Two office buildings totaling 140,000 square feet planned in Pinnacle Hills

Hunt Ventures, the longtime Rogers developer headed up by philanthropist Johnelle Hunt, has filed development plans to bring two office buildings and a parking deck to the Pinnacle Hills area of Rogers near Interstate 49.

The two buildings are proposed for West J.B. Hunt Drive and would total approximately 140,000 square feet, according to the development plans. Specifically, the 5-acre site area includes a six-story, 100,000-square-foot building and a four-story, 40,000-square-foot building. Situated in between the two structures, according to development plans, is a six-story, 27,000-square-foot parking deck.

The proposed project would replace an existing public parking lot owned by a Hunt Ventures-related LLC. The number of parking spaces in the proposed parking deck was not listed in the development plan.

Rogers firms Core Architects and Crafton Tull are listed as the architect and site engineer, respectively. The project is still in review and has not yet been scheduled before the city planning commission.

The two office buildings would complement another Hunt Ventures project nearby. Across West J.B. Hunt Drive from the proposed buildings and parking deck is the 10-story Hunt Tower, the tallest office building in Benton County. The 226,000-
square-foot, Class A office building was completed in late 2016, and now is approximately 90% occupied by about 850 employees working for multiple tenants.

The development plans do not include a value for the project. Based on previous reporting of Class A office construction in Benton County within the past two years and using average industry construction costs of $225 per square foot, the value to build the two office buildings alone would be about $31 million.

It is not known if the buildings are fully spec or partially pre-leased.
