Leadership Properties launches Phase II of Scissortail development in Benton County

Leadership Properties partners Bob David and Julie Vaught have started to market single-family lots in Phase II of the upscale Scissortail neighborhood north of Cave Springs in Benton County.

The gated neighborhood, just west of Arkansas Highway 112 on West Pleasant Grove Road, has 42 estate lots in Phase II, ranging in size between 0.5 acres to 1 acre. They are for sale between $125,000 and $185,000.

David said the company filed the final plat for Phase II on Oct. 29. Despite the limited promotion, more than half the lots are sold already.

David said a variety of factors make Scissortail an attractive residential option. Among them are a substantial amenity package, reputable builder group and significant neighborhood covenants.

“All those things you have to offer people to attract them to a neighborhood where they’re getting top dollar for their investment,” he said.

A road extension connecting West Pleasant Grove Road to Arkansas Highway 112 is also nearing completion. That will make Scissortail better connected to Interstate 49.

“We’re pleased to be part of this market,” David said. Leadership Properties also developed the master-planned Oak Tree neighborhood in Centerton several years ago. “We feel like we provide a great product.”

Scissortail Phase I has 136 lots. David said 130 of them are occupied or have homes under construction. Custom home builders Boulder Creek Homes, David Harris Construction, Johnson Builders Group, Lance Johnson Building Co., Mark Melton Construction, Payne Construction, Seay Construction and Tall Oaks Construction are the neighborhood’s exclusive builders.

David said Scissortail Phase III, with an additional 95 lots, will be platted in the second quarter of 2021.

Scissortail is situated in the Bentonville School District.
