Fayetteville’s Niblock Law Firm will relocate its office downtown.

George and Suzanne Niblock are the new owners of a contemporary office building at 211 N. Block Ave. They paid $1.45 million for the 3,168-square-foot building ($457 per square foot) through their real estate investment arm, Niblock Investments LLC. Their son and business manager, George Niblock Jr., negotiated the transaction.

Northwest Office Properties LLC, led by Tom Overbey, was the seller. Overbey, an attorney, built the single-story building in 2011. Fayetteville architect Sallie Overbey, his wife, designed it.

Beginning in December, the building will house the Niblock Law Firm, founded by George’s father, the late Walter Niblock, in 1961. It has a series of office suites with shared amenities. The firm will occupy about 2,000 square feet for two attorneys and seven staff. The current tenant, Lexington Research and Capital Group, along with attorney R. Patrick Hickey, will remain.

Niblock Law Firm’s previous office was at 324 N. College Ave. Fayetteville developer/investor Ted Belden bought the building in 2016 for $1.3 million and had been leasing it back to the firm. The three-level building has roughly 5,400 square feet. It was built in the 1920s as a stately mansion. Niblock bought it in 1999 for $350,000. It went through a seven-figure renovation before the law firm moved in.

“It will be a difficult decision to leave, but Ted and his son-in-law, Randy Werner, are incredible stewards of historic properties,” Niblock Jr. said.
