Real Deals: Bentonville home once owned by Bud Walton sells for $8 million
A notable residential property on East Central Avenue in Bentonville changed hands recently in an $8 million deal.
SE Street LLC, a Delaware-registered entity, bought the 2,930-square-foot estate west of the downtown square from Jerry and Becky Clark. The purchase price equals $2,730.37 per square foot.
Clay Porter with Lindsey & Associates of Fayetteville represented the seller in the transaction, and Waco Title Co. of Springdale was the title agent.
The gated property was listed and sold on the same date. The transaction includes nine parcels totaling 8.36 acres. The two-story residence was built in 1938 and was later the home of businessman James L. “Bud” Walton.
Walton and his older brother, Sam Walton, opened the first Walmart store in Rogers in 1962. Bud Walton was later a senior vice president and director for the company. He died in 1995 due to complications from surgery for a stomach aneurysm. He was 73.
POULTRY PROPERTY
An 80-acre poultry farm in Prairie Grove recently sold for $1.3 million.
Paul and Brandy Martin of Lincoln bought the property on Rose Cemetery Road. Muddy Fork Farms LLC, managed by Jeff and Carmel Perry, was the seller.
Bank of Gravette backed the deal with a 15-year loan of $730,000. The USDA’s Farm Service Agency office in Fayetteville also provided funding with a 15-year loan of $600,000.

The breeder farm includes a 1,580-square-foot residence and two breeder hen houses built in 1999, each 40-by-520 feet.
NABHOLZ GROWTH
A vacant 12,020-square-foot industrial property in Fort Smith recently sold for $935,000. The purchase price equals $77.78 per square foot.
Nabholz Corp., through its West 68th Street LLC, bought the 10.6-acre office/warehouse building at 5901 S. Zero St. WRH Properties LLC, registered to Wendell Holmes, was the seller.
David Tyler with Ghan & Cooper Commercial Properties in Fort Smith represented the buyer. Chris Hooper with Ghan & Cooper represented the seller.
Holmes Erection Inc. was the most recent tenant before the property was purchased. Nabholz will relocate its existing Fort Smith office at 3601 Grand Ave. to the larger Zero Street building.
LAKEFRONT HOME
A remodeled lakefront residence in Bella Vista changed hands recently for $692,000. The purchase price equals $158.71 per square foot.
Luiz and Renee Johnson bought the 4,360-square-foot residence on Wandsworth Drive. 0806 Investments, managed by Michael Hodges, was the seller.
Waco Title Co. of Springdale was the title agent.
0806 paid $300,000 for the 0.43-acre property in May 2019.
LITTLE ELM RESIDENCE
A 7.38-acre residential property in Farmington came off the market recently in a deal worth $674,900.
Johnny and Shanda Guenther bought the 7,159-square-foot residence on Little Elm Road. Donnie and Elizabeth Ganoung were the sellers.
Generations Bank of Rogers backed the deal with a loan of $814,890.
