7-story Hilton hotel with up to 230 rooms planned for Dickson St. in Fayetteville
According to a Monday (July 22) news release, a dual-branded Hilton hotel with up to 230 rooms will be built at the northwest corner of Dickson Street and West Avenue in Fayetteville. The two brands are Motto and Tempo.
Dickson Depot Hotel LLC, led by investor Shash Goyal, will build the seven-story hotel on 0.7 acres at 542 Dickson St., formerly a Bank of Fayetteville located in a train car. Goyal is the founder and CEO of Little Rock-based iSquare Management and has invested in development and real estate projects in Arkansas, Tennessee, Texas, California, Mississippi, Oklahoma, and Alabama. iSquare Management’s portfolio includes eight hotels, such as Hyatt House in Rogers, Delta Hotels by Marriott in Little Rock and Holiday Inn in downtown Memphis.
The new hotel on Dickson Street is expected to be completed in late 2026. Construction is planned to start by the end of this year.
“The hotel will have a sports bar and coffee shop on the ground floor,” the release shows. “A rooftop bar and restaurant will provide an outstanding view of the University of Arkansas campus, especially historic Old Main. It will be the closest hotel of its kind to campus and provide a short walk for visitors to activities at the university, including athletic events at Donald W. Reynolds Razorback Stadium and Bud Walton Arena.”
Previously, Fayetteville developers Ted Belden and Greg House, both of Ramble North LLC, planned the site for an at least seven-story, mixed-use hospitality building with a 130-room hotel, 30 to 40 condominiums, and rooftop bar. The more than 100,000-square-foot project was one of the most significant buildings planned adjacent to the Civic Plaza at Dickson Street and West Avenue, west of the Walton Arts Center.
The news release shows that Ramble North sold the 0.7-acre site to Dickson Hotel Depot for $4.6 million.
Asked whether Belden and House remain involved in the project, a project spokesman noted that “the involvement of other parties would be speculative at this point.” The spokesman also said “it’s too early in the process to know the answers to questions” about the cost to build the development, its square footage, how many employees will work there when it’s completed, the general contractor and designer. The details will be worked out with the city in the near future regarding the scope of the development.”
According to the Hilton website, Tempo hotels provide “elevated yet approachable hotel experiences so guests can maintain their personal and professional routines.” The Motto brand “is an urban lifestyle hotel brand that provides access to one-of-a-kind local experiences in vibrant city neighborhoods.”
