Real Deals: $110.8 million building permit issued for new Walmart DC
A general contractor leading development of Wal-Mart Stores’ new distribution center in Benton County has received a building permit valued at $110.8 million.
The city of Bentonville issued the permit to The Whiting-Turner Construction Co. The Baltimore, Md.-based company is using the permit — and one other valued at $218,268 at 5802 S.W. Regional Airport Blvd. — to build the 1.27 million-square-foot distribution center at 5800 S.W. Regional Airport Blvd., about five miles southwest of the Wal-Mart headquarters on Walton Boulevard.
The new building will include 1.03 million square feet of warehouse space, 216,000 square feet dedicated to shipping operations, and 16,307 square feet of office space. The project will include 475 parking spaces for employees and 1,030 trailer parking spaces.
The land is owned by Ft Scott Property LLC, a Delaware-registered entity that paid $2.63 million for the acreage in February 2013. The Ronald and Sherry Rominger Revocable Trust was the seller. The land was rezoned by city planners in February 2015 from A-1, Agricultural to I-1, Light Industrial.
Anne Hatfield, a Wal-Mart Stores spokeswoman, said it was too early to say when the facility would be completed.
• Office Building
A 14,388-square-foot office building in Bentonville has a new owner after a sale worth $2.7 million. The purchase price equals $187.66 per square foot.
Kreative Holdings LLC, managed by Darren Hillis and Heather and Robert Schiederer, is the new owner of the multi-tenant building at 210 S.E. 34th St., near Phillips Park. Curve Two LLC, managed by Kris Compton, was the seller.
Legacy National Bank of Springdale provided financing with a mortgage of $2.05 million. Marshall Saviers and Matt Imhoff with Sage Partners of Rogers are the property managers. The building has about 4,200 square feet available.
The single-story building was built in 2006 on a 1.18-acre lot. Curve Two bought the land in August 2004 for $599,000. The deal involved two lots totaling 2.36 acres.
• Highway 12 Land
Two parcels totaling 47 acres on Arkansas Highway 112 in Springdale recently changed hands for $1.76 million. The purchase price is roughly $0.86 per square foot.
NAR Springdale LLC, registered to Fayetteville attorney T. Craig Jones, acquired the land. It is bordered by Western Trails Drive to the north and Arkansas Highway 112 to the west. TimBro Tallgrass LLC was the seller. TimBro is managed by Bill and Bonnie Brandt. City Title & Closing LLC of Fayetteville was the title agent.
• Queensborough Claim
A 5,657-square-foot estate home inside the gated Pinnacle Country Club neighborhood of Rogers has a new owner after a recent sale worth $1.5 million.
Gisel and Michael Ruiz bought the five-bedroom home on South Queensborough Lane from Rosalind and John Brewer. Rosalind Brewer is the former CEO of Sam’s Club. Gisel Ruiz is the executive vice president of operations for Sam’s Club.
Arvest Bank provided financing with a 30-year mortgage of $800,000. City Title & Closing LLC of Fayetteville was the title agent. Nicky Dou with Keller Williams Market Pro Realty in Bentonville had the listing at $1.75 million. Dee Rhodes with Portfolio Luxury Real Estate in Rogers was the selling agent.
The residence includes a home theater and fitness gymnasium. The 1.09-acre property also includes a 782-square-foot pool/guest home. They were built in 2013 and 2015, respectively, and the property appraised in 2017 for $1.12 million.
Brewer bought the home in 2013 for $1.14 million. The seller was Randall Johnson, through his RSJ Property Management LLC entity. Johnson bought the lot from Tallchamps LLC in March 2011 for $130,000.
• Samoset Sale
A 5,499-square-foot residence inside the gated Pinnacle Country Club neighborhood of Rogers has sold for $1.42 million.
Donna’s Properties LLC, registered to Bentonville attorney Mark Drake, bought the home on South Samoset Court. The purchase price equals $259.13 per square foot.
Leland Tollett, retired CEO of Tyson Foods Inc., and his wife Betty were the sellers. Realty Title & Closing Services LLC was the title agent. The home was built in 1995. Tollett bought the 0.65-acre lot in 1990 for $100,000. John and Kimberly Tyson were the sellers.
• Highway 264 Sale
A bank-owned residence on Highway 264 west of Cave Springs has a new owner after a recent sale worth $608,016.
11381 Highway 264 LLC, managed by Antonio M. Aguilera, bought the 9.6-acre development from Little Rock-chartered Bear State Bank.
The 5,204-square-foot home was built in 2007, and the property appraised earlier this year for $764,700. The bank took ownership of the property via commissioner’s deed in August. Scott and Rhonda Benedict were the previous owners. Benedict bought the land in January 2005 for $125,000. Roger and Marla Watts and Christopher and Cinnamon Trudo were the sellers.
• Panther Plaza
A 4,800-square-foot commercial building in Siloam Springs’ Ravenwood addition recorded a sale worth $580,000.
Scott Foster is the new owner of the single-story office building at 2023 E. Main St. Greg and Kelly Brown were the sellers. The property is known as Panther Plaza. Waco Title Co. of Springdale was the title agent. Chris McBride with Crye-Leike Realtors in Siloam Springs was the listing agent.
The building was built in 2007 and appraised last year for $468,000. The building has four 1,200-square-foot spaces, all leased to three long-term tenants.
• Pinnacle Lot
An undeveloped residential lot in Phase I of the gated Pinnacle subdivision of Rogers changed hands for $480,000.
The Witcofski Family Revocable Trust, led by trustees William and Sharon Witcofski, bought the 1.07-acre lot on West Pinnacle Drive, just west of the South Windsor Drive intersection. The purchase price equals $10.30 per square foot.
McVest LLC, managed by P. Carolyn McCrary, was the seller. Waco Title Co. of Springdale was the title agent. McCrary bought the lot in May 2005 for $250,000. Tallchamps LLC was the seller.
• Downtown Address
An updated bungalow two blocks east of the downtown square in Bentonville sold recently for $322,000.
Kathryn Pawlik Maner is the new owner of the 1,092-square-foot residence on Northeast Second Street. The purchase price equals $294.87 per square foot.
William and Sara McBee were the sellers. Generations Bank provided financing. Jan Holland with Coldwell Banker Harris McHaney Faucette in Bentonville was the listing agent. It was put on the market Jan. 17 with an original list price of $349,000. First National Title Co. in Bentonville was the title agent.
The two-bedroom home was completely renovated in 2016. McBee acquired the property in September 2015 for $230,000. Kenneth Pack was the seller.
