T.F. Stone Builds Luxury Apartments

T.F. Stone Co. of Dallas recently bought 23 building permits at a combined value of $15 million to build 254 apartment units in the new Stone Manor by Stony Brook upscale complex at 5001 Stoneybrook Road in Rogers.r

T.F. Stone is the developer, contractor and leasing agent for the apartments. The development will feature 23 buildings that include a clubhouse and pool cabana. Residents will have granite countertops, Jacuzzi tubs, security systems, a 24-hour fitness room and a concierge service. The 661-SF to 1,500-SF units will have three bedrooms, individual street addresses with direct-access garages and individual interior stairwells. Kyle Faulker of Dallas is the engineer, and Humphrey & Partners of Dallas is the architect.r

The financing for the development was provided by Muni Mae Midland Construction Finance LLC of Clearwater, Fla.r

Stonebrook Associates Ltd., of which Tommy Stone of Dallas is the president, bought the land in June from Texas-based Rogers Horsebarn LLC for $1.9 million. Bruce Myer is the managing member of Rogers Horsebarn.r

Ball Brings Up Apartmentsr

Ronnie Ball of R.B. of Springdale Inc. recently bought 15 building permits valued at a combined $6.7 million to build 120 apartments off of Jones Road in Springdale.r

R.B. will be the general contractor. Ronnie Ball, along with other silent partners, is the developer. The complex, near Har-Ber Meadows, will feature one- and two-bedroom units as well as 14 three-bedroom duplex units that will range from 750 SF for a one-bedroom, to 1,200 SF for a three-bedroom duplex.r

The yet-unnamed, seven-acre development will have a swimming pool, fitness center and on-site management.r

Dennis Becker of Fayetteville is the architect for the project, and Landtech Engineering Inc. of Springdale is the engineer. Ball, along with partner Bill Lazenby, bought the seven-acre site from Kay Riazzi of the Riazzi Family Limited Partnership for $300,000 in April.r

The project is expected to be complete in the spring of 2004.r

Nabholz Nabs Two Dealsr

Nabholz Construction Co. of Conway recently purchased a building permit valued at $2.8 million to build a 23,374-SF Regions Bank at 1465 E. Joyce Blvd. in Fayetteville. The Northwest Arkansas Business Journal told readers back in September that Regions would be making its first foray into Washington County at that site.r

The new full-service facility on 3.8 acres in the Vantage Square subdivision will be two stories. It’s Regions’ fifth branch in Northwest Arkansas. The facility will house on-site Morgan Keegan investment and Regions Mortgage representatives as well as Rebsamen Insurance and Regions Morgan Keegan Trust services. Professional Design Group of Marietta, Ga., is the lead architect.r

Superior Project Promises Expansionr

Nabholz is also the general contractor on a 4,800-SF addition to Superior Industries facilities at 1901 E. Borick Drive in Fayetteville.r

The project is valued at $2.2 million. The addition onto the 49,500 SF Superior facilities includes a new parking lot and a human resources office.r

Crafton Tull & Associates Inc. of Rogers is the architect and engineer.r

The project is expected to be completed by Jan. 1, 2004.r

McMahon Brothers Gets Up the Creekr

McMahon Brothers Custom Homes recently bought a permit to build a 4,840-SF home at 4557 Clear Creek Blvd. in Johnson’s Clear Creek subdivision.r

This is McMahon Brothers’ fourth project in Clear Creek, all of which range in value from $625,000-$825,000. Johnson’s building permits don’t always include dollar values.r

Garret & Associates of Atlanta is the designer on the McMahon projects at 4557 and 5662 Clear Creek Blvd. Two of McMahon’s four are custom homes.r

Jack Arnold of Tulsa is the designer on the homes at 4775 Clear Creek Blvd. and 5440 Osage Circle.r

The homes will have BioBase Systems insulation, hardwood flooring, granite countertops, Pella windows and doors, and custom millwork. McMahon’s first home will be complete in December. Tim McMahon purchased a 0.6-acre lot at 4577 Clear Creek Blvd. and a 0.75-acre lot at 4967 Clear Creek Blvd. from Clear Creek Residential LLC in August for $123,000 and $180,000 respectively. r

McMahon also recently bought four building permits valued at a combined $978,000 to build homes in Covington Park, Appleby Estates and Copper Creek subdivisions in Fayetteville.r

Bayyari Builds Retail, Residential Facilitiesr

Fidel Bayyari of Bayyari Construction in Johnson has completed the footing work for an 11,500-SF retail center called Bayyari Plaza on the Johnson/Springdale line. The facility is cut up into six 1,500-SF spaces and one 2,600-SF slot.r

The space will lease from $10-$14 per SF.r

Amhad Bayyari, Fidel’s brother, is the developer. The project is expected to be completed in February 2004.r

John Top of Top Design in Fayetteville is the architect, and Northstar Engineering of Bentonville is the engineer. Arkansas National Bank of Springdale financed the development. Bayyari owns the development adjacent to the retail center that contains a gas station and restaurant.r

Fidel Bayyari is the developer for the 65-lot Plantation subdivision on the corner of Elm Springs Road and Pinkley Road in Elm Springs.r

Bayyari bought those 80 acres from Roy Grimsley for $1.2 million in March. The one-acre lots have a minimum house size of 2,500 SF, and lots are being pre-sold for $59,900. Homes will sell from $250,000. The utility work is complete, and homes should be under construction by January. A concrete wall is being constructed around the subdivision. Arkansas National Bank of Springdale and First State Bank in Huntsville are providing the financing for the project.r

Nick’s Auto Becomes Apartmentsr

Kevin Kuehn and Lisa Kuehn of Kuehn Enterprises in Fayetteville have plans to renovate the space that was formerly Nick’s Auto Lube and Repair Service in Fayetteville and turn it into apartments.r

Kevin and Lisa Kuehn, husband and wife, expect to close on J.C. Nichols’ 5,200-SF property by October’s end. Construction on the $500,000 project is expected to begin in mid-November.r

Kevin Kuehn is also a planner with Atkins Benham Inc. of Lowell.r

The property at 867 N. College Ave. will have two 1,200-SF apartments and three 650-SF studio apartments.r

The Station on College apartment units, valued at $500,000, will have stained-concrete floors, exposed overhead steel and stainless steel kitchen areas. They will lease for about $1 per SF.r

The apartments should be complete by January. Atkins Benham is the engineer and architect for the project. r
