Real Deals: Fayetteville industrial building sells for $15 million

A 24,750-square-foot industrial building in southeast Fayetteville recently changed hands for $15 million. The purchase price equals $606 per square foot.

Multi-Management Services Inc., an affiliate of Little Rock-based health system Baptist Health, whose president is Troy Wells, bought the building on 14.90 acres at 2512 S. City Lake Road. Wells is president and CEO of Baptist Health, which has served markets that stretch from Fort Smith and south to Monticello.

The seller was Peter O. Kohler LLC, managed by OurPharma Holdings LLC and led by Dr. Peter Kohler, president and CEO of pharmaceutical manufacturer OurPharma. Commerce Title & Closing Services LLC in Little Rock was the title agent.

Built in 2018, the single-story building at Fayetteville Industrial Park West has served as the headquarters for OurPharma. In 2017, OurPharma announced an investment of approximately $31.3 million in its new facility, with plans to grow the workforce to more than 100 employees over seven years.

Kohler bought the land in September 2017 for $223,500. The city of Fayetteville, led by Mayor Lioneld Jordan, was the seller.

Bentonville Pasture
More than 80 acres of pasture and timberland in west Bentonville has a new owner after a transaction worth $6.15 million. The purchase price equals $76,097 per acre.

XNA Land Holdings LLC, managed by Clayton Carlton and Mike Lamberth, bought 80.91 acres southeast of Haxton and Heagerty roads. Carlton and Lamberth own Fayetteville-based homebuilder Buffington Homes of Arkansas.

The seller was Bentonville-based N & J Family Properties LLC, managed by Norman Banwarth. City Title & Closing LLC was the title agent. The Bank of Fayetteville, a division of Stuttgart-based The Farmers & Merchants Bank, provided a three-year loan of $19.57 million.

N & J bought the property as part of a larger purchase for $916,000 in April 2016. Highland LLC was the seller.

Bentonville Commercial
Single-story, mixed-use commercial buildings at the northwest corner of South Main and Southwest Eighth streets in Bentonville recently sold for $3.5 million. The purchase price equals $402 per square foot.

San Francisco-based Airport Coast LLC, whose assignee is Randall Hinton Holdings LLC, bought the two buildings on 0.94 acres at 100 S.W. Eighth St. and 704 S. Main St. San Francisco-based commercial real estate firm Randall Hinton Development, whose partners include Scott Mason and Bill Butler, has completed and acquired various multifamily and office/warehouse flex projects in Northwest Arkansas.

The seller was Bentonville-based 8th And Main Center LLC, managed by Rhonda French. The buildings comprise 8,700 square feet and a mix of restaurant, retail and office space, including Crepes Paulette and Yarn Alchemy.

Pinnacle Abode
A two-level, 6,697-square-foot home in the gated Pinnacle Country Club neighborhood in Rogers recently sold for $3.2 million. The purchase price equals $477 per square foot.

Nick and Shanna Dozier bought the single-family home on 0.98 acres on Pinnacle Drive. Nick Dozier is co-founder and CEO of Rogers-based Engine, a consumer packaged goods omnichannel software developer.

The seller was QSX-300A2 LLC, managed by Beaty Family LP, whose general partner is Lance Beaty. He’s also CEO of Rogers-based Beaty Capital Group Inc., owner of multiple performing arts venues across the central United States.

The buyer was represented by Lauren Boozman Northey with Portfolio Sotheby’s International Realty. The seller was represented by The Meza Harris & Aricka Finger Team with Coldwell Banker Harris McHaney & Faucette.

Built in 2013, the five-bedroom brick home includes a pool, wet bar and exercise room. QSX-300A2 bought the home for $2.55 million in March 2023. The sellers were Russ Sprague and Karisa Sprague.
