Hunt Ventures proposes 41,000-SF office building in Rogers
Developers have filed a preliminary development plan with the city of Rogers for technical review, signaling their intention to build a four-story office building in Pinnacle Hills west of Interstate 49.
Pinnacle Heights Tech Office, according to planning documents, is a 41,000-square-foot office building at 3800 S. Pinnacle Hills Parkway. It would sit at the northern boundary immediately adjacent to the $100 million Pinnacle Heights project. The 15-acre mixed-use development is situated at the northwest corner of the Pauline Whitaker Parkway roundabout, south of Hunt Tower.
A limited liability company affiliated with Hunt Ventures in Rogers, led by Johnelle Hunt, is the landowner of the proposed office building.
Cushman & Wakefield/Sage Partners in Rogers will be the commercial real estate agent in the development process. Tom Allen, the company’s executive vice president, said 30% of the building is pre-leased. He described the tenants as “technology-related,” but the building owner will entertain any type of commercial office space tenant.
Allen said a group of Northwest Arkansas investors who wish to remain confidential will own the building. He did not identify a general contractor for the project. Core Architects and Crafton Tull of Rogers will work on the project.
“This will be another great addition to the Pinnacle Hills area,” Allen said. “It will continue the trend of providing Class A commercial office space that will fit nicely with the style and flavor of what has been started many years ago.”
In recent years in Pinnacle Hills, Hunt Ventures opened the 10-story Hunt Tower office building (235,000 square feet) in 2015 and the six-story Northgate Plaza (117,000 square feet) earlier this year. The five-story Founders Plaza (117,778 square feet) is currently under construction.
