The Links at Bentonville to Have Executive Course

Lindsey Construction Co. on June 21 got an $18.35 million loan from Regions Bank to build an apartment/golf course complex in Bentonville.

The Links at Bentonville will be located on 40 acres off Moberly Lane. It’s south of Arkansas Highway 102, just west of Sunshine School and Ozark Guidance Center and adjacent to Walnut Valley subdivision.

There will be 432 units in all, including 144 one-bedroom apartments and 288 two-bedroom units. The one-bedroom layouts will range from 545 to 666 SF.

The two-bedroom layouts will range from 793 to 1,043 SF. The first building ready for occupancy should be completed in October.

The golf course at The Links at Bentonville will be an executive nine-hole layout. An executive course is usually around a par-30 or par-32 for nine holes. It could be ready for play later this year.

A similar project planned for Springdale was voted down 5-2 by the Springdale City Council on July 24.

Lyndy Lindsey is the golf course supervisor for Lindsey’s 20-plus courses that range from par-3, executive and 18-hole layouts. He has also designed all but one of those courses.

The Cliffs Expanding With Upscale 4-plexes

Cliffs #2 LP on June 7 secured final financing of $8.4 million from General Electric Capital Corp. to finish completion of phase II of an east Fayetteville apartment complex.

Located just off Crossover Road, The Cliffs Apartments are a joint venture between the Bill Underwood and Jim Lindsey families.

Phase II already has 33 12-plexes, but Lindsey Construction Co. is adding three upscale 4-plexes. Each unit will be two stories and about 1,500 SF. They will be located on the north side of The Cliffs.

Also, phase III of The Cliffs Apartments is still in the planning stages and still a year away from construction. But plans call for more than 100 units in the addition.

New Maverick Facility Accommodates MacSteel

Maverick Transportation Inc. of Little Rock is building a $3 million warehouse in Fort Smith.

The 56,000-SF facility will be located on Planters Road, directly across from MacSteel’s planned $23 million expansion. MacSteel is one of Maverick’s top clients.

Maverick’s warehouse is expected to be completed in May, while MacSteel’s new facility should be in operation in late 2002.

Maverick currently has two 10,000-SF warehouses in Fort Smith, one on Planters Road and the other on Ball Road. Plans are for Maverick to sell its existing Planters Road warehouse. It leases the Ball Road warehouse. Maverick has 750 trucks in operation. It transports 15,000 truckloads of MacSteel product annually.

FirstCare to Relocate Practice Down the Road

Drs. Larry Tuttle, Bryan Abernathy, Mark Bonner and Gary Thorn Jr. of Family Practice Investments LLC on June 22 secured a $1.53 million loan from Arvest McIlroy Bank & Trust to purchase a new facility for their medical practice.

FirstCare Family Doctors South is buying the 40,000-SF East Side Plaza at 2515 Huntsville Road, former home of the now defunct Watson’s Grocery at the intersection of Arkansas highways 16 and 265. FirstCare will occupy about 12,000 SF of the building, which will also retain the Rolling Pin Cafe and Guardian Angel Childcare Center.

There is about 20,000 SF of space available for lease. Medical Services of Northwest Arkansas Inc. CEO Larry Shackelford is the leasing agent.

Fort Smith Gets Fourth Arvest Bank

Arvest Bank recently held a groundbreaking for a $1 million-plus, 4,000-SF branch in north Fort Smith.

The bank, located at 4800 Kelley Highway, is expected to be completed by January. This will give Fort Smith four Arvest bank locations. Van Buren also has one.

Glidewell Construction Co. of Barling is the general contractor on the project.

Arvest is also adding another Fayetteville branch at 1170 Salem Road in west Fayetteville. That one is expected to be completed next spring. It will be 7,200 SF. The building permit for the project was valued at $1.06 million. Lindsey Construction Co. is the general contractor on the Fayetteville project. Fayetteville currently has seven Arvest Bank locations, including Arvest McIlroy Bank & Trust.

Market Square Nearing Capacity

Phillip Taldo and Gary Griffin of One Springdale Inc. on June 29 got final financing of $964,000 from Arvest Springdale Bank & Trust on a retail office building in Springdale.

Market Square, located on Gutensohn Road near the Wal-Mart Neighborhood Market, is a single building with 13,000 SF. About 9,000 SF has been leased. Trinity Rehabilitation Services is one of the tenants, as is wireless communications company Arkansas Satellite. Also having leased space but yet to move in is Affordable Care, which specializes in denture work.

Neal Hefner is the general contractor at Market Square. Miller, Boskus and Lack are the architects.

River Valley Homes Adding to Sandstone

River Valley Homes of Springdale on July 6 purchased 10 building permits valued at $828,648 to build more homes at an east Rogers subdivision.

Sandstone subdivision is located off Monte Ne Road. Homes there range between 1,000 and 1,300 SF.

River Valley’s latest projects at Sandstone will include five homes on East Magnolia Street, three on South “D” Street and two at East Pinion Street.

Doo Wop Group Building Happy Bays in Rogers

Doo Wop LLC, consisting of Shell and Marsha Spivey and Robert and Nancy Lewis, on May 31 got a loan of $650,000 from First State Bank of Lonoke to renovate and build an addition to a Rogers car wash.

Happy Bays, on the southeast corner of U.S. Highway 71 business and Poplar Street, will be open for business by mid August. It is at the site of an existing car wash that had six manual bays. But Doo Wop is adding two automatic washers.

Also, like the groups’ other car wash, Happy Days on Walnut Avenue, cash or credit cards can be used at the new one. Also like Happy Days, Happy Bays will be decorated with murals of local scenes, including the old Frisco Railroad Station, downtown Rogers from the 1950s, and the Susie-Q-Malt Shop.

Shell Spivey said another similar car wash is planned for the intersection of U.S. Highway 71 and Arkansas Highway 264 in Lowell.
