2 restaurants part of Johnson development

High Street Real Estate & Development recently broke ground on $55 million The Warehouse District, a 6-acre mixed-use development in Johnson that will include two new restaurant concepts.

Some of the development’s first tenants will comprise restaurants A1A Table, a new concept from Table Restaurant Group, and Costa, a new concept from Tula owner Juan Bahena. They are expected to open in 2026.

The groundbreaking marked the start of the second phase of the 93-acre Johnson Square community. The Warehouse District, southeast of Johnson Mill Boulevard and Main Drive, will include 81,000 square feet of retail, restaurant, office and medical space alongside 72 apartments.

“The Warehouse District is a key piece of Johnson Square’s bigger vision,” said Ward Davis, founding principal of High Street Real Estate & Development. “We’re creating spaces that support everyday life and bring people together, helping this neighborhood grow naturally and thoughtfully.”

A1A Table draws inspiration from the Florida coastal highway A1A.

“A1A Table brings a slice of the coast to the heart of Northwest Arkansas,” said Carl Garrett, founder of the Table Restaurant Group. “We’re serving fresh, honest seafood in a space that’s laid-back, coastal, and just a little elevated. We’re excited to be part of The Warehouse District and this growing neighborhood in Johnson.”

Costa will bring the flavors of Mexico’s Pacific coast with a menu inspired by coastal regions of Jalisco, Nayarit, Sonora, Michoacán, Guerrero and Oaxaca. The restaurant will also have a raw bar and a full-service bar.

“We’re excited to bring Costa to The Warehouse District and be part of the energy building in Johnson,” Bahena said. “This development offers the right mix of design, location, and community. Costa will showcase coastal-inspired dishes in a space that feels fresh, welcoming, and rooted in Northwest Arkansas.”
