Lindsey Gets Green In Rogers (Real Deals)

Lindsey Construction Co. of Springdale recently bought 20 building permits valued at a combined $4.2 million to build The Greens at Blossom Way apartment complex in Rogers. The Greens on Blossom Way LP, of which Jim Lindsey is a principal, is the development firm.

The 384-unit complex, located off Arkansas Highway 102 will feature a nine-hole golf course, golf pro shop, tennis courts, hot tub, pool, and a 10,050-SF clubhouse that will have tanning beds, billiard tables and a big screen TV.

Kim Fugitt of Fugitt & Associates in Fayetteville is the architect, and Crafton Tull & Associates of Rogers is the engineer. The first units should be complete by October. There will be 128 one-bedroom units ranging from 544 to 665 SF and 256 three-bedroom units ranging from 889 to 1,093 SF. The one-bedrooms will rent from $495 to $575 and the two-bedrooms will rent from $595 to $775. Bank of America of Northwest Arkansas is financing the development.

Harco Constructors Gets Willow Creek

Harco Constructors Inc. of Maumelle recently began construction on a 38,000-SF medical office building at the Willow Creek Women’s Hospital complex in Johnson.

The building has a construction value of $3.6 million.

Real Sources Inc., of which Jim Knight is a principal, is the developer. Larry Schmals of Schmals Engineering in Conway is the engineer. Jeff Harrison of Russellville is the architect.

Northwest Expands Benton County Digs

Robins & Morton Group of Dallas recently bought two building permits valued at a combined $3.3 million to finish out a portion of Northwest Medical Center of Benton County. The facility expansion, located at 3000 Medical Center Parkway in Bentonville, is expected to have a completed value of $7.9 million.

Gould Turner Group of Nashville is the architect. CESP Inc. of Hermitage, Tenn., is the engineer. The 19,047-SF expansion will build out the third floor shell to include 20 new private-patient rooms and a nurses station.

An existing 12-bed Intensive Care Unit will be used for surgical intensive care and an additional eight-bed ICU will be added. A second cardiac catheterization lab will also be added.

Shoulders Expands Fayetteville Club

Bob and Katherine Shoulders of The Athletic Clubs of America LLC, doing business as Fayetteville Athletic Club, are expanding their facilities on Zion Road in Fayetteville. General contractor May Construction Co. of Fayetteville recently began construction on the $3 million project.

Arkansas National Bank of Rogers is financing the expansion. Kim Fugitt of Fugitt & Associates in Fayetteville is the architect. Dave Jorgenson of Jorgenson & Associates Engineers & Surveyors of Fayetteville is the engineer.

The expansion includes a six-court tennis complex with a detachable shell. In between the tennis courts will be a 3,000-SF clubhouse/restaurant, in addition to a second floor with 3,000-SF of rooftop seating that will overlook the tennis courts.

There will also be a separate 15,000-SF kid’s center.

Trends Heads For the Hills

Mark Marquess of Trends LLC has plans for a 12,000-SF office building in Rogers’ Southern Hills Business Park. Work on the building, with a projected construction value of more than $1.4 million, is scheduled to begin in late July.

Marquess said the plans should be submitted for approval before the Rogers Planning Commission in June.

The general contractor will be Sellers Properties Inc. of Springdale. The architect is Harrison French Architecture of Bentonville, and the engineer is CEI Engineering Associates Inc. of Bentonville.

Bridge Builders Completes Trio

Bridge Builders Inc. of Fayetteville recently began construction on a 10,000-SF building valued at $1.2 million in the Janus II business park off “J” Street in Bentonville.

It is the third of three 10,000-SF buildings in the 12-acre park. Perry Butcher & Associates of Rogers is the architect. Dave Jorgenson of Jorgenson & Associates Engineers & Surveyors of Fayetteville is the engineer.

Janus II will have 66,000 SF of office buildings and 50,000 SF of warehouse space.

Bank of Arkansas in both Bentonville and Fayetteville is financing the construction. South Allies LLC, a partnership between Dick and Bill Keating of Keating Enterprises of Fayetteville and Ivan Crossland of Crossland Holdings of Rogers, is the developer.

South Allies bought the acreage from Bentonville Casting Co. in 2003 for $346,666. Bill McClard of Lindsey & Associates in Rogers and Keating Enterprises are the leasing agents. Space will lease from $3.75 to $9.75 per SF.

EWI Renovates First Methodist

EWI Inc. of Fayetteville recently bought a building permit valued at $348,000 to remodel the Wesley Building at the Central United Methodist Church at 6 W. Dickson St. in Fayetteville.

The Benchmark Group of Rogers is the architect and engineer for the project that has a total construction value of $510,000. Bank of Arkansas of Fayetteville is financing the renovation that will eventually total more than $1.3 million with new equipment purchases and replacements.

Half of the 7,000-SF second floor will be constructed into a 3,500-SF interactive children’s education center that includes a story-telling area, a kitchen and movie theater room. The 4,000-SF third floor will be completely gutted and turned into adult education rooms with new audio/visual capability. The children’s area construction will be complete by July. The entire project will be ready for occupancy by Sept. 1.

The Wesley building is the combination of two buildings that were built at separate times. Wesley Hall was completed in 1925 and an addition was built on in 1955. There have been some renovations since then. The church was founded in 1832.
