Crossland Serves Up New Center

Crossland Construction Inc. of Rogers recently bought a building permit valued at $4.4 million to build a 68,000-SF tennis facility for Wal-Mart Stores Inc. at 1310 S.E. 14th St. in Bentonville. The facility, along with Wal-Mart’s existing 131,000-SF Walton Life Fitness Center, will make it the largest corporate athletic facility in the nation.r

Miller Boskus & Lack Architecture in Fayetteville is the architect on the building, and CEI Engineering Associates Inc. in Bentonville is the engineer. The addition will be located just west of the Walton Life Fitness Center. Wal-Mart provided the financing for the addition.r

The two-story facility is scheduled to be complete in April and will include six indoor and six outdoor tennis courts, additional locker rooms, a pro shop and a mezzanine level in addition to 174 new parking spaces. r

ANB Banking On Southern Hillsr

Arkansas National Bank recently bought a building permit valued at $3.5 million to build a 55,000-SF facility in the Southern Hills Business Park off Pleasant Grove Road in Rogers. ANB is the developer of the 48-acre park that includes 25 lots.r

The new office space will serve as the corporate headquarters for Arkansas National Bank and will house its data processing center, corporate offices and insurance company. Sellers Properties Inc. of Springdale is the general contractor for the project. Harrison French Architecture of Bentonville is the architect, and CEI Engineering Associates Inc. of Bentonville is the structural engineer.r

Tatum Structural Engineering Inc. of Rogers is the civil engineer, and Advanced Consulting Engineers Inc. of Rogers is the mechanical/electrical engineer. The new building should be complete by June. ANB has sold four of the remaining 24 lots.r

Hopper Lands Two Morer

Tom Hopper of Tall Grass Development Inc. in Rogers recently bought two building permits valued at a combined $3.2 million to build two retail buildings at 269-277 N. 46th St. and 4405-4413 W. Walnut St. in Rogers’ Scottsdale Center.r

Hopper is the developer of the shopping center.r

Crafton Tull & Associates of Rogers is the architect and engineer for the two buildings. Nabholz Construction Co. of Rogers is the general contractor.r

The lease rates have not been determined, and no tenants have been established. First Security Bank of Rogers is financing the construction.r

The 68,000 SF of lease space should be complete by mid-summer 2004. Some finishing work will be included in the lease price.r

Lots Sold Over the Rainbowr

Rainbow Holdings II LLC of Bentonville recently sold three lots in the 71 Business Office Park in Bentonville to Dixie Development LLC of Fayetteville.r

The lots — numbered seven, 14 and 15 — will be developed into vendor showroom/office space and retail space.r

Rainbow Holdings is owned by Hart & Haynes LLC (Bill Schwyhart and Collins Haynes), the Compton Family, Jeff Smithers and Joshua Kyles. Dixie is owned by Ben Israel.r

For several months, Dixie Construction of Fayetteville has been building a 40,000-SF office space in the park that already has been partially leased. Lots 14 (1.8 acres) and 15 (2.1 acres) sold for a combined $1.4 million.r

The lots will be built out for a combined 65,000 SF of retail/vendor showroom office space. The 2.5-acre lot 7 sold for $500,000 and is being developed for 25,000 SF of combined office showroom and retail space. The buildings will have dock access and high-speed Internet capability.r

Dixie Development will lease the space for a base price of $16 per SF. Retail lease rates have not been determined. Robert Sharp Architect Inc. of Fayetteville is the architect for the three new buildings, and Dixie Construction is the general contractor.r

Steve Clark of Clark Consulting in Fayetteville is the site engineer, and Roger Trotter of Dixie Construction is the principal construction engineer.r

Whitley Dunn of Dixie Real Estate in Fayetteville is the primary leasing agent for the space.r

Construx Coming to Carolyn Streetr

Construx Consulting Services Inc. of Lowell recently bought a building permit valued at $1.2 million to build a 12,000-SF office building at 201 Carolyn St. in the 23-acre Monroe Corners office park in Lowell. The new building that sits on a one-acre lot will be office space for The Benham Companies Inc. of Lowell. The Benham Companies, also the owner, will serve as the architect and engineer for the building, which should be complete in March. Burkes & Burkes Development LLC of Rogers, of which Aaron Burkes is a principal, is the developer of the park.r

Burkes & Burkes owns five of the remaining 10 lots, and Bill Schwyhart owns five. The land was bought from Tom Coleman of Dallas about three years ago. The first lot under construction is valued at $162,000. Construx will be the general contractor for the remaining 120,000-SF, mixed-use space in the 10 buildings under design at Monroe.r

The city of Lowell has created a new overlay district for downtown. Monroe Corners is part of the effort to develop a core downtown and will eventually include walking paths along Puppy Creek.r

The total park will contain about 120,000-SF of retail/office space. There are 13 lots total. Arvest of Lowell is financing the development. Burkes & Burkes will lease the space for a base price of $12.50 per SF.r

Dixie Builds at Signaturer

Dixie Construction LLC of Fayetteville recently bought a building permit valued at $928,875 to build an 18,068-SF office building in the Signature Square III development at 2111 S. Old Missouri Road in Springdale.r

Northwest Arkansas Investors LLC, of which Tom Muccio, Phil and Judy Phillips, Marla Webb and Trey Trumbo are members, is the developer. Northwest bought the land from Signature Properties LP of Fayetteville, of which Ben Israel is a member, in June.r

Document stamps, which can be used to calculate the purchase price of the land, were not affixed to the deed.r

Whittenberg Deloney & Davidson of Fayetteville is the architect, and Clark Consulting of Fayetteville is the engineer. The two-acre development will lease from $13 per SF. The building is scheduled to be complete in January.r

Community Bank of North Arkansas of Fayetteville financed the construction.r
