Investment firms pay $32M for Rogers office portfolio

Little Rock-based Natural Capital, an investment firm focusing on private market investments, and Orion Capital Partners of Bentonville, an independent commercial real estate investment and development firm, partnered on a recent deal to buy a 12-building, 282,601-square-foot commercial office portfolio in Rogers’ Pinnacle Hills area for $32 million. The purchase price equals $113.23 per square foot.

Limited liability companies controlled by Hunt Ventures in Rogers, led by billionaire developer and philanthropist Johnelle Hunt, was the previous owner.

Marshall Saviers, Tom Allen and Matthew Allen with Cushman & Wakefield/Sage Partners in Rogers brokered the deal. Arvest Bank provided financing.

“The previous owner of these properties is also a partner with us at Cushman & Wakefield/Sage Partners, and it is important to her that these assets continue to be well maintained, managed and leased by Cushman & Wakefield/Sage Partners,” Tom Allen said in a statement. “Therefore, we are very pleased to have the opportunity to work with and come to an agreement with the new ownership group.

“The majority of these buildings were part of the original ‘Pinnacle Hills’ commercial real estate development, and they continue to be well-placed in the highly desirable area of Pinnacle Hills.”

The office buildings are on or near Pinnacle Pointe Drive and Walsh Lane, west of Pinnacle Hills Parkway. Nearly 60 tenants occupy approximately 90% of the office portfolio’s available space.

The deal represents Natural Capital’s 18th investment. The firm has more than $250 million in assets under management.

Orion’s real estate holdings include national healthcare and childcare assets, multi-tenant properties and a growing build-to-rent portfolio.
