Pinnacle Point Gets Another Retail Center
Pinnacle Point Partners, consisting of Collins Haynes, Bill Schwyhart and Bobby Martin, on Sept. 19 got a $2.9 million loan from Arvest Bank to build more commercial property at one of Northwest Arkansas’ most upscale commercial developments.
The retail center will be 23,000 SF and located just south of the Shearin-Hathaway Group building at Pinnacle Point in west Rogers.
Airways Freight Corp. Adds to Headquarters
Airways Freight Corp. on Sept. 24 secured two loans totaling $2.2 million from Bank of Fayetteville to add to its west Fayetteville headquarters.
Located west of Ozarks Electric Cooperative Corp. at 3849 Wedington Drive, Airways Freight is building an additional 15,000 SF of office space.
Hunnicutt Construction Company Inc. is the general contractor on the project.
Wal-Mart Facility Gets a Face Lift
Wal-Mart Stores Inc. of Bentonville recently purchased a building permit valued at $1.5 million to renovate one of its original Benton County facilities.
The 75,516-SF building at 601 N. Walton Blvd. was the home to a Wal-Mart store before the company constructed a Supercenter a few blocks to the south. Wal-Mart has been using the building as its transportation offices. The facility will be completely remodeled.
Former Blueberry Farm Now Rogers Subdivision
Berry Farm Associates, a partnership between Craig Smith Enterprises and Louis R. Winski Investments Inc., broke ground in October on the 84-lot The Berry Farm subdivision in southwest Rogers.
Winski secured a loan of $1.4 million from Bank of Bentonville on Sept. 14 to begin the project.
Located on West Drive near Bellview Road, the 30-acre project was formerly a blueberry farm. Almost all the of the lots have been pre-sold to selected builders in Northwest Arkansas, including:
Austin Homes Inc.; BTC Construction; Horton Construction; Jim Jones Construction; JV Custom Homes; Lifestyle Custom Homes; McMahon Brothers Construction; Riverstone Homes; RT Homes; United Arkansas General Contractors; and Vintage Realty & Development.
Home construction has begun, with the completion of the site expected early next year. The homes will range in size from 2,000-2,400 SF and will be priced from about $185,000. There will be a strict architectural covenance.
Lots at The Berry Farm will be lined with maple trees and Nellie R. Stevens hollies. Also, many blueberry plants will be saved and planted in a common area for homeowners.
Other amenities include upscale street lights. Homeowners will be required to plant at least one three-inch diameter maple or oak in their front yard to insure tree-lined streets in future years.
Mike Philip will be the sales manager for the project.
Winski, of Dallas, also developed Rogers’ Bent Tree subdivision.
Knight, Simpson to Start Soon at Yorktown Square
John Knight Construction Co. and Larry Simpson Construction Co., both of Fayetteville, are set to build between 10 to 12 houses each in a north Fayetteville subdivision.
The construction will be at phase III of Yorktown Square subdivision, south of the new Commerce Park office complex and just west of Old Missouri Road.
Yorktown Square will have 29 lots and will neighbor Brookhaven subdivision.
Houses will be priced from $280,000-$350,000 and will range from 2,400-3,300 SF. The first houses should be ready for occupancy by mid-spring. The covenants have yet to be set.
Yorktown was developed by Wade Bishop of Fayetteville.
Knight built eight houses in Brookhaven and is also building at Springdale’s Pine Wood subdivision.
Greer Plaza Looking to Attract Lawyers
Richard Alexander and Rob Merry-Ship of North College Development Co. LLC on Sept. 24 got a loan of $600,000 from First Federal Bank of Arkansas in Fayetteville to renovate an office building.
North College Development purchased about 75 percent of Greer Plaza, located near downtown Fayetteville and next to the former Ozark Theater building. Washington County Library will occupy about 4,000 SF of that space. There will be an additional 1,500 SF North College Development is renovating for offices in the front of the building. Merry-Ship said the space would be ideal for lawyers because there will be a full-scale law library on site. Also, there will be about 40 covered parking spaces underneath the offices.
North College Development is also nearing the completion of the condominiums at the former UARK Bowl location on Dickson Street. And Micky Fin’s, an Irish-style pub, is expected to open this year in about 2,200 SF at the entrance to the condos. Also, the special events center at the site already has engagements scheduled for its January opening.
Unique Subdivision Set for Sonora Area
Dan Dykema, Rick McCullough and Mark Marquess of Sierra LLC are in the process of taking over an existing subdivision and turning it into a unique addition near Beaver Lake.
Located just east of U.S. Highway 412 near Sonora, Blue Springs subdivision has about 35 existing homes with about 165 lots in all.
Sierra will develop the remainder of Blue Springs, with homes priced between $85,000-$145,000. This will be the first moderately priced subdivision with its own pool, clubhouse and park on Beaver Lake.
It will also be a planned community with a restricted covenant of design and quality.
Latest Lindsey Links Layout in Kansas, not Oklahoma
Lindsey Management Co. held a grand opening in early October for what some believe is the Fayetteville company’s best golf course yet. However, the course is in Shawnee Mission, Kan., not Shawnee, Okla., as previously reported.
The golf course/apartment complex — The Greens at Shawnee — will have 420 apartments. The course — Shawnee Golf and Country Club — will be an 18-hole, par-72, 6,726-yard championship layout. The clubhouse will be more than 10,000 SF with more amenities than most Lindsey course clubhouses.
Lindsey has 19 courses that range from par-3 (five), executive (three) and 18-hole layouts (11).
Lindsey Construction Co. is also in the process of building three courses — a par-3 layout in Bentonville and two 18-hole regulation courses in Grandview, Mo., and McKinney, Texas. Lindsey will also begin soon on construction of an 18-hole layout in Bryant.
