Henderson Engineers leases 8W Center ground floor in Bentonville
Henderson Engineers Inc., a national engineering design firm with a significant presence in Northwest Arkansas, is relocating its Bentonville office.
The company has signed a lease agreement for the first floor of the six-story 8W Center at 805 S. Walton Blvd. Henderson expects to make the move from 1803 Phyllis St. this summer.
8W Center’s 12,818-square-foot ground-floor space was formerly home to multiple restaurants including Einstein Brothers Bagels, Tropical Smoothie Café, and Jimmy John’s sandwich shop. Henderson plans to also utilize part of the outdoor patio area.
The 82,363-square-foot 8W Center is across the street from Walmart’s corporate headquarters. Other tenants include Jack Links, Accenture, Esterer Investments and Henkel.
Wade Smith with Colliers Arkansas represented the tenant in the lease transaction. Ed Belto, Jeff Snyder and Paul Esterer of Moses Tucker Partners represented the building owner.
“8W Center is a landmark for the South Walton Boulevard and Southwest Eighth Street intersection, and there was an opportunity to repurpose what was once the ground floor food court,” Smith said. “It was a pleasure working with the tenant and landlord on this commitment.”
Kansas-based Henderson Engineers has 900 employees and multiple U.S. offices. There are approximately 40 employees in Bentonville to support Walmart. Henderson Engineers has completed thousands of new store, redesign and prototype projects for the retailer in the U.S. and internationally.
“The 8W location is an opportunity for Henderson to be closer to the heart of Bentonville and represents the continuation of Henderson’s 30-plus-year commitment to Walmart, Bentonville and the Northwest Arkansas region,” said Arron Cooper, who leads the Bentonville office. “Henderson’s new Bentonville location keeps us close to the new Walmart Home Office campus and will we still have convenient access to serve all of our Northwest Arkansas clients, including the University of Arkansas.”
8W Center LLC owns the development, led by the main investment partner, Troy Link.
Link is president of Link Snacks Inc. of Minong, Wisc., which produces Jack Link’s Beef Jerky products.
