Bio-Tech Pharmacal Inc. to build Benedict Plaza in Fayetteville

Fayetteville-based nutraceutical manufacturer Bio-Tech Pharmacal Inc. is developing the nearly 160,000-square-foot Benedict Plaza. Construction could start in early 2021.

Fayetteville-based nutraceutical manufacturer Bio-Tech Pharmacal Inc. is developing the nearly 160,000-square-foot Benedict Plaza to support growth and provide medical and retail space at Arkansas Highway 112 and West Van Asche Drive in Fayetteville.

“This is an outgrowth of our vision,” said Dale Benedict, founder and president of Bio-Tech Pharmacal. “We are a manufacturer of nutraceuticals with the purpose of bringing health to as many people as we can in as many places as we can. That includes a number of other countries outside the U.S. But we ship most of our business within the U.S.”

DB Science, a sister company and research and development laboratory, will occupy the fourth floor of the four-story building. Each floor will comprise about 40,000 square feet.

The remainder of the building will be available for lease, with the second and third floors for medical offices. The plan is the offices would be occupied by healthcare professionals who offer integrative health services, Benedict said.

The first floor will be for retail space primarily serving cyclists who use the adjacent trails, he added. It will include shops, cafes and eateries that will be focused on health, said Keith Helm, director of corporate communications for Bio-Tech Pharmacal.

The company has discussed with area bicycle businesses to have a convenience store there for cyclists. A lecture hall and pharmacy also are planned for the first floor. The company declined to release the project’s investment amount.

Depending on the COVID-19 pandemic, construction might start in early 2021 and be completed by late 2023. North Charleston, S.C.-based Commercial Specialty Group is the general contractor. Fayetteville-based BiLD Architects is the designer. Benedict Family Rentals is the property manager.

DB Science, which has eight employees, is spread among multiple buildings at the 60-acre site. Bio-Tech Pharmacal also is there in its existing 14,000-square-foot facility and has 40 employees.
