Real Deals: Permit for Bentonville self-storage facility nears $10 million
The city of Bentonville recently issued a building permit valued at $9.72 million.
The permit is being used to build a two-story, 104,000-square-foot mini-warehouse storage facility at 3100 S.W. Regional Airport Blvd. in Bentonville.
According to preliminary design plans, the facility, Tower Self Storage, will have 202 climate-controlled storage units.
Louisiana-based Tower Storage of Bentonville LLC, led by Chris Holyfield, is the owner. Holyfield Construction Inc. of Monroe, La., is the general contractor.
Allison Ford of Nashville, Tenn., is the architect, and David Lane Beaird & Associates Inc. of West Monroe, La., is the structural engineer. Anderson Engineering in Rogers is the civil engineer and landscape architect, and Geary Engineering in Rogers is the mechanical, electrical and plumbing (MEP) engineer.
Tower Storage paid $842,000 for the 3.23-acre site in March. The purchase price equals $5.98 per square foot. BOS Park LLC of Fort Smith was the seller.
OFFICE REMODEL
The city of Fayetteville recently issued a building permit valued at $2.2 million.
The permit is being used for an interior remodel of a 50,708-square-foot office building at 655 E. Millsap Road.
South Dakota-based Black Hills Energy, the building’s primary tenant, paid $8.4 million for the building in November.
Benchmark Construction of NWA in Fayetteville is the general contractor.
SOUTH WALTON SALE
A 12,200-square-foot office building in Bentonville’s South Walton Plaza office park sold recently for $1.55 million. The purchase price equals $127.05 per square foot.
Seasons Group LLC, led by Randall J. Williams, bought the building at 113 S.E. 22nd St. Brunwick Development Group LLC, led by Alex Baumeister, was the seller.
Arvest Bank provided financing with a five-year loan of $1 million.
Patrick Pulliam of The Howard Group at Fathom Realty in Bentonville represented the buyer. Butch Gurganus with Colliers International in Rogers represented the seller.
The building was fully leased at the time of the sale, but one of the tenants, Earth Science Laboratories Inc., is relocating to Barrington Center in Rogers in a few months. The new owner will occupy that space. WestRock is also a building tenant.
CAM COURT CLAIM
A recently remodeled 4,518-square-foot estate home in the Estates at 45 East neighborhood east of Fayetteville recently sold for $710,000. The purchase price equals $157.14 per square foot.
Clarence and Jamie Dye bought the 3.5-acre property on Cam Court from Mark Zweig and Sonya Stout.
Arvest Bank provided financing with a 30-year mortgage worth $710,350.
Dale Carlton with Carlton Realty in Fayetteville was the listing agent. Lenders Title Co. in Fayetteville was the title agent.
Zweig paid Ken and Christi Kneis $458,725 for the property in November 2017. The home was originally built in 1997.
OTIS CORLEY LAND
A 3.84-acre commercial in the Bentonville Industrial Park South addition has changed hands for $668,772. The purchase price equals $3.99 per square foot.
2303 Southeast J Street LLC, managed by Ramsay Ball, bought the lot along Southeast Otis Corley Drive. Sierra Plaza LLC, led by Mark Marquess, was the seller.
Paragould-based First National Bank provided financing with a $684,000 mortgage. City Title & Closing of Fayetteville was the title agent.
Butch Gurganus with Colliers International in Rogers was the buyer’s agent. Ball represented the seller.
