Real Deals: Element Bentonville hotel sells for $16 million

The four-story, 107-room Element Bentonville hotel recently changed hands for $16 million. The purchase price equals $149,532 per room.
Illinois-based Helix Bentonville Hospitality LLC, Appleton Hospitality LLC, Helix Gahanna Holdings LLC, and Helix Gahanna Lodging LLC, all managed by Shreyas “JR” Patel, bought the hotel on 3.38 acres at 3401 Medlin Lane near the southbound Interstate 49 exit at South Walton Boulevard, behind Cracker Barrel.
Patel is president and chief operating officer of Chicago-based hotel ownership and management company Helix Hospitality, which also owns 115-room Comfort Suites Bentonville Rogers at 2011 S.E. Walton Boulevard in Bentonville and 106-room Country Inn & Suites by Radisson at 4304 W. Walnut St. in Rogers.
The seller was Little Rock-based Bentonville Hospitality LLC, led by Shash Goyal and whose special representative is Dr. Choudhary Rayani. Goyal is founder and CEO of Little Rock firm iSquare Management. Pine Bluff-based Simmons Bank provided a five-year loan of $13.14 million.
Built in 2018, Element Bentonville includes 600 square feet of meeting space, outdoor pool and fitness center. iSquare Management paid $850,000 for the property in December 2015.
Springdale Apartments
The 96-unit Berryfield Apartments off U.S. Highway 71B in Springdale recently sold for $9.4 million. The purchase price equals $97,916 per unit.
New York-based Berryfield RE LLC, AR RE Holdings LLC, and IS RE Holdings LLC, all managed by Alexander Roth, bought the apartments on 8.83 acres at 2353 Lowell Road. Other limited liability companies managed by Roth recently acquired a 76-unit multifamily development in the Carriage Square addition in Bentonville and 54-unit Vantage Point Apartments in Springdale.
The sellers were Berryfield Ventures LLC; GF Family Holdings LLLP, managed by Glenn Ferguson; Charles W. Service and Deborah Stenberg-Service; Hanna Oil & Gas Co., managed by William H. Hanna; Mark Herlinger and Suzanne Asano; Peggy R. Berg; Mary McMahon Ferguson; Laura Service; and Matthew P. Murphy and Laura D. Murphy.
Fayetteville-chartered Arvest Bank provided a three-year loan of $8 million. Realty Title & Closing Services LLC in Springdale was the title agent.
Built from 2009 to 2011, the apartment complex includes a single-story clubhouse and eight, two-story apartment buildings with units ranging from one to two bedrooms. Amenities include outdoor pool, fitness center and tanning bed.
Berryfield Ventures paid $5 million for the property in December 2009. The seller was Berryfield Apartments LLC, whose members included Bill Lazenby, Ronnie Ball and Chris Wilson.
La Quinta Bentonville
The three-story, 107-room La Quinta Inn & Suites by Wyndham Bentonville has a new owner after a recent transaction worth $8 million. The purchase price equals $74,766 per room.
Miami-based global investment firm Bloom Ventures, whose founder and CEO is David Harari, bought the hotel on 2.21 acres at 1001 S.E. Walton Boulevard. Harari said the firm plans to invest about $2.5 million into hotel renovations “as part of the latest brand standard.”
The seller was Springfield, Mo.-based Bentonville Hotel Developers LLC, led by John Youngblood and John DeBus.
Built in 2005, the hotel has 1,800 square feet of meeting space, indoor pool and fitness center. Bentonville Hotel Developers paid $800,000 for the property in June 2004. The seller was Accredited Developers LLC, managed by DeBus and Andres DeSantiago.
Four Points Bentonville
The three-story, 105-room Four Points by Sheraton Bentonville recently sold for $6.05 million. The purchase price equals $57,619 per room.
Arlington, Texas-based Rav Hotels LLC, managed by Rohit H. Dand, bought the hotel on 5.94 acres at 211 S.E. Walton Boulevard. The seller was Bayside USB CRE Loans LLC, whose authorized signatory is Richard Siegel, general counsel and chief compliance officer of Miami-based global investment firm H.I.G. Capital LLC.
Fayetteville-chartered Arvest Bank provided a three-year loan of $4.23 million.
Built in 1998, the hotel has 11,298 square feet of meeting space, indoor pool, fitness center and Ozark Restaurant and Lounge.
Bayside USB CRE Loans acquired the property in a court-ordered sale in July 2024 for $3.8 million as a credit against the judgment. The seller was Brenda DeShields, as commissioner of the court.
