$55 million High Street development coming to Johnson Square

A $55 million mixed-use development east of Interstate 49 in Johnson will be the next phase of the 93-acre Johnson Square neighborhood. It is expected to be completed in spring 2026.

The Warehouse District spans seven buildings comprising 66 apartments and 79,100 square feet of retail, restaurant, office and medical space on 6 acres southeast of Main Drive and Johnson Mill Boulevard, according to a news release.

The developer is Fayetteville-based High Street Real Estate and Development, and Rogers-based Bennett Commercial Real Estate is handling the leasing.

“The Warehouse District is another testament to the growth and vibrancy of Northwest Arkansas,” said Clinton Bennett, founder and principal of Bennett Commercial Real Estate. “We are looking forward to helping bring this expansion to Johnson Square. It’s going to be a lot of fun to watch this area continue to grow and bring new businesses to the region.”

Ward Davis, founding partner and principal of High Street Real Estate and Development, said Polk Stanley Wilcox, with offices in Little Rock and Fayetteville, is the architect for the commercial buildings. Fayetteville-based Napa Construction is the general contractor for infrastructure. The general contractor for the buildings and the architect for the apartments have yet to be selected.

“The Warehouse District provides an interesting new aspect to Johnson Square, both in terms of design and activity,” Davis said. “Anchored by restaurants, The Warehouse District will also include retail, office and medical offices as well as apartments.”

Davis said marketing has just started for the development, but “we are finalizing the first leases now.” Tenants will be announced after the leases are in place. The development has more than 66,000 square feet available for lease.

Johnson Square features offices, retail, entertainment and homes. It was High Street’s initial project, valued at about $200 million. Infrastructure work began in 2015.
