Medical office development under construction in Rogers

Frisco, Texas-based medical real estate company Prime Healthcare Properties recently broke ground on a 15,000-square-foot medical office building at Promenade Boulevard and Oak Street in Rogers. It’s the first phase of a 100,000-square-foot medical office development there.

Prime Healthcare Properties is a medical facility developer focused on specialty outpatient facilities. Since 2006, Prime has delivered more than 1 million square feet of projects across 10 states, from development to acquisitions, and partnered with more than 350 physicians, according to a news release.

The 15,000-square-foot medical office building in Rogers is expected to be completed in summer 2025. Two additional phases will include a two-story, 28,000-square-foot building with a contemplated surgery center, the release shows. The entire 100,000-square-foot project will comprise 10 acres and is expected to be completed in 2028.

“This project will deliver class-A medical office space to Rogers, aligning with the region’s strategic initiative to recruit and retain physicians, add health care service lines and make Northwest Arkansas a national health care destination,” said Mark Samples, president and founder of Prime Healthcare Properties.

This is Prime’s first investment in Northwest Arkansas, but it’s creating a healthcare development strategy for the region. Prime will partner with physicians who want to own real estate in which they practice.

“Our business is founded on physicians owning their own real estate, and we hope to create an accretive opportunity for local providers to be both owners and tenants in the place they practice,” Samples said. “We openly welcome the opportunity to partner with the providers in Northwest Arkansas as we bring this campus to life, raising the quality of health care services in the community.”

Kelley Commercial Partners will lease the buildings. Grace Herbert Curtis Architects is the architect, Crafton Tull is the civil engineer, and C.R. Crawford is the general contractor.
