Lindsey Construction Ready for More Cliffs
Cliffs III LP on Jan. 10 purchased 24 building permits valued at a total of $12.5 million to have more than 100 additional units added in an east Fayetteville apartment complex.
The Cliffs Apartments are just west of Crossover Road.
Lindsey Construction Co. is the general contractor on the apartments,. The apartments are a joint venture between the Underwood and Lindsey families.
The newest additions will have one-bedroom units, 666 SF, renting for $515 per month. The downstairs two-bedroom units will be 1,010 SF and rent for $625 per month. The upstairs two-bedroom units will be 1,043 SF and rent for $635 per month.
Cliffs III also purchased another building permit valued at $605,000 for a non-standard 9,905-SF building inside the complex.
More High-End Businesses Looking at Rogers Site
Several limited liability companies on Nov. 19 went in together on a $9 million loan from Community Bank of North Arkansas in Fayetteville for a future upscale business park in Rogers.
The land at the northeast corner of New Hope Road and Interstate 540 has been cleared, but no construction has taken place.
Gary Combs of Trout Farms LLC and Osage Spring Farms LLC said “several high-end restaurants and retailers” have talked to the ownership group about moving into the area.
One group already has plans for a high-end condominium complex on part of the 74-acre tract.
Combs said the land is “still for sale.”
Joining Combs as owners of the land are J.B. Hunt, Bryan Hunt, Tim Graham and Bill Schwyhart.
The group also recently purchased a $60,000 permit for demolition purchases of existing old structures at 4607 W. New Hope Road.
Brandon Continues Adding Hotels and Homes
Gary Brandon of Gary Brandon Enterprises Inc. of Springdale is building hotels and houses across Northwest Arkansas.
Brandon recently purchased a building permit valued at $3.4 million to build a Fairfield Inn & Suites by Marriott in Rogers. Located at 4611 W. Rozell St., the new hotel will be three stories with 99 units. A grand opening is planned for August.
Brandon is the general contractor on the project, of which he owns 25 percent. Dewey Weaver of Monroe, La., also owns 25 percent. Jerry Cox and Jeff Long of Atlanta are the developers of the hotel. Cox, Long and other investors will own the remaining 50 percent of the hotel.
Brandon and Weaver also have proposed plans for an 88-unit Residence Inn by Marriott to be built at Rogers’ Scottsdale Center.
Brandon is the general contractor on a new, 78-unit, three-story Residence Inn by Marriott in Fort Smith.
Construction on that hotel is expected to begin in late January.
Finally, Brandon is developing an 81-lot subdivision in northeast Fayetteville. Copper Creek subdivision, north of the Fayetteville-Springdale Elks Lodge, is in Fayetteville’s city limits but Springdale’s school system. Lots will begin to close at Copper Creek in March. Homes there will average from 2,500-3,500 SF each.
Foundation Being Built for Embassy Suites
John Q. Hammons of John Q. Hammons Hotels in Springfield, Mo., recently purchased a building permit valued at $2 million for the foundation work at a Rogers hotel and convention center.
Embassy Suites, a 10-story, 250-room hotel with more than 20,000 SF of meeting space, is expected to be completed in 2003.
KCC Contractors Inc. of Springfield will be the general contractor on the foundation. Excavation work began Nov. 12 on the site at Pinnacle Hills in west Rogers. The hotel’s address is 3303 Pinnacle Hill Drive.
Hammons purchased the land for the hotel from Gary and Carla Combs.
Also, Dr. Scott Bolding, Greg Jones, West Doss, Collins Haynes and Bill Schwyhart are building a five-story, 75,000-SF, semi-circular professional building on four acres near the Embassy Suites site. They will break ground there probably in February.
Don Blakeman of Blakeman’s Fine Jewelry in the Northwest Arkansas Mall closed with Combs on Jan. 10 on the purchase of a lot near the hotel. Blakeman’s will likely be relocating to the upscale Rogers commercial district.
Combs also said two Fortune 500 companies have discussed putting offices on his land at Pinnacle Hills.
Combs, who owns Basic Construction Co. and Basic Block Group, is part of a group already building an $11 million office tower at Pinnacle Hills. Pinnacle Hills Centre will be a six-story, 105,000-SF office building. Basic Construction Co. is handling the site work, while Baldwin & Shell Construction Co. is building the tower.
Reaves’ Shadow Valley Quickly Taking Shape
Lance Johnson Building Co. of Springdale on Dec. 31 purchased eight building permits valued at a combined $1.3 million to build homes at what eventually will be Northwest Arkansas’ largest subdivision.
Rogers’ Shadow Valley, being developed by former Sears, Roebuck & Co. executive Charles Reaves, is a 514-acre golf community that starts less than three miles west of the Pleasant Grove Road/Interstate 540 intersection and sprawls a mile west to Arkansas Highway 112.
The championship 18-hole golf course is expected to be completed soon.
The $250 million development will include 1,700-2,000 living units priced at $175,000 and up, with the average home going for about $250,000. Reaves, now president of Reaves Enterprises Inc., also owns enough adjacent property to double the project’s size to 36 holes of golf and about 4,000 living units.
About 10 acres of Shadow Valley are earmarked for commercial development.
Porthaven Construction Keeping Carpenter Busy
Tad Carpenter of Carpenter Construction in Springdale on Nov. 29 got 10 loans totaling $880,000 from First State Bank in Fayetteville to build more homes at a Springdale subdivision.
Also, on Jan. 4, Carpenter purchased six building permits valued at a combined $534,461 for more Porthaven homes.
The homes are on Cutter Court and Ketch Court in Porthaven subdivision, a new development adjacent to the Har-Ber Meadows subdivision off U.S. Highway 412 between Interstate 540 and Tontitown in west Springdale.
The homes range from about 1,300-1,500 SF each.
