Real Deals: Rogers cottage homes sell for $13 million

Nearly 30 residential lots off Pleasant Grove Road in southwest Rogers recently changed hands after a transaction worth $13.24 million. The purchase price equals $456,628 per lot.

HG3708 Holdings LLC, a Delaware limited liability company, bought 29 residential lots, comprising 46 cottage homes, in the Hawthorne Grove addition at 3708 S. 38th St. HG3708 Holdings shares an address with real estate development company Flyway Ventures in Bentonville.

The seller was Bentonville-based HH Rogers Development LLC, managed by Ben Lester. Lester is co-owner of Orion Capital Partners, a commercial real estate investment firm with offices in Bentonville and Little Rock. City Title & Closing LLC in Fayetteville was the title agent.

Built in 2025, the 86-home development comprises one-story, single-family homes ranging from 892 to 1,621 square feet. Amenities include a heated outdoor pool, pickleball and bocce ball courts, and a clubhouse.

Farmington Building
A 25,092-square-foot commercial building on U.S. Highway 62 in Farmington has a new owner after a $5.87 million acquisition. The purchase price equals $234 per square foot.

Springdale-based nonprofit Cross Church Inc., whose principals are Dr. Nick Floyd and Ben Mayes, bought 271 W. Main St. (Highway 62). The seller was Farmington JK LLC, whose registered agent is Jordan Jeter, partner of Kelley Commercial Partners in Springdale. City Title & Closing LLC in Fayetteville was the title agent.

The 2.96-acre property, adjacent to The Bank of Fayetteville, includes the commercial building that was built in 1998. Farmington JK paid $1.12 million for the property in June 2016. The seller was Emily Tan.

Springdale Property
Nearly 14 acres of commercial property east of Interstate 49 in Springdale recently changed hands for $4.4 million. The purchase price equals $322,238 per acre.

Jartco Holdings Inc., whose executive vice president and chief financial officer is Denny Upton, bought 13.67 acres southeast of I-49 and Wagon Wheel Road. Jartco Holdings shares an address with Riggs Cat in Little Rock. The property is adjacent to the Riggs Cat location in Springdale.

The seller was Arlington, Texas-based carrier Kal Freight Inc., whose authorized agent is Province, a Nevada-based restructuring and financial advisory firm. In April, the U.S. Bankruptcy Court for the Southern District of Texas assigned Province as the liquidating trustee in Kal Freight’s Chapter 11 bankruptcy protection case, which was filed in December.

Kal Freight paid $3.8 million for the property in October 2021. The seller was Five Point Properties LLC.

Benton County Farm
A more than 60-acre broiler farm southwest of Arkansas highways 102 and 43 recently sold for $4.2 million. The purchase price equals $65,065 per acre.

Cassville, Mo.-based M & Sydney Farm LLC, whose member is Sydney Thuong Luu, bought the 64.55-acre property on State Line Road in western Benton County. The sellers were Tho Vo and Mindy Pham of Siloam Springs.

The property includes a 1,680-square-foot mobile home; a 1,280-square-foot mobile home; five single-story, 39,600-square-foot broiler houses; and three pole sheds.

El Dorado-based First Financial Bank provided two 15-year loans totaling $3.51 million.
Vo and Pham paid $3.3 million for the property in December 2018. The seller was Hoang Nelson Nguyen.

Springdale Land
More than 4 acres of commercial property east of Interstate 49 in Springdale recently sold for $3.35 million. Des Moines, Iowa-based convenience store chain Kum & Go bought 4.57 acres northeast of I-49 and Wagon Wheel Road.

Salt Lake City-based convenience store chain Maverik acquired Kum & Go in 2023 with plans to rebrand Kum & Go stores to Maverik. The seller was Harrison-based Shaker Murray LLC, whose managing member is Steve Turner. Waco Title Co. in Springdale was the title agent.

Shaker Murray paid $1.52 million for the property in December 2015. The seller was REO Holdings II LLC, whose sole member was Pine Bluff-based Simmons Bank.
