Pinnacle Hills Centre to Open Late Next Year

Pinnacle Hills Centre, the $11 million office complex just off Interstate 540 near the new Embassy Suites Hotel in Rogers, is scheduled to be open for business late next year.

The six-story, 105,000-SF office complex will be owned by partners Gary and Carla Combs, J.B. and Johnelle Hunt, John Q. Hammons, Bill Schwyhart, John Flake and Les Baledge. Gary Combs’ Basic Construction Co. of Springdale is general contractor for the project. There will be 102,637 of usable SF.

Flake & Kelley Management of Little Rock will handle the leasing for the new tower, which sits on 3.5 acres.

Blake Lazenby of Flake & Kelley said the building already has several serious tenant prospects.

The project will lease for $19.30 per SF. Tenants will have a finish allowance of $27 per usable SF. There will also be an annual 3 percent rent escalation, and a minimum three-year lease will likely be required.

Springdale’s Commons Begins Six-phase Project

Lynn Williamson and Stephen Palmer of Commons LLC on June 27 secured a loan of $2.05 million from Arkansas National Bank of Bentonville to build a planned-unit development for manufactured housing in east Springdale.

The Commons, a six-phase project, will have 271 sites in all. It will be adjacent to Butterfield Estates subdivision.

Edwards Design & Construction of Springdale will be the general contractor at The Commons.

Lowell Building Gets Facelift

Mike Sitton of Silverhorn Holdings LLC in Tulsa on June 25 got a $1.52 million loan from Great Southern Bank of Springfield, Mo., to remodel an office building in Lowell.

Located at 701 S. Bloomington Street, the building formerly housed H.C. Trailers.

Barton Construction of Fayetteville is the general contractor on the project.

Eagle Crest Subdivision Popular Site for Builders

Several Northwest Arkansas builders are involved in the construction of Eagle Crest subdivision in Springdale.

On June 6, Cecil Pinkley got 14 loans totaling $1.49 million from Superior Federal Bank, and Kevin Gerlt Construction of Springdale got four loans totaling $476,000 from Arkansas National Bank and Arvest Bank to build homes at Eagle Crest. Also, BMP Development got two loans totaling $208,800 from Simmons First Bank of Northwest Arkansas for construction at the subdivision.

Mark Marquess developed Eagle Crest, which is in Springdale, on the Benton County side of the line.

Benton County RDA Building New Water Lines

The Benton County Rural Development Authority on July 18 took two loans totaling $1.32 million from the United States Department of Agriculture to build new water lines for some rural areas of Benton County.

Some of the water lines will benefit the Northwest Arkansas Regional Airport in Highfill and other towns in that area.

First of Vantage Offices Will Open in October

Bill Lazenby of Lazenby Construction is building four 6,500-SF office buildings in north Fayetteville. Lazenby purchased permits totaling $1.02 million for the Vantage Square projects.

Vantage Square is just west of the new post office on Joyce Boulevard.

The first of the buildings is expected to be completed in October. The addresses of the new buildings will range from 1748 to 1762 E. Joyce Blvd.

White Oak Station To Open in October

Gary Combs and Steve Turner of Electric Avenue LLC on July 10 got a $1 million loan from First Federal Bank of Arkansas in Fayetteville to build a new White Oak Station in Springdale.

At the intersection of Arkansas Highway 265 and Electric Avenue in south Springdale, the new White Oak Station convenience store is projected to open in October.

Combs’ Basic Construction Co. will be the general contractor on the building.

The station will sell Texaco gasoline.

Turner is secretary of Petromark in Harrison, which owns all of the White Oak Stations. Stephen Lair is the company’s president.

Petromark is also building a new White Oak Station in Bentonville at the corner of Moberly Lane and Central Avenue.

Springdale and Bentonville already have one White Oak Station each. There are also two in Fayetteville and one each in Rogers, Siloam Springs and Hindsville.

Combs and Bill Lazenby are building a 120-unit apartment complex behind the new White Oak Station. Named Electric Avenue Apartments, the complex will have both one and two-bedroom units available. They should be ready for occupancy in the spring.

Lazenby Building at Numerous Sites

Bill Lazenby of Lazenby Construction in Fayetteville is building houses all across Northwest Arkansas.

On June 26, Lazenby got seven loans totaling $742,400 from Superior Federal Bank to build more homes at Eagle Crest subdivision in north Springdale. And on Aug. 10, Lazenby got five more building permits totaling $621,600 for Eagle Crest homes. The new homes should be finished by November.

On June 8, Lazenby secured a $1.61 million loan from Arkansas National Bank for construction of 15 homes at another Mark Marquess development — Kristyl Heights subdivision in Bentonville. The new homes will be on Navajo Drive, Cheyenne Drive and S.W. 10th Street. They will range from about 1,550-1,700 SF.

Also, Eagle Home Builders on July 19 got a loan of $420,000 from First National Bank of Fort Smith to build homes at Kristyl Heights.

On June 13, Lazenby got four loans totaling $502,320 from First Security Bank to build four homes at Bentonville’s Williamsburg Heights. Those homes will range from 1,600-1,700 SF.

On July 5, Lazenby got four loans totaling $280,000 from First State Bank for more homes at the David Lyle Addition in east Fayetteville. Homes there will range from $75,000-$110,000. There are 43 lots in the subdivision.

In Farmington, Lazenby is building eight new homes with loans totaling $520,000 from Farmers & Merchants Bank of Prairie Grove. Homes at Meadowlark subdivision will range from 1,200-1,400 SF.

Lazenby is also in the initial stages of putting in 35 new homes at Fox Run subdivision in Elkins. Those homes will range from 1,250-1,700 SF.

Fox Run off Stokenberry Road will eventually sit behind a strip center that is planned for construction. A Sonic Drive-In restaurant is also in the works for that area.
