Jerry and Susan Kelley said they’ve found a real estate sales system that works. Their Help-U-Sell NWA Realty has remained busy since opening in early spring.

The concepts of Help-U-Sell are new to Northwest Arkansas. The service is designed for buyers and sellers who want to avoid extreme real estate-brokerage fees and don’t mind doing a little work.

Help-U-Sell charges a flat fee of $2,650, paid upon closing, rather than a percentage-based fee. With this standard fee comes media advertising, signs and a listing on the Help-U-Sell Web site.

Potential buyers contact the owners of Help-U-Sell. Showing the house becomes the owner’s responsibility, or Help-U-Sell can show the property for an additional fee.

“Some people don’t want to deal with owners, and some don’t want to deal with Realtors,” Jerry Kelley said. “We meet in the middle.”

The Kelleys have found that working on a no-commission basis leaves more room for buyer-seller negotiations. The Northwest Arkansas franchise of Help-U-Sell currently employs four with more employees coming soon. Another office in Benton County and a first office in Washington County are in the works.

Help-U-Sell mainly focuses on new and established residential properties but will be dealing with land and commercial properties in the future. The Kelleys personally financed the business. It occupies 1,200 SF in Rogers’ Turtle Creek Plaza.
