Real Deals: Rogers hotel along I-49 sells for $12.5 million

The four-story, 43,653-square-foot Tru by Hilton Rogers Bentonville hotel at 310 S. 45th St. in Rogers recently changed hands for $12.5 million. The purchase price equals $286 per square foot.

Lafayette, La.-based Bruhati Hospitality LLC, managed by Alok Banga, purchased the hotel on 1.75 acres, southeast of Interstate 49 and West Walnut Street. The seller was Newgen Hotels LLC of Broken Arrow, Okla., managed by Vipul Patel.

Fayetteville-chartered Arvest Bank provided a three-year loan for $9.37 million. Waco Title Co. in Springdale was the title agent.

In September 2019, Newgen purchased the property for $687,000. The seller was the Steven and Kellye Smith Trust.

Wagon Wheel Properties
Adjacent 24,990-square-foot and 17,000-square-foot commercial buildings east of Interstate 49 in Springdale have a new owner after separate transactions worth a combined $5.95 million. The purchase price equals $141 per square foot.

Arvada, Colo.-based Wagonwheel Holdings LLC, with offices at Brinkerhoff Property Management & Real Estate, acquired both buildings on 4.35 acres along Wagon Wheel Road. Gary Brown, manager of Gary Brown I LLC in Springdale, was the seller.

The buildings at 4659 Wildwood Lane and at 3560 Wagon Wheel Road comprise Carpet One corporate offices and warehouse space. Rogers-based Generations Bank provided a two-year loan for $2.7 million. City Title & Closing LLC of Fayetteville was the title agent.

Agree Acquisition
A new 14,300-square-foot commercial building at 3001 S.W. 14th St. in Bentonville recently sold for $4.87 million. The purchase price equals $341 per square foot.

Agree Stores, a limited liability company of Royal Oak, Mich.-based commercial real estate firm Agree Realty Corp., bought the building on 2.32 acres. The seller was Gerber Real Estate Inc. of Elmhurst, Ill.

The property was developed into a location for Gerber Collision and Glass, one of the largest auto collision and glass repair companies in North America. The company has locations in Farmington, Rogers and Tontitown.

Peacock Purchase
Peacock Galactic LLC of Joplin, Mo., recently paid $4.46 million for 15 residential lots in the Apple Crossing addition in Highfill. The purchase price equals $297,815 per lot. Schuber Mitchell Homes LLC of Joplin was the seller.

The lots comprise new single-family homes in the 1100 and 1200 blocks of Southwest Second and Southwest Third avenues. The single-story masonry homes range from 1,579 to 1,754 square feet. The lots range from 0.19 to 0.28 acres.

Farmington, Mo.-based First State Community Bank provided a 17-month loan for $3.01 million. Allegiance Title Co. of Fayetteville was the title agent. In December 2022, Schuber Mitchell Homes purchased the property for $5.34 million as part of a 90-lot acquisition. RLA Ventures LLC was the seller.

Columbia Claim
Columbia Crossing SM DDB LLC of Joplin, Mo., recently purchased 17 residential lots in the Columbia Crossing addition in Decatur for $4 million. The purchase price equals $235,748 per lot. Schuber Mitchell Homes LLC of Joplin was the seller.

The lots comprise new single-family homes in the 400 blocks of Abundance Lane and Foliage Street and in the 1600 block of Bluegrass Street. The single-story masonry homes range from 1,166 to 1,505 square feet. The lots range from 0.1 to 0.26 acres.

Farmington, Mo.-based First State Community Bank provided a 15-month loan for $2.6 million. Allegiance Title Co. of Fayetteville was the title agent.

Estate Home
A new estate home within the gates of Pinnacle Country Club in Rogers recently sold for $3.8 million.

Martin Tinnin bought the 6,774-square-foot home on an 0.78-acre lot on West Vintage Point. The purchase price equals $560 per square foot. The sellers were David Metcalf and Connie Metcalf, trustees of the Metcalf Family Living Trust.

The three-level home has four bedrooms, seven bathrooms and more than 2,000 square feet of patio space.

The seller was represented by Kelley Shearin with Portfolio Sotheby’s International Realty. The buyer was represented by Rachel Siedschlag with Portfolio Sotheby’s International Realty. City Title & Closing LLC of Fayetteville was the title agent.
