Real Deals: Dollar Tree deal in Bentonville rings up $2.13 million sale

New retail construction in Bentonville near the Centerton city limits sold recently for $2.13 million.

Hultquist Investments LLC, led by Mike Hultquist, bought the 6,466-square-foot building at 2900 S.W. 14th St. (Arkansas Highway 102). The purchase price equals $329.41 per square foot. DPG Single Tenant Arkansas LLC, whose members include Michael Delaney and Scott Delaney, was the seller.

Cadence Bank in Rogers provided financing, and City Title & Closing of Fayetteville was the title agent.

Dollar Tree is the building tenant.

DPG Single Tenant paid $867,000 for the land (1.33 acres) in July 2021. Millennium Ventures LLC, led by Masoud Arami, was the seller.

PINNACLE ESTATE
A 6,603-square-foot estate in Rogers’ gated Pinnacle Country Club neighborhood sold recently for $1.52 million. The purchase price equals $231 per square foot.

Taylor and Julia Faught bought the 0.88-acre residence on West Pinnacle Drive. Glenn and Harriette Habern were the sellers.

City Title & Closing of Fayetteville was the title agent. Alyson Jacobs with Bird Dog Real Estate in Bentonville was the listing agent. The Duley Group/Cody Duley with Keller Williams Market Pro Realty in Bentonville represented the buyer.

The six-bedroom home was built in 2000. Habern bought the lot in January 1999 for $195,000.

CLEAR CREEK ESTATE
A 5,147-square-foot residence in Phase II of Johnson’s gated Clear Creek neighborhood sold recently for $1.52 million. The purchase price equals $296 per square foot.

Patton and Casey Minkin bought the five-bedroom residence on Clear Creek Boulevard from Michael and Colette Crouse.

UBS Bank USA in Utah backed the purchase with a 30-year, $1.14 million loan. Waco Title Co. of Springdale was the title agent. Michael Sims (seller) and Mary Bassett (buyer) with Bassett Mix & Associates of Fayetteville brokered the deal.

Crouse paid Christopher and Robin Primm $1.25 million for the 0.68-acre residence in July 2021.

The home was built in 2007, and its most recent appraisal was $1.04 million.

Primm paid $825,000 for the property in August 2013. John and Jamie Banks were the sellers. Banks bought the lot in August 2006 from Jimmie and Cathy Hollingsworth for $138,000. Hollingsworth bought the lot in September 2003 from James and Tammy Young for $130,000.

Young bought the lot in June 2003 from Clear Creek Development LLC for $119,000.

INDUSTRIAL SALE
A single-story industrial building in Benton County changed hands recently for $1.3 million.

Morris Bethel LLC, managed by Tom Rystrom, bought the 9,600-square-foot building at 517 W. Morris Ave. in Springdale. The purchase price equals $135.41 per square foot. 0806 Investments LLC, led by Michael Hodges, was the seller. The building is occupied by an undisclosed tenant.

Cadence Bank in Fayetteville backed the deal with a 25-year, $1.04 million loan. Allegiance Title Co. in Fayetteville was the title agent. Alan Cole of Colliers Arkansas in Rogers represented the buyer. Hodges, who owns Hodges NWA Real Estate, represented the seller.

0806 paid $875,000 for the 2.28-acre property in April 2022. Electrical contractor Innovative Power Solutions was the seller.

PRAIRIE GROVE RESIDENCE
A 12.6-acre residential property in Prairie Grove has a new owner after a $1.14 million sale.

Tom and Barbara Francis bought the 5,661-square-foot residence on Centerpoint Church Road. Daniel and Julie Thompson were the sellers.

Keith Marrs with Legend Realty in Farmington represented the seller. Margaret Schloss with Collier & Associates in Fayetteville represented the buyer. Waco Title Co. of Springdale was the title agent.

The property includes a three-story, 5,661-square-foot log residence with a 496-square-foot apartment over the attached three-car garage. A 40×70 detached five-car garage and 400-square-foot building are also on the property.

Thompson paid $649,000 for the property in February 2019. Eagle Holdings LLC, managed by Marrs, was the seller.

BEAVER LAKE RESIDENCE
A Benton County residence on Beaver Lake in Rogers sold recently for $1.1 million.

Ed and Michelle Fryar bought the 7,726-square-foot residence on Serenity Point Lane. The purchase price equals $142 per square foot. Tamela Martin and David Krisman, trustees of the Emery Wayne & Sandra Dore Eldred Joint Revocable Trust, were the sellers.

Waco Title Co. of Springdale was the title agent. The Duley Group with Keller William Market Pro Realty in Rogers represented the seller. Ben Grissom with Lindsey & Associates in Rogers represented the buyer.

Eldred paid $765,000 for the 0.83-acre property in August 2020. Bruce and Angela Dean were the sellers. Dean paid $39,000 for the lot in 1999, and the home was built in 2000.

GREENLAND ACREAGE
Vacant land just off of northbound Interstate 49 in Greenland sold recently for $925,000.

In two separate deals, NWA Pinnacle Holdings LLC ($471,750), led by Jonathan Griffin and Brandon Richmond, and Dalmar Holdings LLC ($443,250), led by Jeff Frost, bought the vacant 2.16-acre site at 216 Wilson St. The purchase price equals $9.83 per square foot. Greenland Properties LLC, managed by Howard Wiechern, was the seller.

Clinton Bennett and Palmer Hays with Bennett Commercial Real Estate in Rogers represented the buyer. Andrew Weichern, John Rowland and Justin Bentley with Colliers Arkansas in Little Rock represented the seller.

The new owners did not disclose development plans for the property.

RAILROAD DEAL
A 3.98-acre commercial lot in Springdale changed hands recently for $640,000. The purchase price equals $3.69 per square foot.

The Arkansas and Missouri Railroad Co. of Springdale bought the property on North Old Missouri Road at the Old Wire Road intersection. 264 Trailers LLC, whose members include Darlene Williams, was the seller.

City Title & Closing of Fayetteville was the title agent. Palmer Hays with Bennett Commercial Real Estate in Rogers brokered the deal.

MUSSELMAN ABODE 
A 1,471-square-foot residence in Phase II of Fayetteville’s The Villages of Sloanbrooke neighborhood sold recently for $305,550. The purchase price equals $207.71 per square foot.

The Eric Musselman Revocable Living Trust bought the three-bedroom home on West Blissful Drive. Cajakajo Holdings Inc., managed by Buckley Blew, was the seller.

City Title & Closing was the title agent. Terri Lynne McNaughton with the McNaughton Real Estate Team was the listing agent.

Cajakajo paid $172,120 for the lot in June 2018. Riverwood Homes was the seller.
