Charlton Development Co. recently bought four building permits at a combined value of $1.9 million to build four office buildings on a three-acre site on Southwest Regional Airport Boulevard in Bentonville.r
The development is located in front of Brightwood subdivision on the southwest corner of Regional Boulevard and Bright Road. Charlton Development will move part of its operations to the new space. Lease rates have not been determined but will include utilities and other amenities.r
Charlton Construction is the general contractor for the project. The buildings will range in size from 5,200-12,224 SF for a total of 28,924 SF of space in the project’s first phase.r
The entire multiphase office park development that’s yet unnamed is 20 acres and includes more than a mile of highway frontage. The land is part of several hundred acres that Charlton purchased at different times for the Wildwood and Brightwood subdivisions.r
Jim Mangold of Mangold Construction & Architecture in Rogers is the architect, and Northstar Engineering of Bentonville is the engineer. Simmons First of Rogers is financing the construction.r
Phase two of the development will have 30,000 SF of mixed commercial and retail space on a three-and-a-half-acre site.r
Charlton Development bought 80 additional acres on Sept. 15 for additional phases in the 400-lot Wildwood Subdivision from the Haberman Family Trust for $1.6 million.r
Homes in Wildwood have a 2,000-SF minimum and sell from $160,000- $230,000.r

Elsass & Fugitt Build 27 Homesr
Kirk Elsass and Kim Fugitt of Elsass & Fugitt LLC recently bought 27 building permits at a combined value of $2.8 million to build town homes on Lafayette Street in Rogers.r
The limited liability company bought 4.8 acres at the intersection of West Oak and Lafayette Street for the development from Fugitt in February. The warranty deed for the transaction did not include any revenue stamps. There will be a total of 38 three- and four-bedroom town homes in the Homes at Oakmont for sale from $133,000-$139,000 finished.r
Elsass & Fugitt LLC financed a mortgage through Arvest for $3.5 million in February for the project. Sand Creek Engineering & Landscape Architecture of Bentonville is the engineer, and Kim Fugitt is the architect. Lindsey & Associates will be marketing the homes.r

Arkansas Dream Builders Juggles Multiple Jobsr
Arkansas Dream Builders recently bought 13 building permits valued at a combined $824,436 to build homes in the Salem Village subdivision, soon to be renamed Clabber Creek Village. Annabelle Nickel and Angel Hobbs are the owners of the Farmington-based construction firm.r
Arkansas Dream Builders will be constructing a total of 25 homes in Salem Village that will range from 1,300-1,550 SF. The firm also will build on 109 lots in Clabber Creek subdivision where homes will range from 1,600-2,200 SF. Frank Betz of Smyrna, Ga., is the architect for the homes.r
Brandon Barber and David Dallas, along with other silent partners, are the developers of Clabber Creek Village and Clabber Creek. Lots at Clabber Creek have an combined appraised value of $4 million.r
Arkansas Dream Builders has been the general contractor on homes in the subdivisions of Bridgeport in Fayetteville, Emerald Heights in Rogers, Mission Place in Fayetteville, Stonewood in Fayetteville and Forest Hills in Washington County.r

Sweetser Sweeps Off-campus Constructionr
Jerry D. Sweetser Inc. recently bought two building permits at a combined value of $709,224 to build 22 apartment units at 1545 N. Oakland Ave. in Fayetteville. Sweetser Construction is the general contractor on the 672-SF, one-bedroom units. Arvest Bank-Fayetteville is financing the construction. Kim Fugitt of Fugitt & Associates in Fayetteville is the architect, and the engineer is Dave Jorgenson of Jorgenson & Associates Engineering in Fayetteville.r
The luxury apartments are expected to be complete in January 2004 and will feature full-size appliances.r
By December, Sweetser expects to begin construction on three more apartment buildings on Garland and Leverett streets.r
Sweetser just completed construction on 96 units at 1343 N. Leverett Ave. Three of the five buildings are available for occupancy. Sixty one-bedroom units will rent for $475 and are 585 SF. Thirty-six 935-SF, two-bedroom units will rent for $675.r
Bank of Arkansas in Fayetteville financed that construction.r

EWI Starts New Buildingr
EWI Constructors Inc. of Fayetteville will begin construction on a 4,176-SF office building in the Shelby Square commercial subdivision in Johnson.r
Robert Srygley is the developer. United Bank of Springdale is financing the construction of the $600,000 building. Marlon Blackwell Architects in Fayetteville is designing the facility.r
The metal-sided building will have a ground floor; mezzanine level with a terrace and exterior balcony; and upper level with a wine room, cigar room and kitchen. Srygley’s business, Washington County Financial Management, will occupy the space.r
Srygley purchased lots nine and 10 of Shelby Square from Joyce Lundstrum and Shannon and Scott Patton for $40,000 and $45,000, respectively, in November 2002.r

Millenium Plaza Plans in Worksr
Millenium LLC, of which Kirk Elsass is a member, recently began dirt work on a parcel of land located across from the Millenium subdivision in Fayetteville.r
Ken Fugitt & Associates is the architect, and Mel Milholland is the engineer.r
The plans call for a 32,000-SF strip center that will be mixed-use retail space called Millenium Plaza. Millenium LLC is still working out final plans with the city of Fayetteville.r
Regions Bank in Rogers is financing the development that is expected to be available for lease in June 2004. The space will lease from $13-$15 per SF.r

New Arvest Branch in Tontitownr
Arvest Bank has plans for a new branch in Tontitown.r
The company recently bought lot 14 in the Fantinel Business Park from Jerome and Barbara Fantinel for $250,000.r
Construction on the 6,000-SF branch isn’t expected to begin until sometime after the first quarter of 2004. It’s estimated to open in late summer 2004.r
The full-service branch still has contractor bids out but will follow the Arvest retail-branch prototype for its design.r
