Real Deals: Bentonville’s Moberly Business Park sells for $12.75M
A four-building commercial office park in Bentonville changed hands recently for $12.75 million.
25N5 Moberly LLC, managed by Scott Senyard, bought the Moberly Business Park at 2500 Technology Circle, east of Moberly Lane near the new Walmart Inc. corporate campus under construction. Moberly Properties LLC, managed by Ted Belden, was the seller.
Arvest Bank backed the purchase with a two-year loan worth $12.75 million. Matt Mozzoni with Cushman & Wakefield/Sage Partners in Rogers brokered the deal.
The four buildings include 77,912 square feet, and they were 78% occupied at the time of the sale. They will continue to house Walmart vendors and other professional office users. The 8.9-acre property will undergo a large-scale renovation, including the addition of several amenities and a name change to Gateway Business Park.
The property last changed hands in November 2004 for $8.6 million.
CENTERTON LAND
SM DDB 3 LLC, led by Rob Kimbel, recently picked up a two-year construction loan worth $11.29 million from Fayetteville-based Signature Bank of Arkansas.
The funding is tied to a 37.6-acre parcel at the southwest corner of Kimmel and Womack roads south of Arkansas Highway 102 in Centerton.
The land changed hands recently for $1.93 million. The purchase price is $1.18 per square foot. Kimmel Road Ventures LLC, also managed by Kimbel, was the seller.
WALGREENS INVESTMENT
A triple-net leased retail building in Fayetteville sold recently for $5.95 million.
Hillcrest Holdings LLC, led by Gary Nichols, bought the 14,560-square-foot building at 4007 N. Shiloh Drive. The purchase price equals $408.65 per square foot. Hugo Herzberg Co. of Missouri was the seller.
Russellville-based First State Bank backed the deal with a five-year loan worth $3.5 million. Waco Title Co. of Springdale was the title agent.
Walgreens is the single-story building’s sole tenant on a 25-year lease that expires in 2029.
Herzberg paid $5.41 million for the 1.58-acre property in 2004.
HAWAIIAN HOLDINGS
A 4,000-square-foot retail building in Springdale changed hands recently for $5.27 million. The purchase price equals $1,318.75 per square foot.
G To G Marysville LLC, led by Jeff Galieti, bought the single-story building at 4579 W. Sunset Ave. Springdale HB Investors LLC, led by Matthew Pennington, was the seller.
Cornerstone Bank of Overland Park, Kan., backed the deal with a $2.2 million loan.
The 1.24-acre development is leased to Hawaiian Bros Island Grill. A 15-year triple-net lease started this past May.
SAFELITE SALE
A 7,089-square-foot commercial building in Bentonville has a new owner after a sale worth $2.15 million. The purchase price equals $303.28 per square foot.
Cooper Communities Inc. bought the single-story building at 310 N. Walton Blvd. Gray Horse II LLC, an affiliate of Colliers Arkansas in Rogers, was the seller.
Arvest Bank backed the deal with a 10-year loan worth $1.29 million. City Title & Closing was the title agent.
Safelite AutoGlass is the building’s sole tenant on a long-term lease.
Gray Horse paid $1.5 million for the building in February 2022 and then renovated the property before leasing to Safelite.
CAR WASH CLAIM
Commercial acreage near the Don Tyson Parkway/Interstate 49 interchange in Springdale changed hands recently for $1.65 million.
Missouri-based Club Car Wash bought the 2.63-acre site at 3598 S. 48th St., east of the interstate. The purchase price equals $14.40 per square foot. Charlotte Inc., managed by Jason Bailey, was the seller.
Alex Apter with Location Commercial Real Estate in Missouri represented the buyer. Jason Trenary and Randy Crossno with Capstone Commercial Advisors in Rogers represented the seller. Fidelity National Title Insurance Co. of Arizona was the title company.
CLEAR CREEK RESIDENCE
A 4,754-square-foot residence in Phase IV of the gated Clear Creek neighborhood in Johnson sold recently for $1.31 million. The purchase price equals $276 per square foot.
Robert and Alexa Grand bought the five-bedroom home on Caddo Lane. Gary and Carrie Nichols were the sellers.
Arvest Bank backed the deal with a 30-year, $1 million loan. Michael Sims with Bassett Mix & Associates brokered the deal. Waco Title Co. was the title agent.
The home was built in 2006. Nichols paid $835,000 for the 0.5-acre property in July 2007. Chris and Kerry Watkins Bradley were the sellers.
