Real Deals: Springdale estate with 43 acres sells for $3.6 million

A gated estate on 43.7 acres east of Arkansas Highway 112 in Springdale has a new owner after a recent sale worth $3.6 million.

The Harp Trust, managed by Jim Harp and Holly Smith, bought the 7,355-square-foot residence on West Miller Road. The purchase price equals $489.46 per square foot. Buck and Emily Ortega were the sellers.

Cadence Bank of Tupelo, Miss., backed the deal with a 30-year loan worth $2.5 million. City Title & Closing of Fayetteville was the title agent. Dee Rodes represented the seller and Morgan Chandler represented the buyer. They are agents with Portfolio Sotheby’s International Realty in Rogers.

The five-bedroom home was built in 2012. The property includes two barns, a sport court, a custom gunite pool and a 770-square-foot pool house.

AVOCA LAND
A Benton County land sale in Avoca tipped the scales at $2.65 million.

JP Specialty LLC, led by Gurmeet Josan and Jastinder Thind, bought 31.8 acres on U.S. Highway 62 near the Tucks Chapel Road intersection. The purchase price equals $1.91 per square foot.

Storage Now LLC, led by Allen Harris, was the seller. City Title & Closing of Fayetteville was the title agent.

Storage Now paid $1.4 million for the land this past August. Fruittco of NWA LLC was the seller.

TALAMORE RESIDENCE
An 8,679-square-foot, 5-acre estate in Phase III of Bentonville’s Talamore neighborhood sold recently for $1.49 million. The purchase price equals $172.71 per square foot.

Stephen and Teresa McCann bought the Timarron Drive residence from Steve and Kathryn Miller.  Farmers Bank & Trust Co. in Camden backed the deal with a 30-year loan worth $1.19 million. Waco Title Co. was the title agent.

Ashley Fox with Coldwell Banker Harris McHaney and Faucette in Rogers represented the seller. Hartwick & Associates with eXp Realty in Bentonville represented the buyer.

Miller paid $1.03 million for the property in April 2020. Anthony and Pamela Kohn were the sellers. Kohn bought the two-story home in November 2002 from Jim and Kelly R. McCormick for $794,000. McCormick bought the lot in November 2000 from 3-Putz LLC for $73,000.

PRAIRIE GROVE RESIDENCE
A 4,289-square-foot, 5-acre residential property in Prairie Grove has a new owner after a $1.07 million sale. The purchase price equals $249.47 per square foot.

Gregory and Lesa Long bought the four-bedroom residence on North Highway 170. The Scott & Rebecca Reed Trust was the previous owner.

Waco Title Co. was the title agent. Neil Adams with Legend Realty in Farmington represented the seller. Debra J. Barnes with Coldwell Banker Harris McHaney and Faucette in Fayetteville was the buyer.

The four-bedroom home was built in 2019. It includes a 3,651-square-foot residence and 638-square-foot detached garage/finished living space.

Reed paid $150,000 for the land in 2019.

DOWNTOWN BENTONVILLE
A 2,684-square-foot residence in downtown Bentonville changed hands recently for $1 million. The purchase price equals $372.57 per square foot.

Francis and Julie Provenzano bought the three-bedroom home on Southeast G Street. Michael and Maria Ranger were the sellers.

Ashley Fox with Coldwell Banker Harris McHaney Faucette in Rogers represented the seller. Beth Day with The Brandon Group in Bentonville represented the buyer. Waco Title Co. of Springdale was the title agent.

The two-story home was built in 2016. Ranger paid $598,000 for the 0.12-acre property in January 2020. Bentonville RE Development LLC, led by Joseph Thompson, was the seller.

LEASE ACTIVITY
Little Rock-based Alleviant Health Centers, a full-service mental health clinic, has signed a lease agreement for 6,009 square feet at 706 S. Walton Blvd. in Bentonville.

Through multiple LLCs, silent investors from northeast Arkansas own the 20,000-square-foot building.

Corey Fuhrman from Haag Brown in Jonesboro represented the tenant. Cameron Clark with Bennett Commercial Real Estate in Rogers represented the landlord.

First Horizon Bank leases approximately 7,000 square feet of the building.
