Candlelight Place Under Construction

Candlelight Place LLC of Fort Smith on May 7 secured a loan of $2.7 million from First Security Bank in Fayetteville for a new Fayetteville apartment complex already under construction.

Candlelight Place Apartments will be located between 1770 and 1790 Gregg Ave. Pat McGowan is the managing member of Candlelight Place LLC.

Construction began on the 56-unit complex in January. Plans are for the apartments to be ready for occupancy by late fall.

There will be seven buildings in the complex, including the office. The one-bedroom units will range from 620-660 SF. The two-bedroom units will range from 960-1,100 SF. Rents will range from $500-$625 per month.

Chris Elder Building Fayetteville Townhouses

Chris Elder of Elder Construction Co. in Springdale on May 14 purchased four building permits valued at a combined $1.76 million to build several Fayetteville townhouses.

The first phase of Pleasant Woods Townhouses, on Pleasant Woods Drive near Asbell Elementary School, is under construction. The townhouses will range in size from 1,100-1,200 SF.

Construction Under Way for Olive Garden Restaurant

GMRI Inc. of Orlando, Fla., doing business as the Olive Garden, on May 8 purchased a building permit valued at $1.3 million to build its latest restaurant in Fayetteville.

Olive Garden, whose parent company is Darden Restaurants Inc. of Orlando, will be east of Kohl’s department store and across Mall Avenue at CMN Business Park II.

A casual Italian restaurant, Olive Garden officially will be at 3616 N. Mall Ave. and will be 8,077 SF.

The restaurant will have between 40-48 parking spaces.

Milholland Co. of Fayetteville is the engineer for the project.

Venture Construction is the general contractor.

Darden is the largest casual dining restaurant company in the world. It operates more than 1,100 Red Lobster, Olive Garden, Bahama Breeze and Smokey Bones restaurants in North America and employs more than 122,000 people.

New Nazarene Church to be Built Soon

First Church of the Nazarene of Fayetteville, which burned to the ground in December 2000, in May purchased a building permit valued at $1.01 million to begin the process of rebuilding its north Fayetteville church.

Buildings Inc. of Springdale will be the general contractor on the church at 2857 Old Missouri Road, just south of Butterfield Elementary School. Jim Mangold of Mangold Architecture and Construction in Rogers will be the architect. A target date for completion has not been set.

Rogers Gets in Tune with Latest Projects

Rogers Schools recently purchased a pair of building permits valued at a total of $834,000 to build new music rooms for two middle schools.

Greer Lingle Middle School, at 901 N. 13th St., and Birch Kirksey Middle School, at 2922 S. 1st St., each will be getting 4,300 SF added on to their current music room facilities.

The middle schools are for seventh- and eighth-grade students.

Crossland Construction Co. of Rogers is the general contractor on both projects, which are expected to be completed by October.

Red Rock Development Adds 10 Lowell Homes

Tim Graham, president of Red Rock Development Inc., on April 1 got 10 loans from JB Hunt LLC for a combined $750,000 to add homes at a southeast Lowell subdivision that eventually will have more than 300 houses.

Southfork subdivision currently is undergoing construction of its Phase III, which has 224 lots. Phase I had 50 lots, and phase II had 42 lots.

Homes in Southfork range from $75,000 to $90,000 and from 1,200-1,800 SF.

Harris Baking Cooks Up New Docks Facility

Harris Baking Co. of Rogers recently purchased a building permit valued at $600,000 to add to its loading dock facility.

Crossland Construction Co. of Rogers is building the addition at the Harris Baking facility at 2301 S. First St.

Dixie Development Continues with Fayetteville Construction

Ben Israel of Dixie Development Co. in Springdale got a building permit valued at $480,000 to begin construction of another north Fayetteville business complex.

Business Center at Joyce Boulevard will have four buildings totaling 40,100 SF. The first building under construction will be 11,223 SF. Business Center at Joyce Boulevard will be at 2434 E. Joyce Blvd., just northeast of Paradise Valley Athletic Club.

Israel said Dixie Development is building its own excavating company, having recently purchased a trackhoe, a backhoe, dozers, trucks, etc.

Roger Trotter is president of Dixie Construction. Bill Gabbard recently joined the company and will run Dixie Excavating, which will have from 5-7 employees.

Martin Adds Pair to Copper Creek

Jeff Martin of the J Martin Co. of Fayetteville recently purchased two building permits valued at a combined $430,000 to build two northeast Fayetteville homes.

Copper Creek is an 81-lot subdivision being developed by Gary Brandon of Springdale. It is near the Fayetteville-Springdale line on Arkansas Highway 265 north of the Fayetteville-Springdale Elks Lodge. While Copper Creek is in Fayetteville’s city limits, it is in Springdale’s school district.

Homes at Copper Creek will average from 2,500-3,500 SF each.

Martin’s latest additions will be at 3525 E. Jasper Lane (3,190 SF) and 3501 E. Jasper Lane (2,874 SF).

Old Subdivision Gets New Additions

Rudy Hatcher of Fayetteville recently purchased a pair of building permits valued at a combined $417,832 for new homes in an old Fayetteville subdivision.

The homes will be in Seanster subdivision at 488 and 510 W. Lawson St., and each home will be 2,902 SF.

Bob Maloney Adding to Rogers Dealership

Bob Maloney Ford-Lincoln-Mercury Inc. recently purchased a building permit valued at $320,000 for part of the ongoing addition to its expansive Rogers facility.

There will be 16,000 SF added to the facility, and an existing 13,500 is being renovated during the three-phase project.

Phase I of the project will include a new service department, phase II will include a new sales department and phase III will include new canopies.

The dealership has been at the corner of 8th Street and New Hope Road since 1965. Bob Maloney took over the dealership in 1981, where it now sells Ford, Lincoln and Mercury cars and trucks as well as used cars.

Fairchild Inc. of Bentonville is the general contractor on the project, while Nudell Architects of Costa Mesa, Calif., is the Ford-approved architectural firm.
