Plans are under way for the Enclave, a 40-acre upscale development in southeast Springdale.

Utility work for the subdivision off of Ivy Lane near Arkansas Highway 265 is expected to begin at the end of August. Homes will be built beginning early next year. The developers of the site, Gary Griffin and Philip Taldo, said they’re working on the bids and have selected seven builders. The contractors for the 66 lots will be Virgil Knight of Virgil Knight Construction and Lee Scarlett of Celtic Homes in Fayetteville and Springdale’s Chris Elder of Elder Construction, Legend Builders, RT Homes and Chris Demarest.

Homes at the Enclave will begin at $450,000 and have a 3,200-SF minimum. Arvest Bank-Springdale won the financing job for site construction.

Griffin and Philip Taldo bought the land from the Ivy family in 2002 for $1.2 million.
