerbuilt Custom Homes Inc., Bob Ikenberry Custom Homes Inc., Rod Wallis Construction Inc., Dale Schultz Construction and Sean Keith will all be building in the subdivision.
The duplex units will be 70 percent brick, and each side will be a minimum of 1,000 SF. The two-unit duplexes will sell from $170,000 to $200,000 each.
House Gets Condo Commons
Greg House recently bought six building permits valued at a combined $2.1 million to start construction on six apartment buildings off North Olive Avenue in Fayetteville.
Houses Inc., of which Greg House and Beverly Block are owners, is the developer. Houses Inc. has not selected a builder, and Greg House said the project should go out for competitive bid by the end of the month.
The two-acre Sequoyah Commons development will have 26 one- and two-bedroom condo units. The 10 one-bedroom units will be 700-750 SF and the 11 two-bedroom units will be about 1,150 SF. The stucco and stone exterior units will sell from $165-$185 per SF and will feature wrought-iron balconies, distressed hardwood floors, glazed antique cabinets, granite countertops, oversized bathroom tubs and 10-foot ceilings.
Robert Sharp Architect Inc. of Fayetteville is the architect, and EB Landworks of Fayetteville is the engineer. Arvest Bank-Fayetteville is financing the construction.
Basic Blocks For Electric
Basic Construction Co. of Springdale will soon begin construction on a 16,000-SF retail center off Electric Avenue in Springdale valued at $2.1 million.
Gary Combs, owner of Basic, is the developer of the building that will look similar to the existing retail center off Old Missouri Road that is now owned by the Barber Group.
Perry Butcher & Associates of Rogers is the architect. Engineering Services Inc. of Springdale is the engineer. First Federal Bank of Fayetteville is financing the construction. Lease rates have not been determined yet.
Bentonville Gets New City Building
VEI General Contractors of Russellville recently bought a building permit valued at $954,252 to construct a new 12,234-SF building for the city of Bentonville at 305 SW “A” St.
The property will serve as the new Tech Services facility and will house the building inspection, planning and engineering departments for the city. Those departments currently share a 3,500-SF space off “A” Street that was formerly home to the Bentonville Police Department.
Wittenburg Delony & Davidson Inc. of Fayetteville is the architect. Engineering Services Inc. of Springdale is the structural engineer, and McClelland Consulting Engineers Inc. of Fayetteville is the civil engineer.
A-1 Aims For Quail
A-1 Acoustics Inc. of Springdale recently bought two building permits valued at a combined $675,000 to build two homes in the Quail Creek subdivision south of Appleby Road in Fayetteville.
Sam Mathias and Bleaux Barnes are the developers of the subdivision, which has homes with a minimum of 2,000 SF. Lots range from 0.25 to 0.50 acres and sell from $40,000 each. Arkansas National Bank of Springdale is financing the home construction.
A-1 also recently bought one-acre lots 7 and 8 in Elm Spring’s Plantation Estates subdivision for a combined $130,000 from Carey and Gwendolyn Meadows. Fadil Bayyari is the developer of the 65-lot subdivision off Elm Springs Road. Homes in Plantation are a minimum of 2,500 SF and sell from $118 per SF.
Pinnacle Pinpoints Office Building
Crossland Construction Co. of Rogers recently bought a building permit valued at $675,000 to start work on the foundation on the new Pinnacle Suites building off 3300 Market St. in Rogers.
It is part of a three-building retail/office project valued at $50 million. The other two-story buildings should start construction in the next 45 days, pending approval from the planning commission.
The Pinnacle Group — of which Bill Schwyhart, J.B. Hunt, Tim Graham and Robert Thornton are principals — is the developer of the new four-story, 108,000 SF building.
