New site in Rogers proposed for Rodden Landscape Co.

Rogers developer Alex Blass has filed a large-scale development plan with the city of Rogers to build a new location for a landscaping company.

Rodden Landscape Co. would be the primary tenant of the approximately 35,000-square-foot office/warehouse building and associated storage and parking at 2121 S. Bellview Road, east of Pinnacle Hills Promenade.

Blass, a partner at Rogers commercial real estate firm Cushman & Wakefield/Sage Partners, and Nathan Fairchild, a building contractor, bought the landscaping business late last year. The purchase price was not disclosed. Ross Rodden was the seller.

Pending city approval, Blass said he intends to relocate the company from its location on Eighth Street in Bentonville to the new Bellview Road address. Fairchild would also relocate his business, Fairchild Construction, from Bentonville to the new office building. Blass said about 8,000 square feet of the new building will be available to lease.

Blass said he is hopeful to pull a building permit to begin construction by the end of May. A general contractor has not been determined. HFA (Harrison French & Associates) of Bentonville is the architect and engineer.

Blass said the 9.6-acre site — which is owned by a limited liability company controlled by Johnelle Hunt — also has room to build a second building in the future. The development plans show an additional building with approximately 20,000 square feet. The two-story building will have ground-level retail and second-story office space, Blass said.

Rodden Landscape, which offers commercial landscaping, installation, irrigation and fertilization services, will be rebranded as NWA Ground Services later this year, Blass said. The company has about 35 employees and anticipates having as many as 75 in the next two years.
