Preliminary plat filed for Rogers property along I-49
After months of site work and preparation, a Little Rock developer has filed a preliminary plat for a prominent property along southbound Interstate 49 in Rogers.
Privately-held Huffman & Co. filed the paperwork with the city in February. According to the documents, the developer plans to subdivide the land along South Bellview Road into four lots. Three lots totaling 41.44 acres are zoned U-COM (uptown commercial mixed-use). The fourth lot, 5.08 acres, is zoned U-NBT (uptown neighborhood transition).
The site work includes utility extensions. Crafton Tull of Rogers is the site engineer.
According to the documents, the project is dubbed Brookhollow. The land is adjacent to The District at Pinnacle Hills, and South J.B. Hunt Drive will connect the two projects. Construction is ongoing to extend the road eastward from The District through Brookhollow to Bellview Road.
A Huffman & Co. affiliate paid the Keenen family $5.25 million for the pasture/farmland — two parcels totaling 51.3 acres — in January 2022. Batesville-based Citizens Bank provided financing.
Huffman & Co.’s partner and co-owner on the project is Plano, Texas-based LandPlan Development Corp. Doug Mousel, LandPlan’s vice president of development and sales, described the Keenen site as the “next logical spot” for commercial development in Northwest Arkansas.
“It’s the epicenter of Northwest Arkansas,” he said. “With the J.B. Hunt Drive extension, it’s certainly attractive. In general, I think it will do wonders for [traffic] circulation in that area.”
Mousel said the development plan–referred to on the LandPlan website as The Trailhead–would include office, retail, restaurant and multifamily uses. Still, he said it was too early to discuss specific details.
