Burckart Construction launches $36.1M Bentonville condo project
Developers recently broke ground on Medlin Park, a $36.1 million for-sale condominium project just off Walton Boulevard in Bentonville. The 6.4-acre project site is at 2303 Medlin Lane, north of Avid Hotel.
Bill Burckart, owner of Burckart Construction in Bentonville, paid $1.55 million for the property ($5.31 per square foot) in 2022 and is leading the 10-building development, including 120 condo units for sale.
Mark Cloud at First National Bank of NWA in Bentonville arranged construction financing, and LoneRock Realty of Fayetteville, led by Colley Bailey, is the listing agency.
“Our mission is to provide luxury condominiums for sale at the same prices our customers are renting for in Bentonville,” Burckart said. “We want them to get a return on their hard-earned money spent for housing vs. no opportunity to recover housing cost when they are renting.”
Courtyard Building & Block of Fayetteville, with Rob Sharp, is the design firm. Sand Creek Engineering of Bentonville – with Tim Sorey, owner; and Ken Booth, project manager – is the civil engineer.
Burckart emphasized that Medlin Park is not a cookie-cutter development, but a unique blend of modern living and nature. Its strategic location near the Razorback Regional Greenway offers residents a balance between urban convenience and natural serenity. Amenities include a clubhouse, coffee café, fitness center, pool, dog park, pickleball court and bike hub. Residents will also have access to on-site storage units.
“With only 120 units, its location and community amenities, we believe the demand will be very high,” Burckart said.
Medlin Park will include various floorplans with studio, one-, two- and three-bedroom units ranging from 570 to 1,515 square feet. Burckart intends to list the units from just below $175,000 to nearly $450,000.
“Our launch event will provide a discount to those who wish to reserve a unit, and we will fix the price at that time,” he said.
Medlin Park’s public launch event is July 18 at the Bentonville Community Center.
