Business Park Going Up Near Distribution Center

Walter Gray of Siloam Springs is developing Straube Park, a 38-acre facility directly across Arkansas Highway 12 from the Wal-Mart Stores Inc. distribution center in south Bentonville. The commercial property will include a restaurant, truck stop and convenient store and other buildings.

Gray said the initial phase of the project has cost about $3.5 million, with financing from both Arkansas State Bank of Siloam Springs and a private investor.

The property is 3.5 miles from Rainbow Curve in Bentonville.

Tower Restaurant, a 6,600-SF eatery (see Page 24), is expected to be open by June 1.

Gray hopes to have the final site approval for the entire project by June 1. The pad is already built for a 9,700-SF truck stop/convenient store that will park 110 trucks, by far the largest in Northwest Arkansas. Gray said about 1,200 trucks per day enter and exit the distribution center, and the truck stop will give them an ideal place to await their precise arrival time at the distribution center.

Gray also has plans for a motel and said he was interested in building warehouse/showroom facilities for Wal-Mart vendors at the site.

Tracy Engineering of Tulsa is also working on the project.

Embach Building New Apartments

Thomas Embach of Fayetteville recently purchased six building permits valued at a combined $1.93 million to build a new apartment complex in Springdale.

The Springdale Apartments will be located at 126 Rhodes Ave., near the Springdale Police Department.

Harps to Add Another

Springdale Location

Harps Food Stores Inc. of Springdale will be adding its third Springdale store soon, purchasing a building permit March 19 valued at $1.42 million.

The new location will be at 1945 Butterfield Coach Road, with 27,650 SF.

Commerce Construction Co. of Springdale is the general contractor on the project.

Harps’ existing locations in Springdale are at Plaza Shopping Center and at 2894 W. Sunset Ave. It also has three Fayetteville stores and one each in Rogers, Bentonville, Bella Vista and Siloam Springs.

to Make Short Move

The Springdale Water Department recently purchased a building permit valued at $1.23 million to build a new office directly across Oak Avenue from its existing location.

Buildings Inc. of Springdale is the general contractor on the project. Construction is under way.

The project will be 15,630 SF and will house offices for both the Water Department and the city’s engineering offices.

Currently, the Water Department is at 526 Oak Ave., but its new address will be 525 Oak Ave.

More Condos Coming

to North Fayetteville

Gilliland Construction Co. Inc. on April 23 purchased three building permits valued at a total of $672,800 to build condominiums in Fayetteville.

The condos will range from 1,800-2,000 SF each. The three duplexes will be located at 1779-1781 E. Overland Drive, 1821-1823 E. Elk Horn Circle and 1854-1856 E. Elk Horn Circle. They will be near Butterfield Trail Village off Joyce Boulevard.

Fayetteville To Get

Apartment Complex Soon

Elder Construction Co. of Springdale on April 16 purchased two building permits valued at a combined $523,392 to build a new apartment complex in Fayetteville.

The eight, 4-unit buildings will be located on Bernice Drive southwest of the Sycamore Street and Gregg Avenue intersection. The target date for completion is late August.

Each unit will be about 1,200 SF.

Lance Johnson Builders on March 19 got four building permits valued at a total of $469,409 to build more homes in an east Springdale subdivision.

The homes, located at 3514, 3536, 3559 and 3560 Brittany St., are in Renaissance subdivision. They will range from 2,422-2,665 SF.

Farmer adding homes

at Har-Ber Meadows

Farmer Construction on Feb. 8 got three building permits valued at $467,789 to add more homes to a west Springdale subdivision.

The homes, ranging from 2,990-3,436 SF, will be located in phase III of the Har-Ber Meadows subdivision at 6573, 6590 and 6591 Apple Shed Ave. Har-Ber Meadows is just north of U.S. Highway 412 and west of Interstate 540.

HealthSouth Relocating

to New Fayetteville Facility

Commerce Construction Co. of Fayetteville on April 18 purchased a building permit valued at $432,419 to build a new home for HealthSouth Sports Medicine and Rehabilitation Center.

HealthSouth will be moving its business office from Joyce Boulevard to 2,000 SF of existing space at the Fayetteville Athletic Club at 2920 E. Zion Road, which was previously leased by Washington Regional Medical Center. That space is being renovated and will be ready for HealthSouth to move in by mid-May.

The new facility being added on will be 5,200 SF, giving HealthSouth a total of 7,200 SF at the FAC site.

Renaissance Gets

More Construction

J Martin Co. on March 20 got three building permits valued at a combined $403,685 to build more homes at a Springdale subdivision.

Renaissance subdivision is located in east Springdale, where J Martin Co. is building homes at 3511, 3533 and 3557 Normandy St. The homes will range from 2,367-3,318 SF.

Trim Line Design Continues

Construction at Cambridge

Trim Line Design construction company of Springdale on March 23 got four loans totaling $401,200 from Superior Federal to build homes at a Lowell subdivision.

Located in northeast Lowell, Cambridge Place was originally developed by Mike Pennington of Pennington Development in Springdale. John David Lindsey purchased 46 lots in the subdivision from Pennington.

Homes at Cambridge range from about 1,700 SF to 2,200 SF.

Woodworks Adds Homes

at Maidstone Subdivision

Woodworks Plus Inc. of Farmington on April 4 got two loans totaling $300,000 from Arkansas National Bank to build two more homes in a Bentonville subdivision.

Woodworks is building six homes in all at Maidstone subdivision on lots owned by John David Lindsey and Kirk Elsass of L&E Equity Investments. L&E has nine lots at Maidstone.

Woodworks has already begun construction on some homes, which will range from 1,700 to 2,000 SF and be priced from $140,000 to $150,000.
